A South End roof deck sounds delightful, but the existing condition of this deck was in desperate need of a face lift. The client wanted a more functional space with varied zones for different activities; comfortable seating to accommodate a group and intimate enough for two. They also wanted a professional type exterior kitchen with special grilling options. We were limited in our renovation options to the existing simple rectangular roof deck footprint. The design solution let site attributes such as views, sun path and cooking zone shape the project. Minimum maintenance materials such as "light block" countertops and ipe wood decking were employed. The new exterior room has a complete stainless steel kitchen and raised bar area. The kitchen, backed by tall woven screens of mahogany and stainless steel, anchored the room and shielded view from an adjacent roof deck. Multiple seating areas were incorporated to take advantage of the wide view of the South End & Back Bay. The free form lounge seating has a partial tall back acting as both a screen and barrier to vertigo. Once a disorganized and dated space, the client now has multi-functional space for outdoor entertaining and enjoyment.

Narrowed by lot size and property constraints, it was Michaels vision that motivated owners to incorporate an outdoor kitchen, sunken hot tub and remote controlled outdoor fire tower into an expanded deck over and above the owners thought out outdoor living design that got the ball rolling. Michael’s team of outdoor living specialists took down the original collapitated deck moved the hot tub over and sunken into the newly expanded deck. An L shaped outdoor kitchen island complete with DCS GRILL, DCS warmer, summit refrigerator, Danver three door storage and custom stone and granite cut into the deck allowed for dining and conversation at a higher quality of life. The ability to grill outdoors and have a pull up bar for others while looking back at the sea made for a new perspective of the outdoors. Flanking the patio on both sides of the patio and at the merge was a custom built six foot high gas fire tower. Everyone dreams of a luxurious bathroom. But a bath with an enviable city and water view? That’s almost beyond expectation. But this primary bath delivers that and more. The introduction to this oasis is through a reeded glass pocket door, obscuring the actual contents of the room, but allowing an abundance of natural light to lure you in. Upon entering, you’re struck by the expansiveness of the relatively modest footprint. This is attributed to the judicious use of only three materials: slatted wood panels; marble; and glass. Resisting the temptation to add multiple finishes creates a voluminous effect. Slats of rift-cut white oak in a natural finish were custom fabricated into vanity doors and wall panels. The pattern mimics the reeded glass on the entry door. On the floating vanity, the doors have a beveled top edge, thus eliminating the distraction of hardware. Marble is lavished on the floor; the shower enclosure; the tub deck and surround; as well as the custom 6” thick mitered countertop with integral sinks and backsplash. The glass shower door and end wall allows straight sight lines to that all-important view. Tri-view mirrors interspersed with LED lighting prove that medicine cabinets can still be stylish. New York-style townhomes resulting from vertical and horizontal addition in Russian Hill. Six full levels are revealed behind the modest but meticulously restored facade, with panoramic views, sophisticated finishes, sustainable features everywhere, decks on all levels, full-featured wellness floor and inviting nestled yard, car elevator spawning three levels, parking for 4+ cars, multi-family intergenerational planning and full set of smarthome features among many other attributes.

This shingle style cottage was a complete renovation, enhancing its already charming attributes with new, modern amenities. Renovations included enclosing an existing sunroom, new windows and new roof dormers to gain access to a walk-out roof deck.

Rock outcroppings make a striking background for new lounge areas in this compact Los Angeles hillside garden. Working with the attributes of the site, we added native plants to drape over the stone, and converted hollowed stone planters into a firepit and water feature. The Prairie View project completely transformed the back outdoor living space and enhanced the curb appeal in the front of the property. A beautifully crafted deck now features a fire pit and also heating and cooling attributes to allow this space to be enjoyed year-round, along with the assistance of a roof addition. The under-decking system protects the patio below from moisture, making it the ideal location to cook even during inclement weather. The meticulously crafted walkway, illuminated retaining walls, and entryway were the perfect finishes to tie this transformation together.

Renovisions designed and installed a wood hood in matching light gray painted finish with a hood liner that provided the maximum ventilation, while staying within the proper building code of a 350cfm air exchange, without having to add a make -up air system which would have added to the cost of the project. *Better functioning ‘Spinner Storage’ for interior storage. The clients loved them in their old kitchen; we furnished and installed new and better-quality spinners storage units. *A unique opening between the kitchen and family room that allowed homeowners to pass meals through as they enjoyed a movie from the family room. *A Smart-Divide porcelain enamel sink with stainless steel grids allow plenty of room for dirty dishes, pots and pans as well as separate areas to prep and wash dishes as needed. * Anti-glare finishes were a must have for these clients; kitchen cabinetry in a matte gray neutral finish, faucet and cabinet hardware in a matte black finish and stunning Cambria quartz countertops in a suede finish set the stage. At completion phase, homeowners were ensured that they were receiving high-quality products, style and craftmanship in the most efficient time frame and were thrilled with look of their new kitchen that also provided plenty of prep, entertaining and seating space. The clients attributes the success of the design to the emotions it inspired when the job was completed – they simply love everything about it!
