A 5 year solution when selling to maximize the price is in the picture is different than a 5 year solution and selling a teardown. An old house with a damaged foundation and active leak could translate to the latter in some cases. Examine who your buyer is likely to be. You may just want to keep shop vacuuming up the water. Or you may want to go the more expensive route. The middle expense route is no good for either scenario.

The correct long term solution to water infiltration is to stop it at the exterior. Yes, the ground must slope away from the house, and gutters and downspouts must extend out to get that water away as well. But that is just basic good construction practices, and is what every home needs, if they have a basement or not.

A home with an actively leaking basement will only stop that leak from the exterior. That means digging down at the foundation, installing French drains that empty out somewhere downhill of you, and then waterproofing that foundation wall. Then backfilling.

The expensive and invasive solution is always the correct solution when it comes to basement waterproofing. If you just put in a flood management system that deals with the water after it gets into the basement, that isn’t really fixing anything. It just manages the worst visible symptom of the problem.

Before doing anything else, get that slope in, no matter how hard the ground is. Also make sure your rain gutters drain well away from the foundation. My experience is that these simple procedures solve the majority of cellar water problems.
