Your profile has you listed as a GC? Where have you looked? When are you supposed to start construction? New build or are you remodeling the home currently on the site?

GC’s RUN from those projects. There is NEVER a realistic budget involved, unless it’s for cardboard and paint type slap it up and call it good.

I am not GC. Me and my husband are in process to buy the house. The bank needs GC because it is 203 k. But our GC told us one day before closing that he cannot do the project because he has never working with 203k. If anyone interested, look up on Google the address and you will see the house as it. We need ASAP so that we can close and start working on the project.

Good luck. The Long Island Const. residential market is super strong. Anyone worth his salt is busy, especially this time of year. This type setup many do not want to be involved in and my feelings are you will end up with a lower end contractor who very well may dissapear on you at some point during the process. 203K FHA property/reno to mortage loans scare away a lot of people, especially in HCOL areas. You're not bringing much to the table in this setup (personal dollars and overall budget wise) and it is not a desirable type of construction for GC's who have any backlog. Quite honestly the good guys have a year or two backlog at a minimum and I would be very frightened to hire someone who was available instantly.

The only contractors doing 203K are the shady ones that give you terrible quality. Reputable contractors have long learned that these loans are not at all market realistic for their services.
