A modern powder room with bold decorative elements that are reminiscent of a homeowner's roots in India. A 36" gold butterfly mirror sits atop a bold wallpaper featuring wildlife and botanicals. The wallpaper is contrasted with a horizontal striped paper on 2 walls. Instead of centering a tiny mirror over the sink we used the whole wall, centering the mirror on the wall and flanking it with directional modern wall sconces.

Upon walking into this powder bathroom, you are met with a delicate patterned wallpaper installed above blue bead board wainscoting. The angled walls and ceiling covered in the same wallpaper making the space feel larger. The reclaimed brick flooring balances out the small print wallpaper. A wall-mounted white porcelain sink is paired with a brushed brass bridge faucet, complete with hot and cold symbols on the handles. To finish the space out we installed an antique mirror with an attached basket that acts as storage in this quaint powder bathroom.

Summary of Scope: gut renovation/reconfiguration of kitchen, coffee bar, mudroom, powder room, 2 kids baths, guest bath, master bath and dressing room, kids study and playroom, study/office, laundry room, restoration of windows, adding wallpapers and window treatments Background/description: The house was built in 1908, my clients are only the 3rd owners of the house. The prior owner lived there from 1940s until she died at age of 98! The old home had loads of character and charm but was in pretty bad condition and desperately needed updates. The clients purchased the home a few years ago and did some work before they moved in (roof, HVAC, electrical) but decided to live in the house for a 6 months or so before embarking on the next renovation phase. I had worked with the clients previously on the wife's office space and a few projects in a previous home including the nursery design for their first child so they reached out when they were ready to start thinking about the interior renovations. The goal was to respect and enhance the historic architecture of the home but make the spaces more functional for this couple with two small kids. Clients were open to color and some more bold/unexpected design choices. The design style is updated traditional with some eclectic elements. An early design decision was to incorporate a dark colored french range which would be the focal point of the kitchen and to do dark high gloss lacquered cabinets in the adjacent coffee bar, and we ultimately went with dark green.

This powder room room use to have plaster walls and popcorn ceilings until we transformed this bathroom to something fun and cheerful so your guest will always be wow'd when they use it. These clients came to my office looking for an architect who could design their "empty nest" home that would be the focus of their soon to be extended family. A place where the kids and grand kids would want to hang out: with a pool, open family room/ kitchen, garden; but also one-story so there wouldn't be any unnecessary stairs to climb. They wanted the design to feel like "old Pasadena" with the coziness and attention to detail that the era embraced. My sensibilities led me to recall the wonderful classic mansions of San Marino, so I designed a manor house clad in trim Bluestone with a steep French slate roof and clean white entry, eave and dormer moldings that would blend organically with the future hardscape plan and thoughtfully landscaped grounds. The site was a deep, flat lot that had been half of the old Joan Crawford estate; the part that had an abandoned swimming pool and small cabana. I envisioned a pavilion filled with natural light set in a beautifully planted park with garden views from all sides. Having a one-story house allowed for tall and interesting shaped ceilings that carved into the sheer angles of the roof. The most private area of the house would be the central loggia with skylights ensconced in a deep woodwork lattice grid and would be reminiscent of the outdoor “Salas” found in early Californian homes. The family would soon gather there and enjoy warm afternoons and the wonderfully cool evening hours together. Working with interior designer Jeffrey Hitchcock, we designed an open family room/kitchen with high dark wood beamed ceilings, dormer windows for daylight, custom raised panel cabinetry, granite counters and a textured glass tile splash. Natural light and gentle breezes flow through the many French doors and windows located to accommodate not only the garden views, but the prevailing sun and wind as well. The graceful living room features a dramatic vaulted white painted wood ceiling and grand fireplace flanked by generous double hung French windows and elegant drapery. A deeply cased opening draws one into the wainscot paneled dining room that is highlighted by hand painted scenic wallpaper and a barrel vaulted ceiling. The walnut paneled library opens up to reveal the waterfall feature in the back garden. Equally picturesque and restful is the view from the rotunda in the master bedroom suite.
