We opened up two rooms to create a large, family friendly kitchen and breakfast area in a beautiful lakeside property. The kitchen includes many features and amenities for an active young family.

This ocean-front shingled Gambrel style house is home to a young family with little kids who lead an active, outdoor lifestyle. My goal was to create a bespoke, colorful and eclectic interior that looked sophisticated and fresh, but that was tough enough to withstand salt, sand and wet kids galore. The palette of coral and blue is an obvious choice, but we tried to translate it into a less expected, slightly updated way, hence the front door! Custom Home Built for Real Life Our clients came to us with a clear vision: a home that could adapt to their lifestyle and growing family. They needed a home built with intention, designed with the future in mind, and built around the routines they loved and the people they loved more. Open-Concept Living With Hosting in Mind Our clients hosted often and lived actively, so the main level had to be flexible for all of life’s moments. The goal was a space that felt grand without losing its warmth. Cooking together as a family mattered to our clients – the Wolf range, farmhouse sink, integrated appliances, and large island gave them a kitchen that flowed effortlessly while looking beautiful. This space also served as the bridge between other parts of the main level so that they would stay in view of the next. This created the perfect environment for gathering where everyone had their own spot without ever feeling apart from the whole group. For the living room, our clients wanted space that felt open without losing its warmth. Soaring ceilings created that sense of scale, while warm tones and materials, like the wood coffered ceiling and fireplace wall, kept it grounded. That same warmth carried outside, where an outdoor lounge with a fireplace and dining area made sure guests felt welcomed the moment they stepped out. A Backyard Built for Real Rest Every corner of the backyard was designed with one goal: to be the ultimate outdoor retreat. The elevated, white-brick-framed pool and integrated spa hot tub gave them a place to truly exhale. As the sun set, the fire pit lounge next to the pool became the hangout spot when they hosted their youth groups and family gatherings. Room to Grow With kids in the house, “custom” had to also mean flexible. Our clients had 2 young sons and needed their rooms to grow with them through the years. The two bedrooms and a full bath sat beside a loft that served as both their hangout-and-homework spot. The guest suite sat on the same level where a four-poster bed, floor-to-ceiling wood-look tile, and a frameless glass shower welcomed their guests from day one. A Retreat That’s Actually Theirs Between hosting and raising kids, this couple needed a suite that felt like a true escape. The wood-planked tray ceiling and French doors grounded the room in warmth the moment you walked in, while the ensuite bathroom carried a spa-like feeling with a freestanding soaking tub, custom double vanity, and a glass-enclosed shower. This Is What Approachable Luxury Looks Like The approachable luxury experience meant starting with conversations about how they wanted their space to live with them – how they hosted, how their kids played, how they wanted to feel walking through their own front door, and how we took their goals and experience and used it as the foundation of every decision that was made from start to finish. We wanted our clients to feel taken care of through the process and, most importantly, feel heard.

The property is one of the original farm houses located on the main street of a small town. It has been in the family for many years and our client just inherited the property. They were trying to have balance of preserving the old while realizing modern day living has its benefits too. The house had a large addition added using mostly old style materials, but designed with function and modern day luxuries. Our goal was to carry that theme to the outside. Our first problem we had to address was how to transition between the first floor elevation changes. The lower room was the husband’s office. He stated in the future he may have clients over and it would be nice to have an area to sit outside. The wife’s main concern was to renew the four corner garden. She also felt it was very important to be able to see it from the kitchen area. Finally there was an old wishing well stuck right outside the kitchen. They both felt it would be neat to be able to incorporate this in some how. They wanted a patio area with a built in grill to accommodate there family and friends. They also wanted to keep a large play area for the kids. We were able to pull this off successfully. We addressed the first issue by having a small lower level flagstone area. This area is large enough for 1 to 2 people to sit comfortably. It also provides a transition from his office to the larger patio area. We installed a simple small gravel sitting area opposite of the main patio. This provides our client a secluded place to relax or do business. Mrs.... told me she is amazed how much her and her husband enjoys this area. It is so peaceful looking at the small creek over a glass of wine. We built a natural limestone retaining wall to create the patio terrace. The stone was chosen to extend the houses architectural elements into the landscape. Irregular broken flagstone was used to give it a more casual feel. We installed three Serviceberries into the patio terrace to replace some trees that were taken down during the remodeling. She was very concern that they would block the view of the four corner garden. We new they were crucial to nestle in the terrace, so we placed them for a couple days for her to decide. Fortunately she agreed they not only kept the view open, but helped frame the garden. The four corner garden was designed to be viewed from afar and experienced up close. We wanted the space to have some formal structure while keeping with the casual farm house feel. Another natural limestone retaining wall was created. This leveled the garden terrace and helped associate it with the rest of the property. The four corner garden is nestled into the existing woods edge. This provides three distinct experiences to entering the garden; a more formal from the driveway, an open feel from the lower lawn, and a more natural / casual experience from the wooded area. The Plymouth brown gravel was used for the center of the garden. This helped highlight the stone post that was found during construction. The gravel also brings the sense of sound into the garden space. Lamb’s ear was chosen as a fun way to get kids interest in horticulture. The balance of using the new to create the old feel is what makes this project a success. The property has already hosted a local historical society event and won an award for its preservation efforts. When Mrs.... can’t find her husband, she knows he is either reading the newspaper by the grill or resting in the hammock along the wood’s path.

These custom radiator cabinets have the same design as the kitchen cabinets. I decided to paint them lighter so the living area feels larger and the bold colors in the kitchen stand out. I added tons of storage for all the toys the kids will have lying around and added a desk for the parents to work at while they watch the kids.

Keeping the landscaping minimal allows the dynamics of the architecture to take center stage. In the evening, the house glows from within, offering yet another phase to its ever-changing environment. If money were no object, however, Bobbie has images of completely re-doing the entire grounds. "I'd love reflecting pools, new concrete hardscaping, core-ten steel details and amazing large scale minimalist sculptures," she states. "I really love the work of landscape architect Andrea Cochran. I'd hire her in a heartbeat." While future plans do entail new patio surfaces and more trees, the grounds of this Irwin Stein gem certainly offer a captivating view from any angle. One can say that the redesign job on this Atlanta-area home was just what the doctor ordered, since physician Jim Linnane chose Cantoni designer Kohl Sudnikovich to help him re-imagine his 50s ranch-style residence. Online browsing, and a fondness for modern design, led the medical professional into our Georgia store/" title="Cantoni Modern Furniture Stores" class="crosslinking">showroom after purchasing the 50s-built home in early 2011. Since then, walls were torn down, the kitchen got a facelift, a lone loft morphed in to a music room, and the fireplace got haute while the pool became cool. As always, step one of the design process began with Kohl visiting the home to measure and scale-out floor plans. Next, ideas were tossed around and the client fell in love with the Mondrian sectional, in red. “Jim’s selection set the color scheme for the home’s living areas,” explains Kohl, “and he loves the punchy accents we added with art, both inside and out.” “Kohl worked closely with me, from start to finish, and guided me through the entire process,” explains Jim. “He helped me find a great contractor, and I’m particularly fond of the plan he conceived to replace the dated fireplace with a more contemporary linear gas box set in striated limestone.” Adds Kohl, “I love how we opened the loft and staircase walls by replacing them with metal and cable railings, and how we created a sitting area (in what was the dining room) to open to the living room we enhanced with mirrors.” A creative fix, like re-facing the cabinets, drawers and door panels in the kitchen, illustrates how something simple (and not too pricey) can make a big impact. The Vision Our clients wanted a beautiful backyard to look out upon from their upper screen room, and to have a water feature to listen to. A functional space to have their grandchildren be able to enjoy and also the installation of lighting for safety and enjoyment in the evenings were high on the priority list. Their final wish list was an extended driveway and several trees nearby for privacy and future shade. The Challenge The site itself is in a low area and the lot was heavy clay that was often full of standing water. This was the biggest challenge with choosing plant material that would withstand some poor drainage in most areas. Project Features Paver border on driveway Water feature Bluestone and paver patio and walkways Outdoor Lighting Plantings Design + Plan Creating this landscape to be successful started with proper grading of the site to help reduce the amount of standing water. Drainage was installed as well as grading to allow water to be directed to a storm drain at the rear of the property. Plantings that will tolerate standing water, such as Red maple and Dawn Redwood were used in areas that may have flooding. A paver border was installed along the driveway to give them more space and add a finished look to the home. Natural stone steps and a bluestone patio were added with paver accents through the patio to highlight a path to the backyard from the deck. Boulders are placed throughout for the kids to climb on and to bring in more stones to play off of the water feature. Plantings include grasses, flowering shrubs, and perennials creating a casual atmosphere in the back landscape. The front entrance has shrub roses, coral bells, and grasses as well in high contrast colors for visual interest. The lighting throughout the landscape features path lighting for safety as well as uplights on many of the trees and downlighting onto the water feature in the backyard. Final Result New Build with the Future in Mind Many newly built homes in subdivisions leave a lot to be desired in the landscape, and this homeowner had the foresight to know that doing it right the first time is important. By investing in good materials and planning, and planting trees for the future early on, this landscape will last a long time and provide an amazing space for decades. A beautiful timeless combination of plantings and hardscape materials at this property along with the relaxing sound of the water feature make for a lovely retreat in this neighborhood.
