I love the colors in the bathroom. Do you have a floor plan?

Biggest decision to start with is what stain color for refinished floors and if you will be painting the wood trim or not. If it were my home I'd settle on a medium brown stain with a matte finish and paint the wood trim throughout. I'd leave the kitchen cabinets for now and live in it for awhile. I like the ^^^ wallpaper suggestions.

I love the bathroom as is- that tile is all set in concrete (literally) and appears to be in good shape- leave it alone. Painting the trim throughout and new doors will be an improvement as will the hardwood floors.

congrats on your first home- it looks like the previous owners maintained it well. Bathroom looks like a nice retro vibe. The kitchen, while small "fits the house" if you paint the trim work you could paint the cabinets- lightening up the cabinets may make it feel larger- may take allot of work though as they would need to be sanded well etc. other option is to switch out the kitchen counter as the grey laminate doesnt complement the old school brown cabinets. If the sunroom is heated/airconditioned maybe open the window area to make it a pass through?

Could you post a floor plan of the main living areas a detailed one drawn to scale is the best. I like them drawn on graph paper show where plumbing is and windows and doors

Well it really depends on what you bought it for and what renovated comps look like (your realtor can tell you). It may make perfect sense. If you are considering refinishing the floors definitely do that before you move in.

Absolutely re-stain the floors and paint the trim! I think that will appeal to the (likely first time) homebuyers that eventually buy from you. I'd leave the bathroom alone, other than the decorative touches mentioned above and any plumbing updates that you deem necessary. It's hard to see in photos, but I'd consider upgrading lighting in the bathroom and dining area. Good luck and great buy!

I love the bathroom. Wallpaper would be great, but I like it as-is too. Paint the trim and the interior doors, although I do like the back door as-is. The kitchen cabinets are EXACTLY like my grandmas, hardware and all. They built their house in the 1940’s. Looks like they have the same varnish/polyurethane on them too. So good luck trying to paint those. My grandmas were the same, and weathered many many floods well, which says a lot about the varnish/polyurethane finish. Your house has charm. How you decorate it will go as far as any Reno you’d do. I say do as little actual Reno as possible and have some fun with art and interesting furniture pieces. You can have a precious house without spending lots of $

That bathroom rocks. I might paint it, but I wouldn't touch any of that tile.

The house is charming! Congratulations! I, too, vote on leaving the bathroom tile as is - in good condition, lovely color - get a beautiful white spa like shower curtain and put some lovely art or wallpaper up.
I also agree with the suggestions to paint the wood trim around the windows and doors white. The stained trim makes the house seem smaller and dated.
And keep the kitchen simple. The old cabinets look well built, better than what you would buy today. Either replace the counter with a cream one to blend with the warm wood tones, or paint the cabinets. It is a cute house - keep it simple and enjoy it!

I would leave the bathroom floor. An inexpensive change would be to pint the bath, change the lighting, and change the fixtures. You can’t go wrong with chrome or brushed nickel. I’d also change out the lighting in the dining room, for something more modern. You have a very pretty home, congratulations!

Since you'll be selling relatively soon, think about consulting with a stager to advise you how to "stage" your home for yourselves in a way that will appeal to buyers in three years or so. That may sound crazy, but you'll get good advice about neutral paint colors. furniture layout, a bit of landscaping to prettify the outside. Your house is charming, so play up that feeling. Leave the trim, cabinets, and tile the way they are. Stain the new floors to harmonize with the trim. Avoid buying overstuffed, too large furniture. Be creative about storage. Keep sightlines open and airy. Keep clutter to a minimimum. Read up on staging.

The sunroom was probably an add on, that is why the bathroom window looks in. I wouldn't like that either, but for now it helps with ventilation.

If the new bathroom fan doesn't blow outdoors it won't do much good, you may not have the duct work, something to think about.

The wood floors is a huge score! That will be a big job, start that asap so your floors have time to cure.

I think your house is adorable ...if you can , and you did not provide enough photos to see .., or. Floor plan ..which would help us all ....Here is what I WOULD change , close down the front door and put a counter for the kitchen and use the left for a dining area ...that way it's bigger and more useful

I too would leave the bathroom essentially alone- though some wallpaper above the tiles would look beautiful (or paint if your paper averse). For the kitchen- leave the cabinets but change the hardware; also, it doesn't look like you have a lot of counter space so changing that shouldn't be too costly (remove the 4" backsplash and either paint the wall or add a simple white subway tile backsplash). And switch out the dining light to something more MCM or updated. The wood floors will transform the house as well. Enjoy your first home buy!

I agree with others. I would leave the bathroom tile and fixtures alone. Put in hardwood floors throughout your main space and into the kitchen. Paint the trim, doors and cabinets.

Sweet house that has some character.

Kitchen: I like the knotty pine, but with or without painting the cabinets, you could really open up the tiny space with open shelving for matching dishes and glassware you use regularly and that look pretty. Open shelving works very well in small spaces because you don't bang into open cabinet doors.

Here's a white kitchen with some open shelves (though I still think the knotty pine is sweet, has a wonderful finish, and the hardware is appropriate to the style.) Do consider a round table in the dining spot and a wonderful drop lamp over it.

And a banquette with some storage underneath. Notice that the window trim is wood. This could be to the left of your door.

Light gray paint for the cabinets and a pretty curtain at the window.

Cover the window with film.

It isn’t stained woodwork that is off-putting (I’ve seen beautiful homes with gorgeous trim), it is the size of the trim which is terrible.

I suggest you paint the woodwork the same as what you choose for the walls. Make it disappear. Paint the entire house one color, something like B.M. Collingwood or Balboa Mist, even a warm white, like Simply White. The best part, IMO, is that cute bathroom, and yes I too would wallpaper it. Make is special.
