The top pond is fed via two diffusers on the left side and a Bio Fall on the right hand side. Feed is via two (2) pumps 13,500 & 17,500 GPH were one is on all the time and the second is on a timer for full flow. The pumps and their skimmer boxes are located in the lower pond.
The lower pond is accessible via a stone staircase and a beach front located on the right side of the pond. Seating is provided along the edge of the pond. A UV clarifier is provided for the water garden.

The building was formerly two neighbouring town houses, reconfigured in 1939 as a residential school for girls. In 1968, the State of Kuwait purchased the property which became their London Embassy until 2000 at which time the two houses were converted into 13 flats.

This project required the renovation of the Master Bedroom area of a Westchester County country house. Previously other areas of the house had been renovated by our client but she had saved the best for last. We reimagined and delineated five separate areas for the Master Suite from what before had been a more open floor plan: an Entry Hall; Master Closet; Master Bath; Study and Master Bedroom. We clarified the flow between these rooms and unified them with the rest of the house by using common details such as rift white oak floors; blackened Emtek hardware; and french doors to let light bleed through all of the spaces. We selected a vein cut travertine for the Master Bathroom floor that looked a lot like the rift white oak flooring elsewhere in the space so this carried the motif of the floor material into the Master Bathroom as well. Our client took the lead on selection of all the furniture, bath fixtures and lighting so we owe her no small praise for not only carrying the design through to the smallest details but coordinating the work of the contractors as well.

Originally built in 1902 for a local judge, this is one of the oldest houses in Seattle’s Denny Blaine neighborhood. When our clients purchased it, the house had suffered from years of deferred maintenance. Our challenge was to transform an awkward and outdated floor plan into one that flowed smoothly in support of the owner’s lifestyle, while bringing clarify and enhanced detail to what was an eclectic architectural composition. Existing windows were restored and new ones carefully scaled to harmonize with the originals; new finishes and systems were installed throughout. On the east side of the house, new porches now connect the main rooms to the steep site and provide outdoor living spaces overlooking Lake Washington.

With the same Bellmont Stockholm cabinetry carried through the bathroom to the closet, this space achieves an elongated and flowing effect. Top Knobs Square Pulls and Rohl “Wave” wall-mount faucets add a contemporary flare to the rich, wood-grain cabinets. Delicate pendants offer a dainty touch to the strong edges of the honed Caesarstone “Pebble” countertops and mimic the visually understated Kohler “Kathryn” sink. Limestone floors echo the natural cabinets and the Brizo “Siderna” tub faucet lends modern, simple sophistication.
