Remodel Addition Cost Estimator Software

Hi! We average joe buyers in Boston metro. Anybody who knows the market, knows that most old houses are sold as-is and need a lot of repairs and remodel. It is not possible to have a contractor go with you for every single open house and expect them to provide a high level guesstimate of the Reno cost. Has anybody used a software to give yourself an educated guess on what the Reno cost will be? What software/app do you recommend, primarily for Boston metro where the labor AND the construction cost can vary significantly depending on the construction style/era of the house? I’m open to having to pay for subscription of such a software. I’m sure, many general contractors use some of these to give you a back of envelope kind of estimate. Thanks!!

I suggest you use the cost data in Remodeling Magazine's Cost vs. Value report (link provided by a poster above) for a "first pass" to guide your purchase decision. If the inferred cost doesn't disqualify the home vs. your budget, hire a remodeler by the hour to tour the home with you and give you a more detailed estimate of the cost to remodel the particular home. A couple of hundred or even a thousand dollars spent to avoid purchasing a money pit is money well spent.

https://www.remodeling.hw.net/cost-vs-value/2022/ Even in crazy markets, you don't make the money back on discretionary remodeling. It always costs more than it adds. Appreciation rewards those who do not remodel. It punishes those who don't maintain though. So a poor condition house can come up to market value with a cost conscious remodel. But an average house will not increase in value by very much. Take the amount remodeling costs, and up your initial budget by that.
