The homeowner's bought this antique farmhouse on the coast of Maine with the intention of renovating it to provide a peaceful summer retreat for their family. They wanted to maintain some of the charming antique features, while also adding space, modern amenities, and views of the marshland and ocean beyond. The home was expanded with a two story addition featuring complementary rooflines and the same simple, low slung shed dormers as the original home. The result is an eclectic, comfortable cottage that mixes the old with the new and features a variety of porches and balconies tucked under rooflines, as well as indoor spaces, to enjoy the exquisite views. The second floor features a new master suite at the far end, creating a luxurious retreat. A romantic, private gable-end balcony offers sweeping views of the marsh and ocean. A masterpiece of light and design, this gorgeous Beverly Hills contemporary is filled with incredible moments, offering the perfect balance of intimate corners and open spaces. A large driveway with space for ten cars is complete with a contemporary fountain wall that beckons guests inside. An amazing pivot door opens to an airy foyer and light-filled corridor with sliding walls of glass and high ceilings enhancing the space and scale of every room. An elegant study features a tranquil outdoor garden and faces an open living area with fireplace. A formal dining room spills into the incredible gourmet Italian kitchen with butler’s pantry—complete with Miele appliances, eat-in island and Carrara marble countertops—and an additional open living area is roomy and bright. Two well-appointed powder rooms on either end of the main floor offer luxury and convenience. Surrounded by large windows and skylights, the stairway to the second floor overlooks incredible views of the home and its natural surroundings. A gallery space awaits an owner’s art collection at the top of the landing and an elevator, accessible from every floor in the home, opens just outside the master suite. Three en-suite guest rooms are spacious and bright, all featuring walk-in closets, gorgeous bathrooms and balconies that open to exquisite canyon views. A striking master suite features a sitting area, fireplace, stunning walk-in closet with cedar wood shelving, and marble bathroom with stand-alone tub. A spacious balcony extends the entire length of the room and floor-to-ceiling windows create a feeling of openness and connection to nature. A large grassy area accessible from the second level is ideal for relaxing and entertaining with family and friends, and features a fire pit with ample lounge seating and tall hedges for privacy and seclusion. Downstairs, an infinity pool with deck and canyon views feels like a natural extension of the home, seamlessly integrated with the indoor living areas through sliding pocket doors. Amenities and features including a glassed-in wine room and tasting area, additional en-suite bedroom ideal for staff quarters, designer fixtures and appliances and ample parking complete this superb hillside retreat.

Goals The clients main goal was more space. They desired a new kitchen that was large enough to fit their growing family and to update other rooms in their home to fit their contemporary style. Our Design Solution In order to enlarge the kitchen, we had to build a new addition. The original kitchen was just too small and had no where to expand to within the house. With moving the entire kitchen into the addition, there was now room to create a mudroom and a new bathroom. Above the new kitchen, we gave the client a new master suite. We used white cabinets, a custom wood counter, and gray back splash tile, to give the kitchen the contemporary feel the clients were seeking. C.J South Photography

This sun-filled farmhouse kitchen is the focal point of this home’s new addition. The kitchen is white with wood elements, giving it a contemporary feel. From the recessed outlets in the island, to the columns adorning the island, to the hood with walnut trim, to the paneled refrigerator that matches the cabinetry, every detail was customized for the homeowners. The kitchen is anchored by a large island with seating for seven and tons of storage. The island is bookended by additional components topped by walnut butcher block counters. One end serves as a table and the other end is an extra area for food prep and storage. There is also a cutting board integrated into the sink. The white quartz on the island and main kitchen counters and white subway tile backsplash give the kitchen a modern, sleek look. The walnut trim around the hood is a special touch that ties directly into the walnut butcher block counters. After tearing down this home's existing addition, we set out to create a new addition with a modern farmhouse feel that still blended seamlessly with the original house. The addition includes a kitchen great room, laundry room and sitting room. Outside, we perfectly aligned the cupola on top of the roof, with the upper story windows and those with the lower windows, giving the addition a clean and crisp look. Using granite from Chester County, mica schist stone and hardy plank siding on the exterior walls helped the addition to blend in seamlessly with the original house. Inside, we customized each new space by paying close attention to the little details. Reclaimed wood for the mantle and shelving, sleek and subtle lighting under the reclaimed shelves, unique wall and floor tile, recessed outlets in the island, walnut trim on the hood, paneled appliances, and repeating materials in a symmetrical way work together to give the interior a sophisticated yet comfortable feel. This home was built in 1904 in the historic district of Ladd’s Addition, Portland’s oldest planned residential development. The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.
