New construction and original landscaping completed in 2010. Original design had boulders between the driveway and home to minimize the stop and create curb appeal. An assortment of unusual trees (lions head maple, moon rise maple, hinokie cypress, twisted baby locus, and paper bark maple and others) were installed to compliment the home on the naturally wooded lot. Many different perennials and flowering shrubs were installed between these unique specimen trees to provide interest throughout the year. Phase 2 was initiated by the homeowner in 2016 were we landscaped the backyard, which was overgrown with wild trees. It was cleared to create a more useable space and play area for children. Our design team created a master landscape plan and was an integral part with the approval process with the municipality. We worked in tandem with an engineering firm to design and install a bio-retention pond. The pond was designed to take all of the runoff from the newly landscaped backyard. Wet loving plants were incorporated into the pond to beautify the area and absorb the water. A custom, multi-level play set was installed over artificial turf to blend with the newly expanded lawn area. An assortment of trees, shrubs and perennial were installed on the hillside separating the upper yard and newly expanded lower area. Low voltage landscape lighting was expanded to highlight the new plantings and provide light for the children to play in the evening. Our landscape design complimented he newly installed covered outdoor living space.

THE SETUP “You have to figure out how to rebuild a life worth living,” Basia Kozub’s client says. Her husband passed away suddenly three years ago. Inspiration for a transitional home theater remodel in DC Metro

This project started as a kitchen remodel but evolved into a partial redesign and home refresh. Both interiors and exteriors were reimagined to update this traditional Spanish home into a transitional retreat. The common area floorplan was redesigned to absorb the previously underutilized formal spaces into everyday areas. A large walk-in pantry was added while the kitchen flows from the family room to the dining area, with sightlines from the front and back of the home. Architectural elements such as ceiling details and the central staircase were redesigned to fit the home's original character while still feeling updated. The bedrooms and bathrooms were revitalized upstairs with all-new finishes, making the entire home feel fresh and new. An overall neutral color scheme means this home will remain timeless and continue to serve this family for years to come. Simple elegance defines this home. Does your orange tree drop its fruit before it reaches full size, or worse, does it drop flowers before the fruit starts to form? Trees photosynthesize to produce carbohydrates like sugar which they store as a source of energy. They can maintain a limited amount, which is used to drive the growth of new leaves, branches, roots and stem. Fruitfulness requires the tree to divert its limited energy sources away from these vital functions to the production of flowers, blossoms and fruits. Fruit development involves maturity followed by fertilization, growth, maturity and maturity. This process takes between 6-7 months in warmer climates, which requires a large number of tree energy sources as a result. Inspiration for a timeless home theater remodel in Salt Lake City

A homeowner in rural Waller County asked us to remove all of the old and breaking vinyl siding on his ranch style house and replace it will all new Hardie materials. And since we love a challenge, we gladly jumped at the chance. This house gave us the opportunity to show off the differences between vinyl and Hardie products, including siding, soffit, fascia, window and door trim, and their extra large ceilings on their large front porch. As you can see, the old vinyl siding was warping, cracking, and falling off of the walls; the vinyl soffits and ceilings were stretched and sagging. This old vinyl siding was the OLD style with only the flat blue foam sheathing underneath it, which is always a concern because that foam has a very low perm rating, which means it is like wrapping your studs in Saran Wrap so moisture inside your walls cannot get out. In this case, we had to tear off multiple layers of stuff, including the old siding, the blue foam sheathing, the layer of original siding that was still on the wall, and all of the underlayers behind the siding. Often houses that have had vinyl siding for long periods end up discovering that their structural wood has absorbed water and parts of it have begun to rot. So wherever we find rotting or damaged load-bearing wood, we fix it. When all the studs are repaired, only then do we begin to apply to Hardie materials.

The following year, we replaced the old pea gravel driveway with a permeable paver driveway. While doing the driveway we encountered spongey clay that was saturated from a leaking water line. We had to install concrete piers down to virgin soil to bear the weight of the walkway. The driveway excavation had to take into account the root zones of large trees. To avoid the surface roots we used a minimal excavation design. Our ultimate goal with this project was to ensure that the new walkways provided a safe and comfortable path for the homeowners and guest to get from their cars to porch whether parked along the street or in the driveway. To provide an extra layer of security, we added low-voltage lighting to accent trees and light the walkway, which were programmed to come on at dusk and turn off automatically at dawn. The new plantings are native species including River Birch, Swamp Hibiscus, Blue Flag Iris, and Common Rush, that are adapted to growing in wet soils. The permeable paver driveway will reduce runoff by storing rain in gravel base while allowing it to be absorbed into the soil below. The paver surface eliminates the tracking of pea gravel into the house while allowing heels to walk on it without sinking in. The swale handles runoff from all the uphill properties and the gravel keeps it from becoming a soggy mess. 
 During seasonal months, snow and leaf removal are greatly eased by having a hard surface to shovel or rake. The permeable pavers used are Techo-Bloc Villagio in Shale Grey and we installed a granite Belgian block border. We replaced existing broken concrete walkway with new curving flagstone walkway and connected the front steps to the driveway and side steps. All projects were consulted with the City of Takoma Park’s Urban Forest Manager, and the Montgomery County Historical Preservation Commission.

Located on a wooded lot on the south side of Mount Orford in Estrie, this country house is designed to enjoy views of the wooded slope down to a stream at the bottom of the valley and rising to the opposite cliff. The south offers a splendid view of distant mountains. Of modest size, the house is simple, modern and showcases natural materials. It opens towards the forest and the landscape while preserving the intimacy of the customers. The interior is spacious; the living spaces are communicating and friendly, with a high ceiling above the living room and a large picture window in front of the master bedroom, on the mezzanine. The living areas open onto an outdoor terrace that anchors the house to its rocky terrain, protected from the weather and hidden from the street. The rock of the land is highlighted at the edge of the terrace, where a rock face down the slope. A large roof overhang protects the house from the sun in the summer, and the low-level concrete floors absorb sunlight in the winter. The house has been designed according to the criteria of LEED and Novoclimat.
