Fireplace looks too high for me to have tv over it... Especially with the low ceiling fan...

Hi…..you have a nice house, but this is way too choppy. The entire area should be one color. No accent color on the fireplace wall. No tv over fireplace. Too high.

Your accent colors will be in pillows, etc. Here is what I would recommend you do for now:

1) Find a piece of art for over the fireplace. Try to match the rainwater, if you like that color.
2) Paint the fireplace mantle an accent color that ties in with the art.
3) Buy pillows and accessories that coordinate

Where is the tv now? You need to rearrange your furniture. I can help you with that, but I need more pictures of the family room.

This couch is actually a sectional I have attempted to break it up in the past but my 16 year son is 6'8 and it accomadates him. Agree. The fan visually shrinks the room. Can you do something with pulls on the cabinets to add more interest in the kitchen? The pale cabinets and white appliances sort of fade into each other. Gel stain could change the look dramatically, without having to sand down to bare wood, but it's still a lot of work. I know, I did this, LOL.

If you don't want to go through all that, even bold pulls on the cabinets, though, will make the kitchen more appealing.

This is just a random thought....I am not a designer. While you are changing the ceiling fan perhaps you could change the pendants over the island? They seem too big for the space, and also the island doesn't seem to be used for seating so the need for a big pendant doesn't seem too pressing. I think a white track light would reduce the visual clutter.

What I am trying to say but it isn't coming out too clearly is that I would like clear sight line from the eating area to the fireplace. Then add some nice art to the fireplace wall.

-one chair angled by fireplace (needs to be angled more)

No room for a second chair.

So, basically, how you had it before, but with a little tweaking and the second chair removed.

Would look really awesome to paint your fireplace mantle. Right now, it matches the kitchen cabinets, which does not allow it to stand out.

I would wait till you buy art or decide what your accent color is, before painting it.

The window treatment on your kitchen window is really dated. Can we see close up of it?

When the budget allows, it would be great to be able to add shelves or cabinets or crown molding to the top of the kitchen cabinets to bring them to the ceiling.

Thank you for all of your comments and suggestions. I am shopping for lighting to replace the ceiling fan, I am getting a price estimate to install some canned lighting. The window coverings are very dated I am looking at new blinds because I love the light in my kitchen windows. Still not sure about the family room area window covering. I would love to paint the mantle after I have chosen the right art piece. If I could afford it I would update my cabinets and appliances but that is not in the budget. What shelving would be appropriate?

I see nothing wrong with your kitchen cabinets. To update them you could replace a few with glass panes, add crown molding and/or shelving to bring cabinets to ceiling, add some hardware.

Drapery panels flanking the windows in both rooms would make a big difference in the space. Make sure they're lined, hang them high and use either the same fabric in both rooms or just coordinating fabric. It's a pretty space and that would make it stunning (you deserve stunning). Glad the fan is leaving. Recessed lighting will probably cost about $125 per can, installed. Use LED bulbs. Look at Cree EcoSmart at Home Depot--they look great and are dimmable. Your electrician should use standard recessed housing and the EcoSmart bulbs come complete with trim kit. I should be their spokesperson, I love them so much. Keep us posted!

Thank you for the lighting info. Can you give me some suggestions on Colors for panels. I was shopping for throw pillows and curtains today looking for colors to work with my room color. I have not had any success. I was thinking of incorporating some silver accessories and maybe a solid color panel for windows. I like beige (nice quality, with a little shimmer to the fabric). Please share your thoughts.

Here are some window panels. I am thinking on the kitchen, for now, maybe you could get a custom made box valance out of the same fabric as drapes in your family room. It wouldn't cost that much.

White is better than what you have now. But, how will it look with the off-white tile that is inset in the mantle?

Yes fan is very dated. Recessed lights are great for a updated look. But not in budget go a drum style chandelier 36" drop dn 2 ft. Get a bronze with dark cream shade.

Sorry hard to tell in a pic could drop dn 3-4 ft. Is a TV going here? You could put a big mirror hang vertically over firepl then chandelier should reflect in mirror. If not drum could go a more rustic feel check Restoration Hardware for ideals. Bronze would work find something different. Round is best.

No I am not going with TV over fireplace I have tried a few different metal like art pieces in bright colors from Kirklands and Kohls returned them all. I really want something different. I had a large gold framed mirror up before. I am considering another mirror maybe round this time framed with silver or brushed metal. I feel like once I get the fireplace squared away This will get easier. I really like the idea of the mirror with lighting fixture with slight drop to replace fan. I cannot afford to spend a lot. The fireplace and artwork are stressing me out a little. There are so many beautiful rooms put together on this site and so many options in the stores, putting it all together is truly an art!

You might want to consider something with a darker edge. Not all your finishes have to match. I think a silver will sort of fade away. some ideas:

Somewhat afraid of the dark color on the fireplace but I think it would bring the accent to the fireplace that I am looking for. I love the mirrors you chose. Any other opinions about the fireplace color.

I have found some wall mirrors for the space above the fireplace. I still have not painted the fireplace but I plan to go with white. Please give me your feedback on these. I love the silver, but it is very large per my measurements I have 2 inches free above and below the mirror so it completely fills the space. Thank you
