Seattle is now building more detached ADUs than houses. Last year in Seattle 551 building permits were issued for new detached ADUs (DADUs). This new DADU in Seattle’s Green Lake Neighborhood was one of them. It contains 1,170 sq ft and features 2 bedrooms and 1.5 baths. The ground floor features an open plan with a bank of windows and glass doors facing south and opening on a private yard framed by new fencing and a detached garage. The location on the alley gives the ADU great street presence. New developments like this are part of a broader goal to increase the number of smaller housing units large enough to be suitable for families close to urban amenities like parks and schools, so-called missing middle housing. As part of the development, the original house was preserved and renovated. thus achieving two goals of the City of Seattle goal, that of preserving existing naturally affordable housing while also building new missing middle housing.

Coordinating project managers for design and multiple specialists we built the home from start to finish to the owner's specifications. The exterior design consists of a combination of masonry on the lower level and shingle siding on the second level. The modern rustic look matches the natural materials and colors used in the support beams, the brick driveway, natural wood doors and shutters, and abundant trees on the lot. This broader view shows both entries to the two car garage. The light wood on the garage doors enhances illumination from both bulbs and natural sources. In this view, you can see the craftsmanship of the driveway and the placement of the front windows.

The master bedroom was designed as a calmer counterpoint to the unique master bathroom in this full penthouse South of Fifth remodel, bringing softness, texture, and a more personal sense of retreat into a residence that had previously was small, dark and outdated. linen wall covering, horn framed mirror, Italian bedding and mercury glass lighting dress up this classic bedroom design. Located in Miami Beach’s South of Fifth neighborhood, the bedroom concept was developed to support the larger transformation of the penthouse from a heavy condominium interior into a brighter, more livable waterfront home. Rather than treating the bedroom as a separate decorative moment, the design connected it to the residence’s broader eclectic direction through natural texture, quiet contrast, and a more tailored sense of comfort. The result is a master suite that feels more restful, more individualized, and more in balance with the upgraded waterfront character of the home.
