A kids' wing boasts a colorful playroom, a butterfly-themed bedroom, and a bath. The parents' wing includes a home office for two (which also doubles as a guest room), two walk-in closets, a master bedroom & bath. A family room leads to a gracious living/dining room for formal entertaining. A large eat-in kitchen and laundry room complete the space. This used to be an awkward nook in the corner of a basement, now it is a beautiful entertainment center with lots of useful drawers and cabinet space. The display lights are controlled by a touch dimmer switch and the all the wiring for the lights, speakers, and other electronics is hidden in the space behind the built-in.

Custom pull-out designed directly to the left of the induction cooktop keeps frequently used cooking tools and spices within easy reach. Stainless steel utensil bins organize cooking tools above, while dedicated spice storage below keeps seasonings visible and accessible—creating an efficient cooking zone without cluttering the countertop.

This laundry room is fully functional with it's fold-down hanging drying rack and pull out laundry cabinets. The cabinets are custom-made in alder with louvered doors by a local wood worker. The sliding barn door is made entirely from reclaimed wood in a patchwork pattern by local artist, Rob Payne. Side-by-side washer and dryer sit underneath a linen Caesarstone quartz countertop. Like most high rises in the city, this kitchen was lacking in square footage. To give the illusion of more space, super white cabinetry from Grabill Cabinet Company and Arabascato quartzite countertops were installed. Perfect for entertaining, dual peninsulas comfortably provide seating for four people. The multi-tiered ceiling provides both general task lighting & ambient cove lighting accentuating the architectural details in this kitchen. The Wolf induction cooktop and single oven, along with the Broan ventilation system, fit perfectly on limited available wall space. Neutral arabesque glass backsplash tile was used on the wall behind the hood to create an eye-catching focal point.

This well designed pantry has baskets, trays, spice racks and many other pull-outs, which not only organizes the space, but transforms the pantry into an efficient, working area of the kitchen.

The owners desire a whole-house renovation which would improve the general building fabric and systems, and extend the sense of living out of doors in all seasons. The original sixties-modern character is preserved and the renovation extends the design forward into a contemporary, modern approach. Connections to and through the site are enhanced through the creation of new larger window and door openings. Screened porches and decks perch above the sloped and wooded site. The new kitchen and bathrooms allow for opportunities to feel out-of -doors while preparing, cooking, dining, and bathing. Smart passive strategies guide the environmental choices for this project, including envelope improvements, updated mechanical systems, and on-site stormwater management.

Boasting views of the Museum of Natural History and Central Park, the Beaux Arts and French Renaissance style building built in 1900 was once home to a luxury hotel. Over the years multiple hotel rooms were combined into the larger apartment residences that exist today. The resulting units, while large in size, lacked the continuity of a single formed space. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. Thus, the existing configuration was completely abandoned with new programmatic elements being relocated in each and every corner of the space. For clients that are big wine connoisseurs, the focal point of entry and circulation lies in a 400 bottle, custom built, blackened steel and glass, temperature controlled wine cabinet. The once enclosed living room was demolished to create one main entertaining space that includes a new dining area and open kitchen. Hafele bi-folding pocket door slides were used in the Living room wall unit to conceal the television, bar and display shelves when not in use. Posing as kitchen cabinetry, a hidden integrated door opens to reveal a guest bedroom with an en suite bathroom. Down the hallway of wide plank ebony stained walnut flooring, a compact powder room was built to house an original Paul Villinski installation of small butterflies cut from recycled aluminum cans, entitled Mistral. Continuing down the hall, and through one of the walnut veneered doors, is the shared kids bedroom where a custom-built bunk bed with integrated storage steps and desk was designed to allow for play space and a reading corner. The kids bathroom across the hall is decorated with custom Lego inspired hand cast concrete tiles and integrated pull-out footstools residing underneath the floating vanity. The master suite features a bio-ethanol fireplace wrapped in blackened steel and integrated into the Tabu veneered built-in. The spacious walk-in closet serves several purposes, which include housing the apartment’s new central HVAC system as well as a sleeping spot for the family’s dog. An integrated URC control system paired with Lutron Radio RA lighting keypads were installed to control the AV, HVAC, lighting and solar shades all by the use of smartphones.

DOWNLOAD NOW   One of my favorite things to work on is older homes with a bit of history because I find it an interesting challenge to marry the historical architectural features of a home with modern design elements that work well for my client’s current lifestyle. This home was particularly fun because it was the second kitchen we had done for this family and was quite a departure from the style of the first kitchen. The before shot of the kitchen shows a view from the family room. See the dropped ceiling? We were curious, was this just part of the design or was the dropped ceiling there to hide mechanicals? Well we soon found out that it was mostly decorative (yay!), and with the exception of a little bit of work to some plumbing from an upstairs bathroom and rerouting of the ventilation system within the original floor joists, we were in the clear, phew! The shot of the completed kitchen from roughly the same vantage point shows how much taller the ceilings are. It makes a huge difference in the feel of the space. Dark and gloomy turned fresh and light! Another serious consideration was what do we do with the skinny transom window above the refrigerator. After much back and forth, we decided to eliminate it and do some open shelving instead. This ended up being one of the nicest areas in the room. I am calling it the “fun zone” because it houses all the barware, wine cubbies and a bar fridge — the perfect little buffet spot for entertaining. It is flanked on either side by pull out pantries that I’m sure will get a ton of use. Since the neighboring room has literally three walls of almost full height windows, the kitchen gets plenty of light. The gold shelving brackets, large pendant fixtures over the island and the tile mural behind the range all pay subtle homage to the home’s prairie style architecture and bring a bit of sparkle to the room. Even though the room is quite large, the work triangle is very tight with the large Subzero fridge, sink and range all nearby for easy maneuvering during meal prep. There is seating for four at the island, and work aisles are generous.
