Natural walnut cabinetry brings warmth balanced by the subtle movement in the warm gray floor and wall tiles and the white quartz counters and shower surround. The client approached us as he had a property that benefited from an elevated position and water views over the Georges River. The current home needed a change to the layout, additional bedrooms and living spaces that captured the magnificent views and catering for their retirement. The existing property had a garage, rumpus room and two terrace’s within the front setback along the boundary which needed to remain as part of the proposal as it would not be permissible to reinstate them under the current planning rules. The floor plan of the development is meticulous in providing for the needs of the client. As seniors in their 70’s we were keen to provide easy access on a steep sloping block. The driveway, lift and elevation of the main floor level adjacent to the rear garden has achieved this brilliantly. Enjoyment of the stunning views over the river was of paramount importance and this has been elegantly achieved. There are great views from all three terraces, the entire upper floor, including the master bedroom, the lift, the rear patio and rear garden. The highlight of this home, however, is the enthusiastic manner which, both the client and designer approached the picturesque views. Large double glazed windows and doors optimally located provide wonderful thermal efficiency and a seamless connection between indoors and outdoors whilst ensuring privacy from neighbouring sites. As readers of architect/designer Katie Hutchison’s book The New Cottage (Taunton Press 2018), these homeowners approached KHS about designing a second home in Westerly, Rhode Island. Theirs is a double-long lot with street frontage on both ends, a short walk from the water. In addition to the new house, their wish list included a new lap pool (with associated patio) and new garage.
Aesthetically, they were looking to create an informally elegant, human-scaled family compound, engaged with the site and connected with the outdoors. They further requested sustainable features/systems and low-maintenance materials.
In response, KHS proposed an ell-shaped house that wraps two sides of a lap pool/patio. A porch-fronted two-story gabled component faces the main street and is flanked by the one-story primary suite in one leg of the ell and the one-story kitchen and rear porches in the other leg of the ell. The house is an efficient +/- 2800 square-feet and contains four bedrooms and three and one half bathrooms.
A salt-box inspired garage is detached so as not to increase the building massing. It helps shape outdoor spaces and doesn’t block daylight and direct exterior access from the house. It faces the secondary street. Driveways off both streets offer different modes of arrival.
The south-facing roof of the two-story volume – which includes three bedrooms and two baths – and the south-facing one-story roof of the kitchen and rear porches, as well as the south-facing roof of the garage support 47 photovoltaic solar panels, providing the bulk of the property’s electric power.
Two oversized exterior folding glass doors off the living area and kitchen blur the boundary between indoors and outdoors, welcoming abundant daylight, views of the pool and patio, as well as summer breezes. An airy living/dining area includes a long custom window seat and borders a semi-open kitchen beneath a cathedral ceiling. Living area built-in shelving frames a TV and surrounds a modern efficient pellet stove.
A cheerful interior palette of soft hues features pops of color, Scandinavian wallpapers, custom textiles, and a dash of warm wood accents in the form of counters, built-in desks, and custom furnishings. On the exterior, natural shingles side the main volume and environmentally friendly and durable Boral board-and-batten side the one-story components and garage, communicating a legible hierarchy of spaces. The overall effect is a breezy, crisp New England home, pool patio, and garage for today’s living.

This is a permitted project in an Environmentally Critical Area of Seattle. Full survey and geotechnical reports were needed as well as changes to the best management practices during install.

This contemporary master bath suite emulates my client’s style perfectly, which is a mix of warm New England tradition and interesting modern detail. Originally the bathroom was a small space with access to a mediocre closet, a small outdated shower stall, and large corner whirlpool tub.
The transformation of this bath began by removing everything pre-existing and starting a new layout from scratch. Ample amounts of storage were created by building a custom center wall cabinet for the deep red stained vanity separating his and hers sinks. The same privacy was created for the toilet, discretely placing it behind a half wall.
The major design focal points include a freestanding egg shaped tub with sleek Sigma brushed nickel controls and a custom shower. The tub is surrounded by large horizontal matte and polished tiles and basks in the glow from the large window above. A custom shower facing the tub features the same large tiles with the addition of a metallic copper and gray horizontal border. The tile is continued to the floating seat keeping the lines clean.
This bath is now spa quality, contemporary and sleek, and the perfect retreat for this happy couple!

A married pair of artists sought to expand and adapt this salt box-style house into a functional, attractive live/work space while retaining certain nostalgic elements (this was the wife’s childhood home.) Their objectives included adding on a dining room; expanding the master bedroom and downstairs studio spaces; maximizing natural light; and continuing occupancy throughout.
The through-block property is sited between a high-traffic road and another that provides vehicular access to the house. The architect’s solution effectively reversed the entry sequence. The studio elevation, with the master bedroom, dining room and terrace above, is now the formal front of the house, while the former front entrance from the busy road is now secondary.
Today, visitors arrive at the new primary entrance, greeted by a façade suggesting a simple folded ribbon: metal panels that wrap the expanded master bedroom and the new terrace.
Recladding with fiber cement composite rainscreen (a choice inspired by the clients’ travels in Finland) unifies the addition with the existing. The new dining room enjoys views of Meadowlands sunsets through the 12-foot length of full-height glass and the cable rails of the new deck outside. The L-shaped artist studio/office downstairs now gains light from transom-height windows running the width of the house.

A two tiered block retaining wall system with a set of steps was installed allow for access from the upper level to the lower level and to allow for the creation of planting beds in between and around the walls.

Bridgeport Freeform Infinity Pool & Cabana designed by Mike Farley. This is a clean, neat, tailored diving pool with a large shallow end for activities and swimming laps. There are multiple level flagstone decks, dry stacked retaining walls, and steps to deal with the hillside. Entertainment areas were placed on the sides and the back so not to block any views of the pool or grandchildren swimming. Fire bowls anchored the Vanishing Edge spillway and framed the view of the lake. The cabana provides shelter for the large kitchen and bar area. The back wall of the pool provides additional seating due to the grade and a place to gather around the fire pit. The spa provided good access to the master bedroom and floating pads provided transition between the two terraces.
