We have wood look tile on the main floor of our house and love it. We have two golden retrievers and wanted to make sure the floor would hold up to the wear and tear from two large dogs.

It was not a cost savings over hardwood though. You have to factor in the extra subfloor that a large quantity of tile needs, plus the installation time and cost was greater than for an equivalent amount of hardwood. Having said that, I would do it again in a heartbeat.

In a rental I would do vinyl plank , easy to replace when wrecked and much softer on feet and legs than tile and IMO rentals and hardwood rarely work.

The unit is on the second floor and our HOA prohibits hard flooring throughout. I want to put the tile or wood in the entry, kitchen, and both baths. The main living area and all bedrooms would be carpet. With that said, cost won't be prohibitive for the project. I appreciate the input!

We were told by several flooring stores that LVP (luxury vinyl plank) accounts for 60-70% of all new floors ...over carpet, tile wood etc. There are lots of choices so good luck!

I've been reading about the product (never knew existed) and am impressed. The only concern I have it that US Floors has a COREtech Plus product that looks good. Some manufacturers say you have to protect from direct sunlight......we are in Arizona and sunshine 300+ days of the year. Maybe a grayish tone won't fade as much?

For a rental I would do whatever is cheaper, some just don’t care about your rental so not worth the expense.. good luck

My vinyl plank still looks like new 10 yrs later with 2 big dogs running in and out of a dog run all year long. A quick damp mopping and back to new.

Coretec XL enhanced is what we almost choose but went with a different company as we found a style and color we liked better.

We sell so much Coretec, our clients love it and the installers love installing it. Softer under foot, then tile.

I would agree with others on here with respect to luxury vinyl wood flooring.

It is very durable (safe to get wet) and there are brands and types out there that look very much like wood flooring itself. Check out Shaw Floors and Mannington.

Below are some examples of kitchens we did that include vinyl wood flooring. The homeowners could not be happier with the look and durability and have had guests over that thought it was real wood flooring. They were floored (pun intended) to learn that it was not.

I appreciate all of your comments. The rental property is in Scottsdale AZ and faces west. The mountain views are beautiful so guests are going to keep the blinds open all of the time I assume. Will direct sunlight and high desert temps impact the vinyl planking? I've read vinyl doesn't like heat.....

So happy that her floors and hopefully her entire home survived!! I think tile will work best for my property and will withstand renters abuse. If the floor can take Irma, it can handle renters....

I am a landlord as well and definitely vote for wood plank tile. It is bulletproof to any and all possible abuse and will last beautifully, and look gorgeous.
