Carefully sited onto its environment, this dwelling was placed to reveal a magnificent vista. Maximizing the use of the site by creating stepped terraces that envelope the residence and frame the spectacular views. The long reflecting pool provides its orientation amongst the sweeping panorama of the surrounding hills that enhance the relationship of the interior and exterior spaces of this multi-story home. The dynamic thrust of the soaring inverted roof meets the landscape beneath a dominant overhang. The result is a sense of protected openness and freedom within expansive interior space surrounded by glass.

H2D Architecture + Design developed a comprehensive vision for the renovation of this Bellevue residence, creating a cohesive master plan that can be implemented in phased construction to align with the homeowners' priorities, budget, and timeline. The first phase reimagined the primary suite, including a redesigned bathroom, reconfigured closet and bedroom. Strategic space planning enhanced the functionality and flow of each space while creating a serene, spa-inspired retreat tailored to the homeowners' lifestyle. Future phases will transform the home's main living areas through a complete reconfiguration of the kitchen, dining room, entry, and living room. The design will improve circulation, increase functionality, and create light-filled, beautifully connected spaces.

Our clients purchased a new house, but wanted to add their own personal style and touches to make it really feel like home. We added a few updated to the exterior, plus paneling in the entryway and formal sitting room, customized the master closet, and cosmetic updates to the kitchen, formal dining room, great room, formal sitting room, laundry room, children’s spaces, nursery, and master suite. All new furniture, accessories, and home-staging was done by InHance. Window treatments, wall paper, and paint was updated, plus we re-did the tile in the downstairs powder room to glam it up. The children’s bedrooms and playroom have custom furnishings and décor pieces that make the rooms feel super sweet and personal. All the details in the furnishing and décor really brought this home together and our clients couldn’t be happier!

This Bethesda, MD screen porch, deck, and shed features Azek decking and white vinyl handrails. The bugs are kept out by Screen Eze screening system and an Andersen storm door. A shed in built beneath the screen room creating storage space for this urban home.

This cheerful kids’ bedroom balances fun patterns with thoughtful design. Two twin beds sit beneath a tray ceiling, each accented with a blue, green, and white upholstered headboard that spans the wall. Beige Roman shades softly filter light, while blue-and-white lumbar pillows and yellow-striped Euro shams add playful pops of color. White storage benches at the foot of each bed provide functionality, and a fluffy white area rug completes the space, creating a bright, organized, and inviting bedroom for children. This large light-filled open loft in the Tribeca neighborhood of New York City was purchased by a growing family to make into their family home. The loft, previously a lighting showroom, had been converted for residential use with the standard amenities but was entirely open and therefore needed to be reconfigured. One of the best attributes of this particular loft is its extremely large windows situated on all four sides due to the locations of neighboring buildings. This unusual condition allowed much of the rear of the space to be divided into 3 bedrooms/3 bathrooms, all of which had ample windows. The kitchen and the utilities were moved to the center of the space as they did not require as much natural lighting, leaving the entire front of the loft as an open dining/living area. The overall space was given a more modern feel while emphasizing it’s industrial character. The original tin ceiling was preserved throughout the loft with all new lighting run in orderly conduit beneath it, much of which is exposed light bulbs. In a play on the ceiling material the main wall opposite the kitchen was clad in unfinished, distressed tin panels creating a focal point in the home. Traditional baseboards and door casings were thrown out in lieu of blackened steel angle throughout the loft. Blackened steel was also used in combination with glass panels to create an enclosure for the office at the end of the main corridor; this allowed the light from the large window in the office to pass though while creating a private yet open space to work. The master suite features a large open bath with a sculptural freestanding tub all clad in a serene beige tile that has the feel of concrete. The kids bath is a fun play of large cobalt blue hexagon tile on the floor and rear wall of the tub juxtaposed with a bright white subway tile on the remaining walls. The kitchen features a long wall of floor to ceiling white and navy cabinetry with an adjacent 15 foot island of which half is a table for casual dining. Other interesting features of the loft are the industrial ladder up to the small elevated play area in the living room, the navy cabinetry and antique mirror clad dining niche, and the wallpapered powder room with antique mirror and blackened steel accessories.

The custom designed pivot door of this home's foyer is a showstopper. The 5' x 9' wood front door and sidelights blend seamlessly with the adjacent staircase. A round marble foyer table provides an entry focal point, while round ottomans beneath the table provide a convenient place the remove snowy boots before entering the rest of the home. The modern sleek staircase in this home serves as the common thread that connects the three separate floors. The architecturally significant staircase features "floating treads" and sleek glass and metal railing. Our team thoughtfully selected the staircase details and materials to seamlessly marry the modern exterior of the home with the interior. A striking multi-pendant chandelier is the eye-catching focal point of the stairwell on the main and upper levels of the home. The positions of each hand-blown glass pendant were carefully placed to cascade down the stairwell in a dramatic fashion. The elevator next to the staircase (not shown) provides ease in carrying groceries or laundry, as an alternative to using the stairs.
