My clients had outgrown their builder’s basic home and had plenty of room to expand on their 10 acres. Working with a local architect and a talented contractor, we designed an addition to create 3 new bedrooms, a bathroom scaled for all 3 girls, a playroom and a master retreat including 3 fireplaces, sauna, steam shower, office or “creative room”, and large bedroom with folding glass wall to capitalize on their view. The master suite, gym, pool and tennis courts are still under construction, but the girls’ suite and living room space are complete and dust free. Each child’s room was designed around their preference of color scheme and each girl has a unique feature that makes their room truly their own. The oldest daughter has a secret passage hidden behind what looks like built in cabinetry. The youngest daughter wanted to “swing”, so we outfitted her with a hanging bed set in front of a custom mural created by a Spanish artist. The middle daughter is an elite gymnast, so we added monkey bars so she can cruise her room in style. The girls’ bathroom suite has 3 identical “stations” with abundant storage. Cabinetry in black walnut and peacock blue and white quartz counters with white marble backsplash are durable and beautiful. Two shower stalls, designed with a colorful and intricate tile design, prevent bathroom wait times and a custom wall mural brings a little of the outdoors in. 2011 NARI CAPITAL COTY GRAND AWARD WINNER A single family home in Oakton, VA built in late 80’ was occupied by family of four for 10 years. The owner wishes to expand the living space, finish the basement, add a sunroom/breakfast area addition, eliminate the deck and put in a screen porch. Also convert the laundry room to office/mudroom area. It took months of planning to get into the final design. We have implemented a plan that had a two story back addition (both basement level and first level). This required removing the cinder block wall of basement to add the seamless addition, and removing the entire first level back wall of kitchen to open up kitchen into sunroom. The major challenge was to re-route all duct work going to second level, add ducts for basement and first level to existing system. Then add a second HVAC system in attic for entire second level. Then change all load structure for tow story addition to side wall and new walls to have entire width opened up. The basement has gained a new bar area, a total new bathroom with shower and large vanities and all amenities, media area with gas fireplace and mantel surrounded with matching cherry bookcases and granite tops, recess lights, surround sound system, wood floor and steps, new sewer ejection system due to their difficult septic tank. The new French doors lead into back bricked patio The first floor gained this new 16’x20’ cathedral ceiling sunroom/breakfast addition surrounded with large arched windows and French slider leading into new screen porch. The kitchen lay-out gained three more feet in width. Also by removing partition wall between kitchen and existing family room. The first floor now has total open floor plan. The fireplace in existing family room was converted to gas and got marble surround and new mantel. All bulkhead and part of partition walls contained massive plumbing and electrical that needed to be relocated in order to implement the new kitchen layout. This design has much more appliances and a beautiful large furniture style island that is the focal point of this kitchen done in espresso color cherry cabinetry and contrasting light color exotic stove top lighted by two crystal chandeliers. The wrap around of cherry cabinetry in the kitchen with expended cabinetry into butler area and bookcases and bench in sunroom has given this couple lots to fill in. The entire first floor and leading stairs to second floor and part of the second floor was all covered with new 5” wide exotic Santos Mahogany wood floors and new railings. The powder room has been reconfigured to allow larger hallway and with new furniture style vanity this powder room even small than before but has better layout and space. The old Laundry room and has been converted to a 10’x15’ area of multipurpose space. On the left wall there are locker style cabinetry and bench. One the left wall built in and desk area with tones of storage space. The washer and dryer are install into a closet, away from site. A set of French doors were installed into the new back deck and screen porch. The large porcelain floors made the space look even larger and more utilitarian. Use of cherry cabinetry on deck and bookcase with recess lighting scaled up look of the space. The new kitchen, family room and sun room with the rich cherry cabinetry and darker granite top, tumbled marble backsplash and wide board mahogany floors, upper scale stainless steel appliances and furniture style distressed look darker wood Island and light granite have made this project a breathtaking one. The added side screen porch done with Trex decking and cathedral ceiling covered in beaded panel and corner gas fireplace all around covered with Ledgestone has given this family a place to retire in for all those autumn afternoons and much more. The major overhaul of this home from replacement of all existing doors and windows, flooring, crown molding and trim, stairs, entire first floor reface, new siding , new roofing, new electrical, new HVAC, entire new basement, bathroom, mud room, screen porch and lots more makes these owner proud to stay in this home for years to come.

Designed By: Richard Bustos Photos By: Chad Mellon It is practically unheard of in interior design—that, in a matter of four hours, the majority of furnishings, accessories, lighting and artwork could be selected for an entire 5,000-square-foot home. But that was exactly the story for Cantoni designer Richard Bustos and his clients, Karen and Mike Moran. The couple, who had purchased and were in the midst of gutting a home on the water in Newport Beach, California, knew what they wanted. Combined with Richard’s design assistance, it was a match made for swift decision-making and the resulting beautifully neutral, modern space. “We went into Cantoni in Irvine and fell in love with it—it was everything we liked,” Karen says. “Richard had the same vision we did, and we told him what we wanted, and he would direct us. He was on the same level.” Even more surprising: they selected the furnishings before the home’s bones were even complete. They had wanted a more contemporary vibe to capitalize on the expansive bay views and were in the midst of ripping out low ceilings and outdated spaces. “We wanted modern warmth,” Karen says. “Cantoni furniture was the perfect fit.” After their initial meeting, Richard met with the couple several times to take measurements and ensure pieces would fit. And they did—with elegant cohesion. In the living room, they leaned heavily on the Fashion Affair collection by Malerba, which is exclusive to Cantoni in the U.S. He flanked the Fashion Affair sofa in ivory leather with the Fashion Affair club chairs in taupe leather and the ivory Viera area rug to create a sumptuous textural mix. In the center, he placed the brown-glossed Fashion Affair low cocktail table and Fashion Affair occasional table for ease of entertaining and conversation. A punch of glamour came by way of a set of Ravi table lamps in gold-glazed porcelain set on special-ordered Fashion Affair side tables. The Harmony floor sculpture in black stone and capiz shell was brought in for added interest. “Because of the grand scale of the living room—with high ceilings and numerous windows overlooking the water—the pieces in the space had to have more substance,” Richard says. “They are heavier-scaled than traditional modern furnishings, and in neutral tones to allow the architectural elements, such as a glass staircase and elevator, to be the main focal point.” The trio settled on the Fashion Affair extension table in brown gloss with a bronze metal arc base in the formal dining area, and flanked it with eight Arcadia high-back chairs. “We like to have Sunday dinners with our large family, and now we finally have a big dining-room table,” Karen says. The master bedroom also affords bay views, and they again leaned heavily on neutral tones with the M Place California-king bed with chrome accents, the M Place nightstand with M Place table lamps, the M Place bench, Natuzzi’s Anteprima chair and a Scoop accent table. “They were fun, happy, cool people to work with,” Richard says. One of the couple’s favorite spaces—the family room—features a remote-controlled, drop-down projection screen. For comfortable viewing, Richard paired the Milano sectional (with a power recliner) with the Sushi round cocktail table, the Lambrea accent table, and a Ravi table lamp in a gold metallic snakeskin pattern. “Richard was wonderful, was on top of it, and was a great asset to our team,” Karen says. Mike agrees. “Richard was a dedicated professional,” he says. “He spent hours walking us through Cantoni making suggestions, measuring, and offering advice on what would and wouldn’t work. Cantoni furniture was a natural fit.”

The ovens, coffee system and speed oven are located outside of this zone and use the island/snack bar as their landing space. b. The “Prep Zone” includes the refrigerator, freezer, sink, and dishwasher c. The “Entertainment Zones” has a separate sink and dishwasher, the wine cooler and beverage center. This kitchen was designed for a very active family. The goal was light, bright, and functional. Matte finish Caesarstone counters and Smudge Proof stainless appliances all help Mom keep maintenance to a minimum. We chose high gloss white cabinets with co-ordinating striation bases to give this Kitchen a clean and contemporary feel. The backsplash features a beautiful back painted glass subway tile with a soft off white pearlescent shimmer. The Kitchen needed to pack a lot of punch functionally for optimal storage capacity. Interior Designer Rael Hay cleverly capitalized on every square inch even devising a “Command Centre” for Mom - complete with homework organizer, family calendar, additional storage and Charging Station ready for the lap top.
