ADU (Accessory dwelling unit) became a major part of the family of project we have been building in the past 3 years since it became legal in Los Angeles. This is a typical conversion of a small style of a garage. (324sq only) into a fantastic guest unit / rental. A large kitchen and a roomy bathroom are a must to attract potential rentals. in this design you can see a relatively large L shape kitchen is possible due to the use a more compact appliances (24" fridge and 24" range) to give the space even more function a 24" undercounter washer/dryer was installed. Since the space itself is not large framing vaulted ceilings was a must, the high head room gives the sensation of space even in the smallest spaces. Notice the exposed beam finished in varnish and clear coat for the decorative craftsman touch. The bathroom flooring tile is continuing in the shower are as well so not to divide the space into two areas, the toilet is a wall mounted unit with a hidden flush tank thus freeing up much needed space.

StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

From the doorway of the master bedroom, the entertainment loft appears to hover over the living space below. Franklin took advantage of the existing hay track in the peak of the ceiling, using it to conceal wiring needed to run the fan and lights. In order to preserve the quality of the ceiling, the architect covered the original slats with 6" insulated panels (SIP's). While his children were younger, Franklin recognized the need to child-proof the space. "I installed Plexiglas on all the railings so the kids couldn’t climb over them when they were very small," he explains. While some of the sheeting was removed over time, Franklin laughs, " The Plexiglas on the railings by the pool table will always stay since we are so bad at pool! Once apon a time I was a scary basement located in a congested section of Cambridge MA. My clients and I set out to create a new space inspired by France that could also double as a guest room when needed. Painting the existing wood joists and adding bead board in between the joists and painting any exposed pipes white celebrates the ceiling rather than trying to hide it keeps the much needed ceiling height. Italian furniture, books and antique rug gives this once basement a very European well travelled feel.

Designed to maximize function with minimal impact, the studio serves up adaptable square footage in a wrapping almost healthy enough to eat. The open interior space organically transitions from personal to communal with the guidance of an angled roof plane. Beneath the tallest elevation, a sunny workspace awaits creative endeavors. The high ceiling provides room for big ideas in a small space, while a cluster of windows offers a glimpse of the structure’s soaring eave. Solid walls hugging the workspace add both privacy and anchors for wall-mounted storage. Towards the studio’s southern end, the ceiling plane slopes downward into a more intimate gathering space with playfully angled lines. The building is as sustainable as it is versatile. Its all-wood construction includes interior paneling sourced locally from the Wood Mill of Maine. Lengths of eastern white pine span up to 16 feet to reach from floor to ceiling, creating visual warmth from a material that doubles as a natural insulator. Non-toxic wood fiber insulation, made from sawdust and wax, partners with triple-glazed windows to further insulate against extreme weather. During the winter, the interior temperature is able to reach 70 degrees without any heat on. As it neared completion, the studio became a family project with Jesse, Betsy, and their kids working together to add the finishing touches. “Our whole life is a bit of an architectural experiment”, says Jesse, “but this has become an incredibly useful space.”

What do you do when you have a small narrow kitchen with high ceilings? you build up! in this kitchen we used every inch of space. creating a u shaped kitchen with a narrow island in the center and cabinets all the way up the 10 foot ceiling. The white shaker cabinets, white quartz counter tops and white beveled subway tiles, all help create a clean and minimalist look that does not cramp the space.

Inspiration for a mid-sized transitional formal and open concept living room remodel in New York with white walls

This West Asheville small house is on an ⅛ acre infill lot just 1 block from the Haywood Road commercial district. With only 840 square feet, space optimization is key. Each room houses multiple functions, and storage space is integrated into every possible location. The owners strongly emphasized using available outdoor space to its fullest. A large screened porch takes advantage of the our climate, and is an adjunct dining room and living space for three seasons of the year. A simple form and tonal grey palette unify and lend a modern aesthetic to the exterior of the small house, while light colors and high ceilings give the interior an airy feel. When our clients moved into their already built home they decided to live in it for a while before making any changes. Once they were settled they decided to hire us as their interior designers to renovate and redesign various spaces of their home. As they selected the spaces to be renovated they expressed a strong need for storage and customization. They allowed us to design every detail as well as oversee the entire construction process directing our team of skilled craftsmen. The home is a traditional home so it was important for us to retain some of the traditional elements while incorporating our clients style preferences. This bedroom is small and had a tiny existing closet and poor flow, so we had to get creative. We reworked the layout to allow for a walk in closet and replaced old carpet with bamboo flooring. By adding a loft bed, we gained a large custom desk space, complete with tool chest as desk storage. Since my client’s view of the ceiling got a little closer, we added interest with bold color and design. A contemporary dresser and comfortable reading chair round out the space. The existing bathroom had a leaking shower with odd angles. To save money, we kept the angles and added a European shower tower, maximizing luxury and function in a tight space. The wall mounted vanity is visually lighter than a traditional vanity and makes the room feel larger. And we can’t forget the giraffe – a fun and colorful accent for a true animal lover! This cozy, yet gorgeous space added over 310 square feet of outdoor living space and has been in the works for several years. The home had a small covered space that was just not big enough for what the family wanted and needed. They desired a larger space to be able to entertain outdoors in style. With the additional square footage came more concrete and a patio cover to match the original roof line of the home. Brick to match the home was used on the new columns with cedar wrapped posts and the large custom wood burning fireplace that was built. The fireplace has built-in wood holders and a reclaimed beam as the mantle. Low voltage lighting was installed to accent the large hearth that also serves as a seat wall. A privacy wall of stained shiplap was installed behind the grill – an EVO 30” ceramic top griddle. The counter is a wood to accent the other aspects of the project. The ceiling is pre-stained tongue and groove with cedar beams. The flooring is a stained stamped concrete without a pattern. The very high ceilings of this living room create a focal point as you enter the long foyer. The fabric on the curtains, a semi transparent linen, permits the natural light to seep through the entire space. A Floridian environment was created by using soft aqua blues throughout. The furniture is Christopher Guy modern sofas and the glass tables adding an airy feel. The silver and crystal leaf motif chandeliers finish the composition. When my client had to move from her company office to work at home, she set up in the dining room. Despite her best efforts, this was not the long-term solution she was looking for. My client realized she needed a dedicated space not on the main floor of the home. On one hand, having your office space right next to the kitchen is handy. On the other hand, it made separating work and home life was not that easy. The house was a ranch. In essence, the basement would run entire length of the home. As we came down the steps, we entered a time capsule. The house was built in the 1950’s. The walls were covered with original knotty pine paneling. There was a wood burning fireplace and considering this was a basement, high ceilings. In addition, there was everything her family could not store at their own homes. As we wound though the space, I though “wow this has potential”, Eventually, after walking through the laundry room we came to a small nicely lit room. This would be the office. My client looked at me and asked what I thought. Undoubtedly, I said, this can be a great workspace, but do you really want to walk through this basement and laundry to get here? Without reservation, my client said where do we start? Once the design was in place, we started the renovation. The knotty pine paneling had to go. Specifically, to add some insulation and control the dampness and humidity. The laundry room wall was relocated to create a hallway to the office. At the far end of the room, we designated a workout zone. Weights, mats, exercise bike and television are at the ready for morning or afternoon workouts. The space can be concealed by a folding screen for party time. Doors to an old closet under the stairs were relocated to the workout area for hidden storage. Now we had nice wall for a beautiful console and mirror for storage and serving during parties. In order to add architectural details, we covered the old ugly support columns with simple recessed millwork panels. This detail created a visual division between the bar area and the seating area in front of the fireplace. The old red brick on the fireplace surround was replaced with stack stone. A mantle was made from reclaimed wood. Additional reclaimed wood floating shelves left and right of the fireplace provides decorative display while maintaining a rustic element balancing the copper end table and leather swivel rocker. We found an amazing rug which tied all of the colors together further defining the gathering space. Russet and burnt orange became the accent color unifying each space. With a bit of whimsy, a rather unusual light fixture which looks like roots from a tree growing through the ceiling is a conversation piece. The office space is quite and removed from the main part of the basement. There is a desk large enough for multiple screens, a small bookcase holding office supplies and a comfortable chair for conference calls. Because working from home requires many online meetings, we added a shiplap wall painted in Hale Navy to contrast with the orange fabric on the chair. We finished the décor with a painting from my client’s father. This is the background online visitors will see. The last and best part of the renovation is the beautiful bar. My client is an avid collector of wine. She already had the EuroCave refrigerator, so I incorporated it into the design. The cabinets are painted Temptation Grey from Benjamin Moore. The counter tops are my favorite hard working quartzite Brown Fantasy. The backsplash is a combination of rustic wood and old tin ceiling like porcelain tiles. Together with the textures of the reclaimed wood and hide poofs balanced against the smooth finish of the cabinets, we created a comfortable luxury for relaxing. There is ample storage for bottles, cans, glasses, and anything else you can think of for a great party. In addition to the wine storage, we incorporated a beverage refrigerator, an ice maker, and a sink. Floating shelves with integrated lighting illuminate the back bar. The raised height of the front bar provides the perfect wine tasting and paring spot. I especially love the pendant lights which look like wine glasses. Finally, I selected carpet for the stairs and office. It is perfect for noise reduction. Meanwhile for the overall flooring, I specifically selected a high-performance vinyl plank floor. We often use this product as it is perfect to install on a concrete floor. It is soft to walk on, easy to clean and does not reduce the overall height of the space.

This cozy gathering space in the heart of Davis, CA takes cues from traditional millwork concepts done in a contemporary way. Accented with light taupe, the grid panel design on the walls adds dimension to the otherwise flat surfaces. A brighter white above celebrates the room’s high ceilings, offering a sense of expanded vertical space and deeper relaxation. Along the adjacent wall, bench seating wraps around to the front entry, where drawers provide shoe-storage by the front door. A built-in bookcase complements the overall design. A sectional with chaise hides a sleeper sofa. Multiple tables of different sizes and shapes support a variety of activities, whether catching up over coffee, playing a game of chess, or simply enjoying a good book by the fire. Custom drapery wraps around the room, and the curtains between the living room and dining room can be closed for privacy. Petite framed arm-chairs visually divide the living room from the dining room. In the dining room, a similar arch can be found to the one in the kitchen. A built-in buffet and china cabinet have been finished in a combination of walnut and anegre woods, enriching the space with earthly color. Inspired by the client’s artwork, vibrant hues of teal, emerald, and cobalt were selected for the accessories, uniting the entire gathering space.
