This home had a kitchen that wasn’t meeting the family’s needs, nor did it fit with the coastal Mediterranean theme throughout the rest of the house. The goals for this remodel were to create more storage space and add natural light. The biggest item on the wish list was a larger kitchen island that could fit a family of four. They also wished for the backyard to transform from an unsightly mess that the clients rarely used to a beautiful oasis with function and style. One design challenge was incorporating the client’s desire for a white kitchen with the warm tones of the travertine flooring. The rich walnut tone in the island cabinetry helped to tie in the tile flooring. This added contrast, warmth, and cohesiveness to the overall design and complemented the transitional coastal theme in the adjacent spaces. Rooms alight with sunshine, sheathed in soft, watery hues are indicative of coastal decorating. A few essential style elements will conjure the coastal look with its casual beach attitude and renewing seaside energy, even if the shoreline is only in your mind's eye. By adding two new windows, all-white cabinets, and light quartzite countertops, the kitchen is now open and bright. Brass accents on the hood, cabinet hardware and pendant lighting added warmth to the design. Blue accent rugs and chairs complete the vision, complementing the subtle grey ceramic backsplash and coastal blues in the living and dining rooms. Finally, the added sliding doors lead to the best part of the home: the dreamy outdoor oasis! Every day is a vacation in this Mediterranean-style backyard paradise. Inspiration for a country family room remodel in New York

Challenge This 2001 riverfront home was purchased by the owners in 2015 and immediately renovated. Progressive Design Build was hired at that time to remodel the interior, with tentative plans to remodel their outdoor living space as a second phase design/build remodel. True to their word, after completing the interior remodel, this young family turned to Progressive Design Build in 2017 to address known zoning regulations and restrictions in their backyard and build an outdoor living space that was fit for entertaining and everyday use. The homeowners wanted a pool and spa, outdoor living room, kitchen, fireplace and covered patio. They also wanted to stay true to their home’s Old Florida style architecture while also adding a Jamaican influence to the ceiling detail, which held sentimental value to the homeowners who honeymooned in Jamaica. Solution To tackle the known zoning regulations and restrictions in the backyard, the homeowners researched and applied for a variance. With the variance in hand, Progressive Design Build sat down with the homeowners to review several design options. These options included: Option 1) Modifications to the original pool design, changing it to be longer and narrower and comply with an existing drainage easement Option 2) Two different layouts of the outdoor living area Option 3) Two different height elevations and options for the fire pit area Option 4) A proposed breezeway connecting the new area with the existing home After reviewing the options, the homeowners chose the design that placed the pool on the backside of the house and the outdoor living area on the west side of the home (Option 1). It was important to build a patio structure that could sustain a hurricane (a Southwest Florida necessity), and provide substantial sun protection. The new covered area was supported by structural columns and designed as an open-air porch (with no screens) to allow for an unimpeded view of the Caloosahatchee River. The open porch design also made the area feel larger, and the roof extension was built with substantial strength to survive severe weather conditions. The pool and spa were connected to the adjoining patio area, designed to flow seamlessly into the next. The pool deck was designed intentionally in a 3-color blend of concrete brick with freeform edge detail to mimic the natural river setting. Bringing the outdoors inside, the pool and fire pit were slightly elevated to create a small separation of space. Result All of the desirable amenities of a screened porch were built into an open porch, including electrical outlets, a ceiling fan/light kit, TV, audio speakers, and a fireplace. The outdoor living area was finished off with additional storage for cushions, ample lighting, an outdoor dining area, a smoker, a grill, a double-side burner, an under cabinet refrigerator, a major ventilation system, and water supply plumbing that delivers hot and cold water to the sinks. Because the porch is under a roof, we had the option to use classy woods that would give the structure a natural look and feel. We chose a dark cypress ceiling with a gloss finish, replicating the same detail that the homeowners experienced in Jamaica. This created a deep visceral and emotional reaction from the homeowners to their new backyard. The family now spends more time outdoors enjoying the sights, sounds and smells of nature. Their professional lives allow them to take a trip to paradise right in their backyard—stealing moments that reflect on the past, but are also enjoyed in the present.

Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above. The existing kitchen was separated from the family room by a 17’ long bookcase. It was the first thing you saw upon entering and it hid much of the light and views to the backyard making the space feel claustrophobic. The laundry room was part of the kitchen space without any attempt to conceal the washer and dryer. Removing the long bookcase opened the opportunity to add counter stools in the kitchen and decided to align a target wall opposite the front door to help maintain some division within the main space while creating a space for the refrigerator. This also allowed us to create an open laundry room concept that would be hidden from view from all other areas. We kept the industrial feel of the exposed building materials, which we complimented with textured melamine slab doors for the new kitchen cabinets. We maintained the galley set up but defined the kitchen from the utility area by changing both thickness and color of the countertop materials. Because the back of the house is mainly windows, there was very little wall space for upper cabinets and everyday dish storage. We designed a custom ceiling hung shelf system that floats in front of the windows, and is mostly out of view from the sitting area. Tall cabinets are installed along the only available wall to support both kitchen and laundry room functions. We used cable lighting threaded through the beams which really punctuates the industrial aesthetic.

Designed with an open floor plan and layered outdoor spaces, the Onaway is a perfect cottage for narrow lakefront lots. The exterior features elements from both the Shingle and Craftsman architectural movements, creating a warm cottage feel. An open main level skillfully disguises this narrow home by using furniture arrangements and low built-ins to define each spaces’ perimeter. Every room has a view to each other as well as a view of the lake. The cottage feel of this home’s exterior is carried inside with a neutral, crisp white, and blue nautical themed palette. The kitchen features natural wood cabinetry and a long island capped by a pub height table with chairs. Above the garage, and separate from the main house, is a series of spaces for plenty of guests to spend the night. The symmetrical bunk room features custom staircases to the top bunks with drawers built in. The best views of the lakefront are found on the master bedrooms private deck, to the rear of the main house. The open floor plan continues downstairs with two large gathering spaces opening up to an outdoor covered patio complete with custom grill pit.

This master bath was dark and dated. Although a large space, the area felt small and obtrusive. By removing the columns and step up, widening the shower and creating a true toilet room I was able to give the homeowner a truly luxurious master retreat. (check out the before pictures at the end) The ceiling detail was the icing on the cake! It follows the angled wall of the shower and dressing table and makes the space seem so much larger than it is. The homeowners love their Nantucket roots and wanted this space to reflect that.

This one is near and dear to my heart. Not only is it in my own backyard, it is also the first remodel project I've gotten to do for myself! This space was previously a detached two car garage in our backyard. Seeing it transform from such a utilitarian, dingy garage to a bright and cheery little retreat was so much fun and so rewarding! This space was slated to be an AirBNB from the start and I knew I wanted to design it for the adventure seeker, the savvy traveler, and those who appreciate all the little design details . My goal was to make a warm and inviting space that our guests would look forward to coming back to after a full day of exploring the city or gorgeous mountains and trails that define the Pacific Northwest. I also wanted to make a few bold choices, like the hunter green kitchen cabinets or patterned tile, because while a lot of people might be too timid to make those choice for their own home, who doesn't love trying it on for a few days?At the end of the day I am so happy with how it all turned out!

Our client came to us with a desire to take an overgrown, neglected space and transform it into a clean contemporary backyard for the family to enjoy. Having had less than stellar experiences with other contractors, they wanted to find a trustworthy company; One that would complement their style and provide excellent communication. They saw a JRP banner at their son's baseball game at Westlake High School and decided to call. After meeting with the team, they knew JRP was the firm they needed to give their backyard a complete overhaul. With a focus on sleek, clean lines, this contemporary backyard is captivating. The outdoor family room is a perfect blend of beauty, form, and function. JRP reworked the courtyard and dining area to create a space for the family to enjoy together. An outdoor pergola houses a media center and lounge. Restoration Hardware low profile furniture provides comfortable seating while maintaining a polished look. The adjacent barbecue is perfect for crafting up family dinners to enjoy amidst a Southern California sunset. Before renovating, the landscaping was an unkempt mess that felt overwhelming. Synthetic grass and concrete decking was installed to give the backyard a fresh feel while offering easy maintenance. Gorgeous hardscaping takes the outdoor area to a whole new level. The resurfaced free-form pool joins to a lounge area that's perfect for soaking up the sun while watching the kids swim. Hedges and outdoor shrubs now maintain a clean, uniformed look. A tucked-away area taken over by plants provided an opportunity to create an intimate outdoor dining space. JRP added wooden containers to accommodate touches of greenery that weren't overwhelming. Bold patterned statement flooring contrasts beautifully against a neutral palette. Additionally, our team incorporated a fireplace for a feel of coziness. Once an overlooked space, the clients and their children are now eager to spend time outdoors together. This Livingston, New Jersey homeowner contacted CLC Landscape Design looking for a backyard that would function as a space for their young family to relax and play while also being a space to entertain family and friends. Luckily for us, their backyard was a blank slate with little more than overgrown grass and some trees occupying the backyard. To meet both of the client's needs, a space that's functional for the family and for entertaining, we designed a backyard with multiple spaces. First, we designed a deck off the back of the house. The composite deck contains an outdoor gas firepit as well as a built-in outdoor BBQ. As you descend from the deck onto the patio, there is a hot tub near the pool. Techo-Bloc Blu 60 Smooth in shale grey was chosen for the pool patio. To go along with the architectural aesthetic of the home, we designed a rectangular vinyl-liner swimming pool with a pavilion aligned to the center axis of the pool. The pavilion includes a ceiling fan, ceiling lights, an outdoor television, and a bar. At 20' x 14', the pavilion is spacious enough for multiple chairs, outdoor sofas, and a small table. To finish off the pool area, we selected a variety of plants to provide multiple seasons of interest. Some clients are indifferent when it comes to the plant palette. Others, like this client, share our passion for plants. As such, we worked closely with the homeowner on selecting the plants. As you leave the pool area, there is a lawn area behind and next to it. We selected a spot near the pool area for a playset for the homeowner's children. It is close enough to the pool area that the parents can keep an eye on their children, but also far enough away so the adults can relax while their children play. We'd be remiss if we failed to acknowledge the exquisite taste of the homeowner in selecting all the patio and deck furniture. We love everything the homeowner selected and think it all perfectly compliments our landscape design.

Ernesto Santalla was approached to create a new home for two Washington, DC lawyers wishing to downsize their living space. The move took them from a row house in Washington's historic Dupont Circle neighborhood to a two bedroom apartment in the vibrant, up-and-coming U Street Corridor. Our task was to transform a rather plain and generic apartment into a custom, sophisticated space in a few strategic moves. Ceiling details serve to define functional areas of the living space without creating divisions. Changing some doors from wood to frosted glass, creates a sense of continuity between spaces, and allows light to travel between spaces. Lighting was inserted strategically, to enhance certain functions of the home. The kitchen was partially enclosed with a plane of frosted glass to create visual separation from the main living space while still allowing natural light to filter in from the expansive wall of floor-to-ceiling windows. Color was used to reinforce the architectural intent and simplify spaces, such as the entry, which as many doors and frames. Furniture was selected to blend with the client's collection of heirloom pieces, creating a sophisticated juxtaposition. Key Features: 1. New Driveway with Automatic Gates: The design features a contemporary driveway equipped with automated gates, providing convenience and improved security for the property. 2. Exercise Gym with Yoga Area: A dedicated space for fitness activities that includes both a traditional exercise gym and a serene yoga area, encouraging an active and healthy lifestyle. 3. Coffee Station with Juice Bar: This inviting area is designed for relaxation and socialization, featuring a coffee station complemented by a juice bar to enhance outdoor entertaining. 4. Secluded Meditation Space: A tranquil retreat is included, featuring a soothing wall fountain, cold plunge, and sauna, all surrounded by lush tropical vegetation to create an oasis for relaxation and mindfulness. 5. Lush Tropical Vegetation: The landscaping incorporates a variety of tropical plants that enhance privacy, beautify the space, and contribute to the overall calming atmosphere of the outdoor environment. The 3D renderings successfully encapsulated the vision for the backyard renovation, presenting a harmonious blend of design and functionality. Brooklyn backyard patio design in Prospect Heights for a young, professional couple who loves to both entertain and relax! This space includes a West Elm outdoor sectional and round concrete outdoor coffee table.

Who said that a Burbank bungalow home needs to be doll and old fashioned. In this Burbank remodeling project we took this 1200sq. bungalow home and turned it to a wonderful mixture of European modern kitchen space and calm transitional modern farmhouse furniture and flooring. The kitchen was a true challenge since space was a rare commodity, but with the right layout storage and work space became abundant. A floating 5' long sitting area was constructed and even the back face of the cabinets was used for wine racks. Exterior was updated as well with new black windows, new stucco over layer and new light fixtures all around. both bedrooms were fitted with huge 10' sliding doors overlooking the green backyard.
