This was a three year old subdivision home that had an unimpressive builder grade kitchen, which we converted it into a custom designer kitchen. The half octagonal peninsula was taken out, plumbing moved, and the footprint straightened to open the space. The layout was designed to accept a fireclay farm sink, Double waste pullout unit, and accented by a family heirloom butcher block mounted to the peninsula with a custom built frame. All of the flooring was replaced with an upgraded hand scraped wide plank hard wood. Ceiling height stacked cabinets with upper 4 lite mullion doors replaced the 36” originals, and were outfitted with three zones of Task LED tape lighting. An adjacent closet was converted into a butler’s pantry featuring a microwave base cabinet and beverage cooler. The Outer wall was modified to create a recessed area for spices above the range, and a bright white subway tile was installed. A fully custom bench seating area with dual storage towers was built adjacent to the kitchen for an eat-in area. Many existing recessed lights were moved, changed to LED, or modified to pendant lights. The existing closet pantry door was converted to a custom sliding barn door matching the shelves and hood. Overall, this was one of our favorite projects of the year, as we don’t often have the opportunity to do this much creative custom work in the everyday kitchen remodel. The homeowners were a delight to work with, and offered creative input at every step.

No greater compliment of a material is possible than when stone is selected for a historic property renovation within a home rich in tradition and with a celebrated past. This new feature stair addition to a private residence in Toronto, Canada, has an equally compelling story to tell. Originally envisioned as a wall-supported, cantilevered stone stair, the owner boldly accepted a unique solution for their showpiece element. The 19-tread stair would be designed with 550 lb. solid stone treads, and fully liberated from traditional supports and the adjacent rubble wall. To say, “it would float” is not an exaggeration. The stair would be designed as a monolithic beam spanning 16.5 feet, 10 feet high and 41 inches wide. Aesthetically bold, with a reduced tone from pure black, the basalt stone was the perfect contrast for the white modern interior of the home. The 3-1/2" tension cables played the most important role by resisting the large bending moment generated by the stone load and stair geometry. Fabrication required precise coordination and care to ensure perfect alignment of the interlocking key, and the corresponding cable holes. The fabrication challenge was achieving the highest level of accuracy in notching, coring, and replicating each tread identically. Expert precision and skill were key to nesting each tread in sequence and simultaneously with the strands. Meticulous alignment and exacting tolerance assured the true performance and aesthetics were delivered. Hydraulic post-tensioning pulled each cable to 120 kiloNewtons or 27,000 lbs, infusing strength and structural integrity. Removing the temporary support and testing was the last critical step—it was the first time the stone stair would be self-supporting. The “floating” stair is an ultimate achievement and example of innovation, material strength, fabrication quality, installation precision, and expert coordination. A perfect final chapter to a historical journey and modern ode to stone as structure.

Terren Landscapes http://www.terrenlandscapes.com Project Entry: Pembrooke Estate Rain Garden 2014 PLNA Awards for Landscape Excellence Winner Category: Sustainable Landscape &60,000-$120,000 Award Level: Silver Project Description: The client contracted our company to solve multiple existing drainage problems. In a heavy rain event the existing French drain system would overflow, causing water to pool in the driveway. After investigating the system we found that the capacity of the French drain was undersized for the amount of storm water from the large rain events received in recent years. As a result of our findings and at the request of the homeowner, we designed a storm water management system to capture all storm water from the structures on the property and regenerate the underground aquifers for the volume of a 5.8” rainstorm. In addition to the new drain system, the homeowners wanted a rain garden to provide a backdrop for an existing formal garden, provide a habitat for wildlife, and provide screening from an adjacent neighbor. Throughout the design process many challenges were presented, including an existing gas line, which ran directly through the area that best suited the bioswale. The existence of the gas line caused us to alter the shape and depth of the bioswale in some areas. We also inspected the existing downspouts to make sure there were no obstructions that would impede the system’s efficiency, and then conducted a test pit dig to make sure we had sufficient percolation rates for disposal of storm water. To effectively capture the storm water runoff, the existing downspouts were piped from the main house and the large detached garage to a large catch basin located at the low point in the driveway. The driveway catch basin contains two outlet pipes at different elevations within the basin allowing water from smaller rain events to enter the bioswale and rain garden area to percolate into the soil before excess water overflows into a sediment trap which filters out any debris and is then piped to an underground StormTech® pit to slowly percolate into the ground. The other outlet pipe in the driveway catch basin is used for larger storm water events, taking the water directly to the StormTech® pit. Accepting and slowing the velocity of the storm water, mitigation of erosion, and filtering out pollutants contained in the “first flush” of rainfall are the primary functions of the bioswale and rain garden. Planting these areas with mostly native plant species helps carry out these functions while attracting and providing shelter for wildlife. The ‘Niobe’ weeping willow is the centerpiece of the rain garden, connecting with the axis of the existing formal garden. To screen the neighboring property we chose Chamaecyparis nootkatensis ‘Pendula’ for its graceful evergreen habit and tolerance of wet sites. ‘Ivory Halo’ dogwood and Panicum ‘Cloud Nine’ were used for screening as well as winter interest. To provide deciduous structure to the garden Taxodium distichum and Magnolia virginiana were used in conjunction with witch hazel. Mostly native wetland perennials were used due to their tolerance of wet conditions and occasional drought. The area above the StormTech® pit provides space for the client’s family to relax. Our clients had a very comfortable getaway home in Williams Bay. But, like the wall of fame that displayed the memorable fish they’d landed over the years, their kitchen needed to be rearranged and refreshed to better serve the friends and family they looked to host. The small gallery-style kitchen was small and blocked off to the rest of the home. It was very restrictive when friends and family gathered. It needed a new layout to accommodate more people, more comfortably. This required a change to the layout of the adjoining great room and entryway. Walls were removed and modified to accept the larger kitchen layout and integrate seamlessly with the great room and entryway, creating a warm and comfortable area where our clients could now entertain and interact at the same time – no longer hidden away in the tight quarters of their old kitchen. And of course … We made plenty of room to display their wall of fame with room to add even more memories.

One of our other sample apartment project was completed for a reputable Jaipur builder. The room could be designed as we wanted, as long as it was aesthetically pleasing. What started as a crawl space grew into an incredible living space! As a professional home organizer the homeowner, Justine Woodworth, is accustomed to looking through the chaos and seeing something amazing. Fortunately she was able to team up with a builder that could see it too. What was created is a space that feels like it was always part of the house. The new wet bar is equipped with a beverage fridge, ice maker, and locked liquor storage. When you discover an old Victorian tiled floor underneath carpet, the first question that will probably pop into your mind is: can it be restored? The answer, in the majority of cases, is yes. In fact, Tile Doctor has completed hundreds of Victorian tiled floor restorations. Victorian tiles have a timeless quality about them and are still popular for residential use even in the twenty first century. What you can usually expect upon lifting your carpet is for the tiles to be covered in carpet adhesives and grippers, as was the case with this particular example of a Victorian Tiles hallway floor at a property in Bedford. Sometimes you might also find paint splashes or other staining left over from decoration work. And, of course, the tiles will be dirty and in much need of a deep clean. These issues spoil the original appearance of the tiles, but with the right methods and products, a complete restoration can be achieved quickly and cost-effectively. My first task upon arriving at the proper was to carry out a site survey to address the condition of the tiles, before running a quick test clean on a small area of the floor. The result was good and so I was confident that I could achieve a high-quality restoration for the client. A quote was issued and accepted, and the work was booked in at a date that was convenient for the customer. Returning to the property, my first course of action was to mix a strong dilution of Tile Doctor Pro Clean, which is a powerful alkaline cleaner safe to use on natural stone, with hot water. This cleaning solution was sprayed along all edges of the floor loosen the glue securing the carpet grippers. I then successfully removed the adhesive carefully using handheld tools to avoid damaging any tiles. Once this was done, I applied Tile Doctor Remove and Go, scrubbing it into the tiles with a rotary machine. This product is designed to remove heavy soiling, paint splashes and old waxes and sealers. The soiled solution was then extracted using a wet vacuum and stubborn areas re-treated until I was satisfied the floor was clean. The entire floor was then given a thorough rinse with water to remove any trace of cleaning products and extracted using a wet vax machine. The floor was allowed to dry for several days before I was able to return to seal the tiles. It’s always important to leave significant time for the floor to dry because any moisture left over can impact the performance of the sealer. The choice of sealer was Tile Doctor Seal and Go Extra, which provides robust protection against dirt and stains, with a light sheen finish. I chose this sealer not only because the customer wanted a light sheen finish, but also because this particular sealer is fully breathable. Dampness can sometimes be an issue with old Victorian and Quarry tiles which were installed before damp proof membranes became standard.
