This room is all about indoor/outdoor living, and phenomenal views—of the San Francisco Bay, primarily, but also a wooded canyon to the north, beyond the fireplace wall. The glass door to the right of the fireplace pockets behind the fireplace to provide an open corner that perfectly frames the 50+-year-old Monterey Cypress outside. The space was intended as a hang-out area for family and friends. Just steps beyond the 20’ expanse of Weiland “lift and glide” doors is a waterslide and hot tub. This large scale project consisted of updating the existing tennis court, detached garage and adding a modern office space. The tennis court was completely re-finished with the addition of new surrounding fencing. The detached office is a custom, modern design that accommodates the client’s home business needs. The custom water features nicely compliment the expansive landscaping and custom patio area for the clients to relax and enjoy this spectacular property with the whole family.

This was a down to the studs interior remodel of a historic home in Boise's North End. Through an extensive Design Phase we opened up the living spaces, relocated and rearranged bathrooms, re-designed the mail level to include an Owner's Suite, and added living space in the attic. The interior of this home had not been touched for a half century and now serves the needs of a growing family with updates from attic to lower level game room. Landmark Remodeling partnered on us with this basement project in Minnetonka. Long-time, returning clients wanted a family hang out space, equipped with a fireplace, wet bar, bathroom, workout room and guest bedroom. They loved the idea of adding value to their home, but loved the idea of having a place for their boys to go with friends even more. We used the luxury vinyl plank from their main floor for continuity, as well as navy influences that we have incorporated around their home so far, this time in the cabinetry and vanity. When our client bought this house, it was stuck in limbo between the traditional interior and a 90's modern structure. The direction we took was a combination of calm beige color scheme with clean lines and smooth surfaces. The continuation of the same materials throughout the house finally bonded all the different spaces into a singular home. The two guest bathrooms were made with Cloe zellige style tiles and custom floating vanities made from white oak. The same oak was used also for the built-in TV wall as floating shelves and base cabinets with a large, tiled center piece for the recessed TV and the electric fireplace. The kitchen also received some of the white oak love in the form of the Island and the recessed cooking area. The biggest issue with the kitchen space was the lack of proportions between the width and its length vs. the extreme height of the vaulted ceiling. The solution I came up with was a secondary line of wall cabinets to be the same depth as the full height units to create a wrap around and make the space more proportionate. Continuing to the master bathroom, here we have a true walk-in master bath suite, no door needed with this size of space. All the walls received porcelain semi slab treatment. (72x36 porcelain tile) a lot of work went into selecting the correct tile pieces to give it the effect of a single slab installation but without the added cost. All fixtures are by Kohler with their fantastic modern gold finish. The result was a perfect flow of calm beige colors and warmth of natural wood throughout.

The family who owned this 1965 home chose a dramatic upgrade for their Coquitlam full home renovation. They wanted more room for gatherings, an open concept kitchen, and upgrades to bathrooms and the rec room. Their neighbour knew of our work, and we were glad to bring our skills to another project in the area. Choosing Dramatic Lines In the original house, the entryway was cramped, with a closet being the first thing everyone saw. We opened the entryway and moved the closet, all while maintaining separation between the entry and the living space. To draw the attention from the entry into the living room, we used a dramatic, flush, black herringbone ceiling detail across the ceiling. This detail goes all the way to the entertainment area on the main floor. The eye arrives at a stunning waterfall edge walnut mantle, modern fireplace. Open Concept Kitchen with Lots of Seating The dividing wall between the kitchen and living areas was removed to create a larger, integrated entertaining space. The kitchen also has easy access to a new outdoor social space. A new large skylight directly over the kitchen floods the space with natural light. The kitchen now has gloss white cabinetry, with matte black accents and the same herringbone detail as the living room, and is tied together with a low maintenance Caesarstone’s white Attica quartz for the island countertop. This over-sized island has barstool seating for five while leaving plenty of room for homework, snacking, socializing, and food prep in the same space. To maximize space and minimize clutter, we integrated the kitchen appliances into the kitchen island, including a food warming drawer, a hidden fridge, and the dishwasher. This takes the eyes to focus off appliances, and onto the design elements which feed throughout the home. We also installed a beverage center just beside the kitchen so family and guests can fix themselves a drink, without disrupting the flow of the kitchen. Updated Downstairs Space, Updated Guest Room, Updated Bathrooms It was a treat to update this entire house. Upstairs, we renovated the master bedroom with new blackout drapery, new decor, and a warm light grey paint colour. The tight bathroom was transformed with modern fixtures and gorgeous grey tile the homeowners loved. The two teen girls’ rooms were updated with new lighting and furniture that tied in with the whole home decor, but which also reflected their personal taste. In the basement, we updated the rec room with a bright modern look and updated fireplace. We added a needed door to the garage. We upgraded the bathrooms and created a legal second suite which the young adult daughter will use, for now. Laundry Its Own Room, Finally In a family with four women, you can imagine how much laundry gets done in this house. As part of the renovation, we built a proper laundry room with plenty of storage space, countertops, and a large sink.

In designing this space, we started with an oversized custom sectional, built by Lousso Designs. we used a grey tweed for the fabric and then added blues greens and creams to round of the pallet.

Our homeowner purchased this home with a kitchen update in mind. Her cramped kitchen had a wall with a passthrough and countertop separating it from a family room, and she wanted an open floor plan for aesthetics and function. The space was re-designed with the purpose of relocating and reusing many of the current cabinets while building new ones where needed to match the existing. We tweaked appliance locations and installed a new island with prep sink and faucet. We built a floating custom circular table/eat-in area on the end of the island with a radius bulkhead to mimic the architectural curvature of the table. New lighting and plumbing fixtures were added with a modern white backsplash of various sized tile and a stainless vent hood. The finished result is a space that is reflective of her style with improved utilization of the space she has.
