The photographs below are taken from a house in the old market town of Basingstoke which is now the largest town in Hampshire. I was asked to address a very severe case of Limescale build-up in a shower cubicle. The wall tiles were Ceramic and a shocking amount of Limescale had deposited itself on them and the shower tray over the years; the owners were going to have to replace everything if Tile Doctor could not come to the rescue! The photos below really demonstrate the extent of the problem and needless to say the Gauntlet had been laid down and I was ready for a challenge! My first task was to provide the Ceramic tiled walls with an initial clean. I did this by firstly mixing a diluted solution of the high alkaline cleaner known as Tile Doctor Pro Clean and then applying this on the tiles and leaving it to dwell for a while before scrubbing it in by hand in order to remove any surface dirt and scum. This was then washed off and I set my mind to the main task at hand: the Limescale removal. To remove the Limescale it is necessary to apply an acidic product. However, there is an issue for homeowners that most products readily available on the market come in a liquid form, which of course simply drips down the tile, and therefore does not work to the best of its abilities. Fortunately, Tile Doctor recently launched a new product by the name of Acid Gel. Since it’s in a gel form it stays put on the surface and does not evaporate or dry out too quickly. This allows it time to break down the Limescale and other difficult stains. Acid Gel was thus applied to the affected areas and left to dwell for a short while. I then scrubbed it deeply into the tile and grout lines, and follow up with an application of steam to tackle the stubborn areas and help the Acid Gel to tackle the Limescale. The results were absolutely fantastic, and even the shower tray – which was in a very poor state indeed – came up very clean. This very old Encaustic tiled flooring was uncovered at a property in Chester when the present owners started to undertake renovation. They removed the carpets and vinyl tiles from the hallway, revealing the Encaustic tiles to find that they were in truly horrific condition. This included being covered by heavy dirt, dust and, in some parts, by a sticky black bitumen. Encaustic tiles are made out of compressed cement, and were commonly used in properties built during the Edwardian and Victorian period. This gives us a good idea of just how old these tiles are – but the owners were keen to see what Tile Doctor could do to restore their condition. The black bitumen was my main concern when it came to cleaning the tiles. To remove this, along with all the other dirt and dust, our powerful cleaner for heavy soil buildup, known as Tile Doctor Remove and Go, was applied. The product, which is also effective for removing adhesive and paint stains, was worked into the tiles then left to dwell for thirty minutes, before being scrubbed with a black pad fitted to a rotary machine. The resulting cleaning residue was soaked up with a wet vac machine. This cleaning process was repeated once more over to get the tiles as clean as possible, before leaving them to dry overnight. The next day, damp readings were taken to make sure the floor was dry enough to seal. It’s essential to take damp readings before sealing – especially with old tiled floors that may not have a damp proof membrane installed – as even the slightest amount of excess moisture can damage the performance of the sealer. Two types of sealer were used in this situation. First to be applied was a single coat of Tile Doctor Colour Grow, an impregnating, colour intensifying sealer which enhances the best shades in the tiles. Following this, four coats of Tile Doctor Seal and Go were applied. This is a topical sealer, which means it builds a layer of protection on the surface of the floor, while also providing an aesthetically pleasing low-sheen finish. The customer was over the moon at the end result. At first the floor looked to be with a lost cause, but with the right cleaning methods and products it has been a restored to a standard where it almost appears new. Another satisfied customer! This client from Highgate in North London, N6 contacted us about their large honed Limestone tiled floor that was installed throughout the ground floor. It had been laid seven years prior and was now grubby and in need of a deep clean and seal including the grout which had turned black with dirt. I visited the property to survey and assess what was required and provided the owner with a quotation for the renovation. The hallway pictured was in the worst condition, it was a busy house with young children and dogs and over the years the sealer had worn down leaving it vulnerable to ingrained dirt. Without a sealer to protect the stone it had become heavily soiled and lost its original polished appearance. Happy with the quote we scheduled a date for the work to go ahead. The quote included deep cleaning and burnishing the stone to bring back the polish, grout cleaning and re-sealing the Limestone to protect it. We arrived on the first day and prepared the area by taping up the skirting and woodwork to protect them from potential splashing. Next step was to burnish the floor using a set of Tile Doctor Diamond Burnishing Pads, specifically the 400, 800 and 1500 grit pads fitted to a rotary machine, these were used in sequence running each pad over the tiles several times with water to lubricate the process. The water turns into a fine slurry as pores in the stone are opened and the dirt is released, the slurry is rinsed off with more water and extracted using an industrial wet vacuum after each pad. The finer 800 and 1500-grit pads slowly close the pores and refine the appearance of the stone building up the polish in the process. A strong dilution of Tile Doctor Pro-Clean was then applied to the grout lines, leaving it for a short while to soak in and then hand scrubbing with a grout brush. The dirty cleaning solution and were then removed from the floor with the wet vacuum. This process was repeated across the different sections of the Limestone floor until I was satisfied with its appearance. Before leaving for the day, I rinsed the floor again using a buffing machine fitted with a brush fitted to give it a final clean. The floor was dried as much as possible using the wet vacuum and then allowed it to dry off fully overnight. The following day the final 3000-grit pad in the four-pad set was applied to the floor to bring up the polish even further. The pad is applied dry with only a little water sprayed onto the tile. We call this process a “Spray Burnish” and as well as leaving the floor nice and dry ready for sealing it adds a nice subtle shine to the stone. The floor was then sealed with two coats of Tile Doctor Colour Grow sealer. This is a colour intensifying impregnating sealer that works by occupying the pores in the stone so dirt cannot become ingrained there. It will provide durable protection and make the floor much easier to keep clean. It worked well on the pale Limestone and beautifully enhanced the colour and features in stone. Once complete the floor looked brand new again. I left a complimentary bottle of Tile Doctor Stone Soap with the client and gave them some information about how best to maintain the floor. This product is pH neutral and cleans whilst maintaining the patina on the stone helping to keep the floor in great condition. For this job, I had the pleasure of visiting the historic Salts Mill, a former textile mill turned art gallery, shopping centre, and restaurant complex near Bingley, West Yorkshire. It was built in 1853 by the famous manufacturer and philanthropist, Sir Titus Salt, and was at one point the largest industrial building in the world by total floor area. As you can imagine, a lot of the rooms at Salts Mill are over a century and a half old. Most of them also contained stone flooring made from Yorkstone – a type of Sandstone unique to Yorkshire, and easily distinguishable due to its rich, natural yellow colouring. Unfortunately, one such floor in the Salts Mill was in quite a bad state. It has completely lost its vibrance – appearing more grey than yellow – and was evidentially in need of a very deep clean and fresh seal. I started the Yorkstone tile restoration by soaking the floor in a strong dilution of our reliable alkaline-based tile cleaner, Tile Doctor Pro Clean, and scrubbing it in using a rotary machine fitted with a scrubbing pad. This quickly removed the initial layers of muck and, in the process, revealed oil-based paint and glue stains all over the floor. To break down the oil and paint I applied Tile Doctor Remove & Go, which is our heavy duty stripper, remover and degreaser. This quickly ate through the paint and glue, and I followed by giving the floor another thorough clean with Pro Clean. Finally, I rinsed the floor with clean water before leaving it to dry for a full two days due to the amount of chemical cleaning product and water applied. Upon my return to the Salts Mill two days later, I ran some quick damp tests to check for any excess moisture which could’ve prevented me from sealing the floor. Thankfully, the floor was dry and ready to be sealed, but it is always recommended, especially with older floors, to be aware of damp issues as these can be very troublesome. My choice of sealer was Tile Doctor Seal and Go, a topical sealer which provides a robust, stain resistant seal and a durable low sheen finish all in one product. Multiple coats of Seal and Go were applied, bringing the life and character back to these classic tiles. Nigel Stoker North West Yorkshire Tile Doctor

This Victorian floor in Twickenham, Middlesex was in good physical condition for its age but needed a good deep clean. Our customer had informed us that they had never cleaned or sealed the floor in the sixteen years that they had lived there so it was well overdue. I went over to survey the floor and completed a test clean on a small section of tiling to see which products/techniques would work best. I like to do this as it demonstrates to the client what can be done, and it allows me to come up with an accurate price for doing the work. As you can see from the pictures, there was quite a difference in the test patch compared to the rest of the floor. Years of foot traffic from the street had taken its’ toll and the floor was very dirty. Luckily, the floor was in very good condition and had not worn too badly. Once they had seen the test patch, they were confident that it would be worth go ahead with my quote. It would ensure that the period feature was retained for many years to come. The colours on the floor were quite faded so it would be nice to get it restored. I started the cleaning process by first taping up the surrounding skirting boards and doors to ensure they were protected from potential splashing. Cleaning involved spraying the Victorian tiles with a strong dilution of Tile Doctor Pro-Clean which is a dedicated Tile and Grout cleaning product. This was left to soak in for about ten minutes and then scrubbed in using a black pad fitted to a heavy-duty rotary scrubber. This gives the floor a good mechanical scrub and works wonders releasing the ground-in dirt and soil from the tiles. The strong dilution of Pro-Clean will also remove any remaining sealers from the tile, however after sixteen years I doubted there would much trace of sealer left. Once done the floor was rinsed with water and all the soils removed with a wet vacuum. Following the initial clean the colours were already much stronger. Next step however was to improve on that by giving the floor an acid rinse using Tile Doctor Grout Clean-Up. This removes mineral deposits and generally brightens up the appearance of the tile. After another round of scrubbing the floor was rinsed with our high-pressure washer and then vacuumed, extracting all of the dirty water and dirt away in one go. The floor was looking a lot better and was left to dry overnight. After allowing the floor to dry overnight, we returned the next day to seal the floor. First, checking the floor was dry using the damp meter. Floors of this age can take a little longer to dry as there is no damp-proof membrane so it’s always worth checking as applying a sealer to damp tiles is not a good idea. Once I was satisfied it was dry eight coats of Tile Doctor Seal and Go sheen finish sealer were applied. This takes a while to do as each coat needs to dry before applying the next. The sealer will protect the Victorian tiles for dirt and stains, it also enhanced the colours in the tile and will make it easier to keep the floor clean going forward. My client was very pleased with the floor and mentioned that they should have called me in sooner! For aftercare cleaning I recommended Tile Doctor Neutral Clean which is an effective cleaner with a neutral pH, its designed for cleaning tiles without degrading the sealer. If you’re a first time buyer in the process of renovating or redecorating your new property, you may well discover some fantastic tiled floors hidden under your carpets. Certainly in my experience this happens quite often, so it came as no surprise when I got a call from a couple who had pulled up the carpet in the kitchen of their new house in Chester to find Quarry tiles, along with some fantastic Victorian tiles in the hallway. While the Quarry tiles were in relatively good condition – having been shielded by carpet for many years – the couple were still understandably keen to get them back to looking their very best. I was more than happy to help them do just that. Before beginning the restoration, I removed the kick boards from the kitchen cupboards so as not to damage them. I then applied a solution of our versatile, high alkaline cleaner, Tile Doctor Pro Clean, and let it soak into the tiles for a short period before scrubbing it in using a rotary machine fitted with a black scrubbing pad. Pro Clean is suitable for use on most natural stone tiles, including Quarry, Victorian and Slate, doing the trick to break down medium to heavy soil buildup. The floor was then rinsed off with clean water, and the resulting slurry was promptly removed using a wet vac. I then left the floor dry out overnight. I returned to the property the next morning, and started out by taking a couple of damp meter readings to make sure the floor was dry enough to seal. This is an essential task before sealing any tiled floor as even the smallest amount of excess moisture can cloud the sealer and damage its performance. To seal the floor, I firstly applied one coat of Tile Doctor Colour Grow, which really brought out the natural reddish shades in the Quarry. As an impregnating sealer, Colour Colour fills the pores in the stone and prevents dirt from becoming ingrained. I followed the application of Colour Grow by applying three coats of Tile Doctor Seal and Go Extra. As a topical sealer, Seal and Go Extra forms an additional stain resistant seal on the surface of the tiles to protect against dirt and stains. It also gave the tiles a quality sheen finish as requested by the customer. The customers were very happy with their newly restored Quarry tiled floor. They left the following feedback: “We were both thrilled to bits with how nice the Quarry tiled kitchen floor looked, after being cleaned and sealed. I was recently called down to a client’s house in the market town of Wellingborough, situated approximately 11 miles from Northampton. My client’s situation was an interesting one, as she had an old gas pipe sticking out of her Victorian tiled floor, very close to a doorway. Not only was this a bit of an eyesore, it was also significant trip hazard. The floor had been previously covered by carpet, so it is understandable that my client would have been initially unaware of the obstructive gas pipe. Rather than risking an accident in the future, she asked me to see what I could do to rectify the issue. At the same time, I was commissioned to give the floor a much needed clean and re-seal. My first priority was, of course, to deal with the exposed gas pipe. I was unsure whether the pipe was live or not, so I carefully removed the surrounding tiles, allowing a certified engineer access to it. He ensured that the pipe was capped below the tile line, allowing me to safely proceed with my repairs. I returned a few days later, rescreened the area, and began to refit the tiles, carefully hand painting some of the black tiles to hide the damage and cracks. I also applied new grout to fix all of the replaced tiles into position, and this was left to set overnight. Returning to the house the next day, I set about treating the floor to a normal strip, clean and re-seal of the entire floor. There was very little old sealer still remaining on the tiles, so I mixed a solution of Tile Doctor Pro Clean and water, before applying this to the floor. Pro Clean is a strong alkaline cleaner which also contains stripping properties, allowing it to both clean and break down any old sealer. The solution was worked into the tiles using a black scrubbing pad, and any excess residue was quickly absorbed using a wet-vac machine. With older floors you never can tell if a damp proof membrane was installed and it can be troublesome applying a sealant to a damp floor so I left the whole floor to dry for seven days, giving it more than sufficient time to dry completely before the re-seal. To seal the tiles I used five coats of Tile Doctor Seal & Go Extra, which provides both a robust surface seal and the pleasing sheen finish requested by my client; Seal and Go Extra is especially suitable for exterior applications or damp floors due to its increased breathability. My client was very glad to see the back of the gas pipe and pleased with the overall results of the clean and seal, as it had given this Victorian tiled floor – once hidden under carpet – new life and character.
