You do not have enough space for an island in the 12 x 9 part of your kitchen. If you take over the breakfast area, you can then have an island.

Thanks! Yes that’s what I was thinking…have some type of island with storage and sitting in the kitchen dining area

I'd much rather have a table there than a island stuck off to the side.

Perhaps consider flipping kitchen side with breakfast area; whichever makes it easier to lug groceries from garage to the kitchen. Also, maybe steal space from Living rm or Family rm for a good size pantry.

Which of dining or family room would you prefer as a really decent dining for larger gathering?

Which of two would you prefer as tv/family space as almost nobody needs both, anymore, unless working from home.

The layout as is, is as decades old common as grass in a back yard, right down to the pony wall between kitchen and family room., A 12" width is a challenge in any space for the way we live today and especially a kitchen.......it will never allow a middle island.

How you live is the driving factor. along with home price, length of stay, neighborhood and all.

If you make the breakfast room a part of the kitchen that might allow you to incorporate a small island.

So much depends on budget and how your family lives in the home. Many here are correct, most homes rarely use a formal dining room, but you may entertain more than most or may be planning on using that room as an office or craft room or have some other use in mind. Most people also don't need two living spaces and formal living rooms sit unused.

There isn't room for a center island and center islands don't always create the most functional space. You do have room for a peninsula with seating if you don't need a table in the breakfast space.
