The 2021 Southern Living Idea House is inspiring on multiple levels—from the stunning location in Louisville, Kentucky overlooking the Ohio river, to the design-driven home that marries European countryside vibes with a timeless aesthetic. Dubbed the “forever home,” the concept was to design for all stages of life, with thoughtful spaces that meet the ever-evolving needs of families today. The 5,545-square-foot, Colonial Greek Revival Cottage-style home is located in The Breakers at Prospect community and is the collective effort of many. While it may have formerly been a trend to embrace open layout living spaces, following the pandemic families are seeking spaces in the home that feel separated, to allow for privacy. Rooms with clear intentions allow more options for areas in which to spend time, depending on your mood, and this home perfectly balances livable and lively ideas. Marvin products were chosen for this project to maximize the use of natural light, allow airflow from outdoors to indoors, and provide expansive views that overlook the Ohio River. This open kitchen and living design meets the lifestyle needs of an active household and encourages guests to hang out or join in the food prep when entertaining. The bright, open transitional style strikes the perfect balance between traditional and modern design schemes.

This garden was designed to celebrate panoramic views of the San Gabriel mountains. Horizontal bands of slate tile from the interior of the mid-century home wrap around the house’s perimeter and extend to the rear pool area, inviting the family outdoors. With a pool framed by mature trees, a sunken seating area, fruit trees, and a modest lawn for a young family, the landscape provides a wide range of opportunities for play, entertaining and relaxation.

Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. When an international client moved from Brazil to Stamford, Connecticut, they reached out to Decor Aid, and asked for our help in modernizing a recently purchased suburban home. The client felt that the house was too “cookie-cutter,” and wanted to transform their space into a highly individualized home for their energetic family of four. In addition to giving the house a more updated and modern feel, the client wanted to use the interior design as an opportunity to segment and demarcate each area of the home. They requested that the downstairs area be transformed into a media room, where the whole family could hang out together. Both of the parents work from home, and so their office spaces had to be sequestered from the rest of the house, but conceived without any disruptive design elements. And as the husband is a photographer, he wanted to put his own artwork on display. So the furniture that we sourced had to balance the more traditional elements of the house, while also feeling cohesive with the husband’s bold, graphic, contemporary style of photography. The first step in transforming this house was repainting the interior and exterior, which were originally done in outdated beige and taupe colors. To set the tone for a classically modern design scheme, we painted the exterior a charcoal grey, with a white trim, and repainted the door a crimson red. The home offices were placed in a quiet corner of the house, and outfitted with a similar color palette: grey walls, a white trim, and red accents, for a seamless transition between work space and home life. The house is situated on the edge of a Connecticut forest, with clusters of maple, birch, and hemlock trees lining the property. So we installed white window treatments, to accentuate the natural surroundings, and to highlight the angular architecture of the home. In the entryway, a bold, graphic print, and a thick-pile sheepskin rug set the tone for this modern, yet comfortable home. While the formal room was conceived with a high-contrast neutral palette and angular, contemporary furniture, the downstairs media area includes a spiral staircase, comfortable furniture, and patterned accent pillows, which creates a more relaxed atmosphere. Equipped with a television, a fully-stocked bar, and a variety of table games, the downstairs media area has something for everyone in this energetic young family.

The outdoor dining area opens up the opportunity to dine and gather in the outdoors at home with friends and family. A modern steel pergola custom designed and built for the space adds shade and is treated to match the home's color palette.

Our client came to us with a desire to take an overgrown, neglected space and transform it into a clean contemporary backyard for the family to enjoy. Having had less than stellar experiences with other contractors, they wanted to find a trustworthy company; One that would complement their style and provide excellent communication. They saw a JRP banner at their son's baseball game at Westlake High School and decided to call. After meeting with the team, they knew JRP was the firm they needed to give their backyard a complete overhaul. With a focus on sleek, clean lines, this contemporary backyard is captivating. The outdoor family room is a perfect blend of beauty, form, and function. JRP reworked the courtyard and dining area to create a space for the family to enjoy together. An outdoor pergola houses a media center and lounge. Restoration Hardware low profile furniture provides comfortable seating while maintaining a polished look. The adjacent barbecue is perfect for crafting up family dinners to enjoy amidst a Southern California sunset. Before renovating, the landscaping was an unkempt mess that felt overwhelming. Synthetic grass and concrete decking was installed to give the backyard a fresh feel while offering easy maintenance. Gorgeous hardscaping takes the outdoor area to a whole new level. The resurfaced free-form pool joins to a lounge area that's perfect for soaking up the sun while watching the kids swim. Hedges and outdoor shrubs now maintain a clean, uniformed look. A tucked-away area taken over by plants provided an opportunity to create an intimate outdoor dining space. JRP added wooden containers to accommodate touches of greenery that weren't overwhelming. Bold patterned statement flooring contrasts beautifully against a neutral palette. Additionally, our team incorporated a fireplace for a feel of coziness. Once an overlooked space, the clients and their children are now eager to spend time outdoors together. Cool & Contemporary is the vibe our clients were seeking out. Phase 1 complete for this El Paso Westside project. Consistent with the homes architecture and lifestyle creates a space to handle all occasions. Early morning coffee on the patio or around the firepit, smores, drinks, relaxing, reading & maybe a little dancing. Cedar planks set on raw steel post create a cozy atmosphere. Sitting or laying down on cushions and pillows atop the smooth buff leuders limestone bench with your feet popped up on the custom gas firepit. Raw steel veneer, limestone cap and stainless steel fire fixtures complete the sleek contemporary feels. Concrete steps & path lights beam up and accentuates the focal setting. To prep for phase 2, ground cover pathways and areas are ready for the new outdoor movie projector, more privacy, picnic area, permanent seating, landscape and lighting to come.

The Parkgate was designed from the inside out to give homage to the past. It has a welcoming wraparound front porch and, much like its ancestors, a surprising grandeur from floor to floor. The stair opens to a spectacular window with flanking bookcases, making the family space as special as the public areas of the home. The formal living room is separated from the family space, yet reconnected with a unique screened porch ideal for entertaining. The large kitchen, with its built-in curved booth and large dining area to the front of the home, is also ideal for entertaining. The back hall entry is perfect for a large family, with big closets, locker areas, laundry home management room, bath and back stair. The home has a large master suite and two children's rooms on the second floor, with an uncommon third floor boasting two more wonderful bedrooms. The lower level is every family’s dream, boasting a large game room, guest suite, family room and gymnasium with 14-foot ceiling. The main stair is split to give further separation between formal and informal living. The kitchen dining area flanks the foyer, giving it a more traditional feel. It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

It was arduous to find space for sleeping, reading, sewing, writing, painting and sitting - all within a 168 square foot room. Success depended on creative use of every nook and savvy space planning. There were two closets, so one was repurposed into a small office area. The mesh bins are used for storing sewing materials or other craft supplies.

The genesis of design for this desert retreat was the informal dining area in which the clients, along with family and friends, would gather. Located in north Scottsdale’s prestigious Silverleaf, this ranch hacienda offers 6,500 square feet of gracious hospitality for family and friends. Focused around the informal dining area, the home’s living spaces, both indoor and outdoor, offer warmth of materials and proximity for expansion of the casual dining space that the owners envisioned for hosting gatherings to include their two grown children, parents, and many friends. The kitchen, adjacent to the informal dining, serves as the functioning heart of the home and is open to the great room, informal dining room, and office, and is mere steps away from the outdoor patio lounge and poolside guest casita. Additionally, the main house master suite enjoys spectacular vistas of the adjacent McDowell mountains and distant Phoenix city lights. The clients, who desired ample guest quarters for their visiting adult children, decided on a detached guest casita featuring two bedroom suites, a living area, and a small kitchen. The guest casita’s spectacular bedroom mountain views are surpassed only by the living area views of distant mountains seen beyond the spectacular pool and outdoor living spaces. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Our client wanted a rustic chic look for their covered porch. We gave the crown molding and trim a more formal look, but kept the roof more rustic with open rafters. Thse clients came to me for a kitchen refresh. Keeping the existing floor plan but updating as much as possible. After explaining my thoughts, they chose to go with a much larger project. The wall to the garage wash pushed bach 12" to allow for the island to happen. This almost couldn't happen as there is a support post in the garage we had to keep. I designed the last pantry area as on 10" deep, allowing us to conceal that behind the cabinets. Then, we opend up the wall to the dining room to make the rooms one large space. The wall to the family room was also openend up, leaving the half wall to allow for the kitchen eating area. They wanted to incorporate a bar area, without it feeling like a "bar" The fabulous tall custom unit houses their wine collection and then half of the dining room buffet area holds glassware and other bar items. I helped the clients with all of the design choices.We all wanted to keep the space classic, war, functional and with mixed materials. I chose to use the same countertop material for the backsplash, to keep the space feeling as large as possible.
