The distinctive transitional exterior welcomes friends and family with interesting peaked rooflines, stone pillars, stucco details and a symmetrical bank of windows. A three-car garage and custom details throughout give this compact home the appeal and amenities of a much-larger design and are a nod to the Craftsman and Mediterranean designs that influenced this updated architectural gem. A custom wood entry with sidelights match the triple transom windows featured throughout the house and echo the trim and features seen in the spacious three-car garage. While concentrated on one main floor and a lower level, there is no shortage of living and entertaining space inside. The main level includes more than 2,100 square feet, with a roomy 31 by 18-foot living room and kitchen combination off the central foyer that’s perfect for hosting parties or family holidays. The left side of the floor plan includes a 10 by 14-foot dining room, a laundry and a guest bedroom with bath. To the right is the more private spaces, with a relaxing 11 by 10-foot study/office which leads to the master suite featuring a master bath, closet and 13 by 13-foot sleeping area with an attractive peaked ceiling. The walkout lower level offers another 1,500 square feet of living space, with a large family room, three additional family bedrooms and a shared bath.

Ulrich designer: Bonnie Hufnagel, CKD Photography by Peter Rymwid This rustic kitchen was designed to support the look of the original house (the first house built in Awosting, Hewitt, NJ approx. 1800's) with products inspired by nature and to bring the outdoors in. We used distressed pine cabinets in a warm sunny color. Brown glazing detail added a sophistication and kept the overall look from being too rustic. The countertops were done in "Black Morgan" granite, named for its river rock look. The tile backsplash gives the appearance of farmhouse stones, completing the outdoorsy look, but is actually a non-porous man-made material for easy maintenance. The flooring has the appearance of old antique planks, and runs throughout the first floor. It is Mannington's Revolutions laminate floor in Butterscotch color.

This Newport-Mesa Tuscan home was exquisitely decorated with a combination of custom gates, decorative shutters and balcony barn door style shutters all handcrafted out of authentic, century-old reclaimed barn wood specifically harvested for this custom project. Beginning with the balcony shutters which actually slide from side to side like a real barn door we worked a charming rustic shutter design that would typically be seen in the Tuscan Riviera. We opted for sliding shutters as the balcony spacing limited the swing action of even bi-folding shutters. Incorporating real barn door hardware railing and crowing it behind the faux reclaimed wood beam made an excellent statement while adding functional shutters that can be shut close for comfort during the summer morning when the sun beats down into the master suite. The four shutter leafs are decorated with real hand forged dummy straps that were hammered and crafted by hand to achieve that gorgeous rustic charm typical of Tuscan architecture. The reclaimed barn wood from a century-old barn gives off a timeless appearance that increase in characters as the years go by. Because rustic barn wood has already aged beautifully over hundreds of years, the next century will only increase its authentically gorgeous appearance. The culmination of this project has been a meticulous collaborative input of our in-house head designer and the clients themselves. Although the completion of this project is lengthy and intricate, the results speak volumes and the wait simply justifies the outcome. The rest of thew windows on this Tuscan home have been accessorized with rustic barn wood as well and accentuated with our custom designed and handmade dummy iron hinge straps. Our dummy hardware is so authentically done in the same tradition used for hundreds of years in Europe to create shutter hardware that looks authentic and functional although it is only decorative. The details of our custom shutters is evident in the slightest of details including the bolts used to hold the shutter straps in place. Each of the shutter also has a decorative ring pull with a hand-hammered back plate which enhances the appearance of true functional shutters and defining that authentic Tuscan look. The beauty of this Tuscan home is visible throughout the entire property including the garden gates, garage doors and entry door. Again, for the garden gates, we went with rustic barn wood carefully crafted to preserve the original surface that has aged over hundreds of years but building the gates on galvanized steel frames that will ensure structural durability for the next few hundred years. The gates are highly secure, sound and can definitely hold back a crowd with authentic rustic charm. Don't be fooled with the simple-looking gate design. It is quite intricate with its 45 degree angle cuts around the perimeter of the trim which deviates water away from crevices that would otherwise make the gates vulnerable to the accumulation of moisture from the elements, sprinkler system or simply air humidity since the home is located near the ocean. Each one of the garden gates is equipped with European style mortise lock mechanisms and roller catches. Remodeled kitchen for a 1920's building. Includes a single (paneled) dishwasher drawer, microwave drawer and a paneled refrigerator. Open shelving, undercabinet lighting and inset cabinetry.

The owner of this urban residence, which exhibits many natural materials, i.e., exposed brick and stucco interior walls, originally signed a contract to update two of his bathrooms. But, after the design and material phase began in earnest, he opted to removed the second bathroom from the project and focus entirely on the Master Bath. And, what a marvelous outcome! With the new design, two full­height walls were removed (one completely and the second lowered to knee­wall height) allowing the eye to sweep the entire space as one enters. The views, no longer hindered by walls, have been completely enhanced by the materials chosen. The limestone counter and tub deck are mated with the Rift­cut Oak, Espresso stained, custom cabinets and panels. Cabinetry, within the extended design, that appears to float in space, is highlighted by the under­cabinet LED lighting, creating glowing warmth that spills across the butter­colored floor. Stacked stone wall and splash tiles are balanced perfectly with the honed travertine floor tiles; floor tiles installed with a linear stagger, again, pulling the viewer into the restful space. The lighting, introduced, appropriately, in several layers, includes ambient, task (sconces installed through the mirroring), and “sparkle” (under­cabinet LED and mirror­frame LED). The final detail that marries this beautifully remodeled bathroom was the removal of the entry slab hinged door and in the installation of the new custom five glass panel pocket door. This modern design in-town home was originally built with an open carport affording little privacy and parked vehicle exposure to damage/theft. The carport appeared to be tacked onto the rest of the home; almost an afterthought. The addition of an aluminum full view garage door with frosted tempered glass and a powder coated frame visually tied the carport to the home design and it provided increased privacy and security. Installation of a LiftMaster 8500 jackshaft type operator minimized intrusion of the door system into the otherwise open space.

Family room - mid-sized transitional open concept light wood floor family room idea in Toronto with beige walls and no fireplace

The bed folds up on to the wall behind it between wardrobes, assisted by concealed hydraulic gas pumps requiring minimal effort by one person. Once the bed is folded up, sliding folding doors are drawn across it to align with the adjacent cupboards. Once closed, the entire wall appears to be a continuous wardrobe, with no hint of the bed behind, completely transforming the room. The bed has a ply base over aluminium framing and a carved wooden edge band all around.

The semi-open kitchen came about as a ‘via-media’ to accommodate the lady of the house’s wish for privacy and the husband’s for an open kitchen. The wall dividing the living room and the kitchen was torn down and replaced with a wooden unit with a mix of some open shelves and some with louvred screens, to allow some visual connection without invading the kitchen’s privacy.
