Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Hoping to make better use of their large backyard, these homeowners contacted us for the wooden retreat of their dreams! With an outdoor swim spa, custom outdoor structure, and two fire pits, this luxury landscape provides the perfect "getaway." These two though.... This retired "simple beach couple" are a couple of our faves. This was a collaboration in every sense of the word from start to finish. This was not a "throw us the keys and we'll do it all for you" type of project. They were very involved in every decision from architect plans all the way to bedside lamp placement. They had this land and former bungalow on a walkstreet in their beloved Hermosa Beach for over 30 years before they enlisted us to help them design and build their dream home. She was dead-set on a water feature, he really wanted a fire pit, and their dogs (which had moved up in rank since the kids were gone) needed a nice patch of grass to play on. The couple’s tastes had changed in the 20 years since they’d bought the Spanish- style bungalow, and they wanted a garden with a more contemporary feeling. Looking to the history of Spanish landscape design, we were able tweak traditional layouts and elements to create a more contemporary garden that fit the needs of all the inhabitants of the home—human and canine alike.

The quest for the perfect dog friendly landscape took a fun turn this year with canine clients Rey and Finn. The Havanese siblings insisted on a large patio with room for snoozing and snacking, healthy turf for sniffing and rolling, and a dedicated area for when Mother Nature calls. The homeowners wanted a large outdoor room for relaxing and entertaining and to ensure there were no toxic plants, as we all know how much puppies will eat just about anything. Mel & Doug worked with landscape contractor Grant Smith to design the patio and the stream bed at the bottom of the yard while I designed the planting plan and contributed design expertise to the retaining walls, patio and stream bed design. In a true collaboration we transformed a boring backyard into an inviting oasis for dog and human alike. Harmony Design Northwest's VP of Fun, toy poodle Beamer, often visits for an afternoon of romping through the grass and exploring the lower level stream bed. The owners of The Applewood Manor, a boutique bed and breakfast in Montford, reached out to The Hands of Sean Perry Co. in 2023 for another renovation project — this time, for their cozy Cortland Cottage space. The team quickly got to work transforming the historic room to include all the comforts of a modern, boutique hotel-like experience, while still honoring all Historic Resources Commission guidelines. In the bath, they installed spa-quality heated flooring, a new Grohe faucet, and vibrant blue tile from Mediterranean Tile. Throughout the room, the crew laid new French Oak engineered hardwood flooring and added fresh, locally sourced wooden windowsills from Green River Woods for a more rustic feel. With help from the owner and operator, who is an interior designer, the crew added pops of color throughout the room — painting the door a bold shade of red and hanging colorful modern artwork with a decidedly canine theme, honoring the owners’ beloved French bulldogs: Cleopatra, Pearl and Ziggy Stardust.
