This laundry room was dark and dated. The porcelain decorative tile flooring blends seamlessly with the white oak flooring in the hallway creating a smooth and interesting transition. We created a tall utility cabinet for storing mops, brooms, vacuum and ironing board. The flooring runs strait through for ease of use.

Designed by local building designer, each Duplex contains open plan living, 3 bedrooms , ensuite, large void allowing light in and cross ventilation to upper level. Extensive landscaping has been completed incorporating large 6 x 4m pools with feature wall and water feature to each Duplex. A contemporary Resort feel has been achieved to allow these duplex to blend seamlessly with a Noosaville lifestyle.

Located in the picturesque San Luis Drive neighborhood, the Okimoto Residence was a major remodel and addition. What started as a minor facelift, the project underwent a series of design iterations to address the growing family's needs. The clients wanted a clean and contemporary home that wouldn't stick out in this typically traditional San Luis Obispo neighborhood. The final design was a 4 bedroom home with a large great room and play room. A 9' x 16' pocketing slider door opens the great room to the lush backyard which sits directly adjacent to the San Luis Creek. Smooth trowel stucco, a standing seam metal roof, and a texas limestone clad spine wall blend seamlessly with the warmer trim accents and clear cedar eaves. On the interior, the thoughtfully selected finishes provide a clean and inviting space that compliment the young, growing family's lifestyle.

This kitchen was your typical builder basic design. Lot's of cabinets with no thought for function. An odd shaped island that took up space, but didn't provide much storage. We straightened out the island to create more storage and loads of function. It now has the sink, dishwasher, trash center, bookcase, mixer cabinet and microwave drawer plus more! We removed the wall double ovens and added a 48" range instead. This allowed us to flank either side of the fridge with roll out pantry cabinets. An appliance garage was added to the corner. The range has a custom hood over it that blends seamlessly with the cabinets. The client needed a space to sit and check the mail so we created an office space at the end of the wall. Behind the blinds is a new 10' slider for access to the patio. Luxury vinyl plank flooring went in throughout the house. Custom pendant lights were hung in clusters of three above the island. The kitchen was painted Accessible Beige by SW.

Cooking essentials are all within reach for the serious chefs in this home! Faced with a cramped eat-in kitchen our job was to both maximize and open up the space. By relocating the refrigerator and surrounding it with pantry cabinets, we were able to create more counter space and allow space for two chefs. Warm stained-wood open corner shelving was installed to display the chefs’ favorite items and keep them right at an arm's reach. The breakfast table is now positioned at the window, giving diners a view of the beautiful backyard. The finishes (Executive Cabinetry - Putnam door style in Alabaster paint; Belgian Blue Satin quartz counters by Alleanza) blend seamlessly with the rest of the home.

On a corner lot in the sought after Preston Hollow area of Dallas, this 4,500sf modern home was designed to connect the indoors to the outdoors while maintaining privacy. The homeowners were building a new home and wanted to incorporate a beautiful lakeside landscape design. The design was constrained by several factors, including lakeshore setbacks that limited development towards the lake and impacted sideyards, as well as strict impervious surface restrictions that limited installation options. To address these challenges, steppers and 3-foot pathways with planting beds were used to create connection spaces without affecting lot coverage. Despite these restrictions, the goals for the project were clear: create an open yard that maintains views of the lake, develop connected and versatile entertaining spaces, and use materials and colors that blend seamlessly with the house. The design also aimed to provide ample space for family and friends and incorporate a firepit area, hot tub, cooking area, longue beds, and dining area.

The backsplash was updated with Cybele Blue Porcelain Tile to align with the bottom of the upper cabinets in the kitchen, butler’s pantry, and coffee bar area, extending above the stovetop to the bottom of the new hood. Appliances and fixtures were updated with a new single basin sink, and a stylish faucet. A new range hood with a custom wood exterior enhanced the ventilation, blending seamlessly into the kitchen’s design. They wanted Alair to create a traditional setting that showcased the antiques they had collected over the years, while still blending seamlessly with the modern touches required to live comfortably in today's world.

A vaulted ceiling carries a modern and casual kitchen and open living space with an overlook into a deep Californian canyon. Stacked cabinets with beaded and frosted glass inserts scale the large back wall, gracefully uplit with LED strip lighting. An open bookcase and ornamental hood delineate the cooking and desk space below. A single strip of smoked mirror stretches across the backsplash, blending seamlessly with the solid grey quart countertop underneath. Since the kitchen wall is the main focal point upon entering, all appliances are hidden from view in a stay lift cabinet next to the fridge. A dark wood stained island anchors the central space flow and three concrete pendant lights above shine down on the Blanco undermount sink and Statuario marble quartz countertop. The living space off to the side features flanking casework to match the island in a dark stained cherry with matching glass backplash.

Traditional architecture is simultaneously respected and modernized in this spectacular primary bathroom refresh. Hexagon tiles with repeating floral pattern span the room’s floors and extend into the minimally curbed shower with a modern zero threshold. Handmade tiles with varying glazed finish on the shower wall provides texture and movement. A contemporary niche design blends seamlessly into the tile with tempered glass shelves, providing at once a toe rest and ample storage. The warm wood tones of the vanity and window seat provided much needed warmth and contrast to the otherwise cool tones of the space, and the traditional detailing of the vanity harken back to the homes original character. Matte black fixtures and accessories, zinc wrapped medicine cabinets, and gray marble countertop complete the collected look.

This remarkable freestanding elliptical staircase creates a spectacular architectural moment. Three flights rise gracefully through the house, featuring soft light-stained oak treads and handrail that blend seamlessly with the home's hardwood flooring. Crisp white stringers and risers provide a clean foundation, allowing the natural wood warmth to shine. The defining feature is the geometric black wrought-iron balusters. It is the contrast between organic curves and precise geometry, natural wood and forged metal, that creates a staircase that's both elegant and dramatic. 1976-2026 © Century Stair Company

Branksome Road Set within a Bournemouth conservation zone; Branksome Woods provided the challenge of designing additional, modern space for a growing family whilst respecting sensitive contextual conditions. Footprint Architects responded by continuing the existing roofline across the property, providing an extra two bedrooms whilst also allowing the proposal to blend seamlessly with the properties existing form, whilst breathing new life into the look of the dated building. On the ground floor, the kitchen and dinning area were re-organised and extended out from the property in a brick form that exhibits views of the garden, with an alternative contrasting timber rear entrance to provide improved access to the house from the drive and garage. The design changes have transformed the quality and functionality of Branksome Woods, providing modern additional space, with a minimal impact on the surrounding context. The project was completed in November 2017.
