Chicago area townhome kitchen/main floor layout

We have a pretty standard kitchen layout for a townhome in the Chicago area. I’m looking for suggestions for how we might layout out our townhome kitchen/dining differently, maybe including an island. Anyone have ideas/experience?

    I’m not too keen on corner sinks especially by the living area. The peninsula should be clear for gathering. How much leeway do you have with moving the plumbing?

    a tight galley using the right long wall/ no short sides / then insert an island opposite w a 45 in aisle . stove and fridge on long wall and sink onto long island....are there windows on long wall ?? ..can you think of a nother purpose for breakfast zone? small office? or ?? there are 3 spaces to consider dining/kitchen/breakfast. Clarify some goals.

    There are no windows on the long wall. My goal is to make the useable space in the kitchen more expansive and have the kitchen feel more luxe. We are on an end so we could maybe put a small window in the long wall (spending on what’s behind the walls).

    Right now we use the area outside the door to the half bath as a dining area. I have always felt weird about the bathroom opening directly onto the dining space. Wondering if there’s anything I can do about that. Perhaps I’m being too sensitive? Am I wrong? Dining off bathroom is weird right?

    how many levels in the property..entry and exits are where? bedrooms? other baths? you could make a laundry and larger bath there by cutting into breakfast zone. just depends on what you value....what seems flexible....what aspects of living here could be improved? budget?


    if the half bath wont be removed..then take some space, add additional functions.

    I’d like to keep a half bath on this floor. The entire home is 4 floors, the kitchen is on the 2nd floor and I’ve already got laundry on the 3rd floor. Posting additional layout pics for reference.

    It's an open space. A bathroom doesn't fit in. There are 3 others. Can you add pics from different locations.

    why do people not want a living space of some sort when you enter the property? I'd put french doors on main level/ maybe remove the entire interior bedroom wall in favour of a living space or den when you enter ....place a kitchenette or wet bar on this main floor and make a much more compact kitchen upstairs. The vertical nature of the property would have to be adjusted and not so compartmentalized [with bedrooms the priority it seems. ]

    wouldnt there be value in main floor wet bar and social focused space/ optional sleeping arrangement when needed? then make a compact efficient kitchen up the staircase? but then I own 2 ranch style/one floor homes.

    The marketing drawings are hard to get a feel for size of spaces and Living Room furniture layout, the stair solid walls vs open guardrails is unknown, and they messed up the stair graphic.

    Anyway, just a conceptual thought to see if you can get a waterfall island (associated with "luxe" urban) in there, and the Powder looks like it could easily move to where the main stack is.

    Just realize you will not get a good ROI back on a Kitchen with a Chicagoland tract townhome. And exterior changes aren't going to happen.
