Inspiration for a coastal kitchen remodel in Los Angeles

The open-air concrete and steel staircase embodies the tree-house feel tucked under the tree canopies. The house is designed so that all connection areas, such as corridors and staircases are outdoor areas, with s significant reduction in the air conditioned load of the home. Overall a 30% energy savings is achieved by this design scheme, achieving excellent energy efficiency for the home.

This particular client was interested in creating a family space featuring an exterior element: a large deck and hot tub. The challenge was to provide screening for the deck and hot tub in a neighborhood setting and at the same time provide the high levels of natural light desired for the interior space. To accomplish this, Sunspace utilized an open ceiling concept so as to provide a large glass area high above the floor. The introduction of this ceiling flooded light into the space and ensured that the privacy hot tub screening constructed around the deck would not negatively impact the interior light levels. By working closely with the client at every step of the process, Sunspace achieved a design that worked well with the existing architecture of the home. Through careful planning and talented execution, we achieved a lovely transition to and from this beautiful and functional space. The client was left with a room to be used by the family all year, and a great environment for relaxing in the outdoors.

These Woodbury clients came to Castle to transform their unfinished basement into a multi-functional living space.They wanted a cozy area with a fireplace, a ¾ bath, a workout room, and plenty of storage space. With kids in college that come home to visit, the basement also needed to act as a living / social space when they’re in town. Aesthetically, these clients requested tones and materials that blended with their house, while adding natural light and architectural interest to the space so it didn’t feel like a stark basement. This was achieved through natural stone materials for the fireplace, recessed niches for shelving accents and custom Castle craftsman-built floating wood shelves that match the mantel for a warm space. A common challenge in basement finishes, and no exception in this project, is to work around all of the ductwork, mechanicals and existing elements. Castle achieved this by creating a two-tiered soffit to hide ducts. This added architectural interest and transformed otherwise awkward spaces into useful and attractive storage nooks. We incorporated frosted glass to allow light into the space while hiding mechanicals, and opened up the stairway wall to make the space seem larger. A Remodel That Balances Past and Present What started as a desire to update a classic Eichler soon became an exploration of how Mid-Century Modern design can successfully evolve for today. The client, a tech professional with a passion for scuba diving and underwater photography, wanted a home that would both honor its original character and feel tailored to his daily life. A lifelong technology enthusiast, he still owns the very first Mac desktop he saved up for as a teenager working at Radio Shack, a detail that underscores his appreciation for design that melds function and form. Honoring Separation While Expanding Possibility Unlike many contemporary remodels where walls are opened up to create expansive living spaces, this project took a more restrained approach. The client valued the defined rooms of the original plan and wanted to preserve as much wall space as possible for displaying his large-format underwater photography. The emphasis was not on dramatic spatial reinvention, but on thoughtful refinements. Klopf Architecture shaped a gallery-like backdrop while also expanding the primary suite, modernizing materials and fixtures throughout the home, and improving the functionality and layout of the kitchen. The finished home feels at once timeless and renewed, an Eichler that continues to inspire while fully supporting the lifestyle of its present-day owner. A major turning point came mid-design. The original project brief had not included an addition, but as the reconfiguration of the primary bedroom and bath unfolded, it became clear that an expansion was the best approach to achieve the client’s vision of a more spacious suite. Fortunately, the adjustment came at a stage when revisions were still manageable and was integrated seamlessly, showing how thoughtful course corrections can strengthen a project rather than hinder it. Navigating Challenges With Precision The design development included multiple conceptual rounds, balancing preservation with subtle expansion. During construction, an existing post previously thought to be load-bearing turned out not to be. The structural engineer was able to pivot quickly, and both the post and the cross beam that had been intended to replace it could be omitted, allowing the original rhythm of the Eichler beam bays to be preserved. Sustainability was not just a checklist item, but a way to align the home with the client’s values of simplicity, efficiency, and long-term functionality. R-38 roof insulation reduced energy usage, solar panels with battery storage provided independence and resilience, and passive comfort strategies eliminated the need forenergy-intensive air conditioning. An electric vehicle charger and an on-demand hot water recirculation system (with call buttons as opposed to having constant circulation) add to the home’s long-term efficiency factors. Together, these moves created a home that is quieter, more comfortable, and better equipped for the future, qualities that supported the client’s pragmatic approach to design and living lightly. Details That Respect the Eichler DNA The remodel carries forward the Eichler’s original spirit while introducing new layers of modern livability. Originally, the house was approached along a deep, narrow walk, with the garage on one side and the house on the other, leaving the front door tucked far back within this chasm-like space. By pulling the entry forward, the design reshaped the arrival experience, creating a clearer threshold and a natural drop-off zone for bags, shoes, and keys. This shift also made room for a custom bench at the entry that extends seamlessly through the glass sidelight. The bench and drop-off zone now work together as a single, integrated sequence that supports everyday living while offering a tactile reminder of Eichler’s philosophy of connectedness. At the client’s request, Klopf reintroduced a classic Eichler gesture by extending the exterior siding into the entry and living room. The detail reinforces a sense of indoor/outdoor continuity while providing a subtle architectural surface that allows the client’s photography to take visual precedence. The signature concrete masonry wall at the front was reconstructed using blocks sourced to match the originals, now strengthened with rebar for seismic resilience while maintaining a private outdoor courtyard, visually extending the kitchen outward. A decorative trellis element, a detail borrowed from a neighboring Eichler, restores a familiar mid-century modern architectural motif. At the courtyard entry door, a custom etched glass sidelight with an ocean-themed design featuring kelp and jellyfish serves as a subtle homage to the client’s passion for deep-sea diving. Landscaping became an integral part of the overall transformation. The homeowner engaged landscape architect Randi Johnsen of Third Nature Studio to shape a series of calm, inviting outdoor rooms that read as a natural extension of the interiors. Interior finish is Polished Granite color is Thunderhill, tile at the waterline and on the exposed infinity wall is a tile designed by Ann Sachs and it's 3"x6" in size, color is Slate Gray with a standard matte finish. Precast stone was used on the pool's raised walls. Horizontal on the pool coping and then vertically for the wall fascia. This elevated infinity pool had to meet a variety of unique design challenges. (1) The bottom of the pool shell is 10ft-12ft above grade, and the bottom of the pool is flat to be able to achieve maximum pool depth above base flood elevation requirements. This pool is in a FEMA flood zone – VE Zone and the flood water must be able to pass underneath the pool in the event of any type of flood event should one occur. (2) You’ll also notice this pool also has a raised wall/seating ledge around the pool’s perimeter. The pool wall is about 20 inches above the deck due to the bottom of the pool shell needing to be 10ft above FEMA base flood. The house could only be built so high due to Sullivan’s Island building regulations and the pool had to be designed coming out of the deck of the 1st floor elevation to achieve the 4ft depth. The homeowners also wanted the level spa to disappear as much as possible into the pool design, so we sloped the dam wall towards the spa.

Creating the Perfect Outdoor Living Area When Barrister Homes and Arapahoe Landscape Contractors came together to work on another house, they immediately thought of Braen Supply to supply the materials they needed to complete the job. From the patio to the outdoor fireplace, the homeowner was able to select materials that would help them achieve a backyard paradise with a modern feel. Working With the Experts Knowing that the fireplace was going to be the focal point of the backyard, the homeowners selected Mystic Gray with the help of the experts at Braen Supply for the patio; the cool grays in the stone would be complimented nicely by the warmth of the fire. This home is positioned at the lower end of a 200ft long drive that drops sixteen feet in elevation from the street entrance. Impervious concrete was replaced with PICP to manage 80,700 gallons of rainwater the pavement receives annually. The PICP improvement eliminated concerns over flooding in the home and garage. The 3500 SF pavement includes a courtyard and vehicle turnaround. Despite thirty-seven inches of annual rainfall, these homeowners will rest assured their property is protected from rainwater runoff. By embracing scope evolution as an opportunity rather than a challenge, and relying on good design paired with transparent communication, this remodel demonstrates how Eichler homes can be adapted for contemporary living without erasing their DNA. This loft is situated in the former International Tailoring Company Building in New York’s East Village. The clients bought a top-floor loft and an abandoned mechanical room directly above it. Our task was to combine the rooftop space with the loft to create a cohesive triplex apartment. We achieved this by carefully opening up the roof’s 100-year-old structural members to install a staircase connecting the existing loft to the additional upper two levels. On the main floor, the first run of the staircase is located in the apartment's entry and is made of a sculptural form of dark oak. The second run of the staircase is more open, allowing light from the top level's many windows to filter into the spaces below. The existing main loft was gut-renovated to create a more open space. The open kitchen/living space was strategically positioned to be surrounded by the building’s huge industrial steel windows, taking advantage of the apartment's high vantage over Union Square. Opposite the windows, custom woodwork serves to unify the kitchen with the living room. The built-in spans the full width of the apartment with dark textured oak panels concealing the appliances, the TV, and creating ample storage. The blackened steel paneled backsplash and chunky black granite countertops complete the dark color palette used in the kitchen. Throughout the apartment, a play of dark and light elements creates a distinctive atmosphere. In the open living areas, the light pouring in from the large windows contrasts with the dark colors selected for the built environment. The more private spaces, such as the bedroom, have a darker feel, with walls and ceilings painted in a deep purple that borders on black alongside more dark oak custom built-ins. The dining room functions as a bridge between the public and private spaces, with walls and ceiling painted in the same moody purple and a vintage mirrored tile accent wall reflecting natural light from the adjacent room’s windows. The middle floor, which has fewer windows, is painted bright white to enhance light in the home office located there.. On the penthouse level, panoramic views were achieved by installing new floor-to-ceiling sliding glass panels, supplementing the existing industrial steel windows, and opening onto an adjacent roof terrace. The top floor functions as a lounge overlooking the city and includes unique custom features, such as a steel multi-drop lighting fixture above the stairs, hanging glass and steel shelving, and a built-in wet bar. Here again, dark-colored finishes and materials are used as a counterpoint to the abundant light entering the space. A future plan for the apartment is to create a private roof garden on top of the penthouse with an outdoor stair connecting it to the roof terrace below.
