From the street, it’s an impeccably designed English manor. Once inside, the best of that same storied architecture seamlessly meshes with modernism. This blend of styles was exactly the vibe three-decades-running Houston homebuilder Chris Sims, founder and CEO of Sims Luxury Builders, wanted to convey with the $5.2 million show-home in Houston’s coveted Tanglewood neighborhood. “Our goal was to uniquely combine classic and Old World with clean and modern in both the architectural design as well as the interior finishes,” Chris says. Their aesthetic inspiration is clearly evident in the 8,000-square-foot showcase home’s luxurious gourmet kitchen. It is an exercise in grey and white—and texture. To achieve their vision, the Sims turned to Cantoni. “We had a wonderful experience working with Cantoni several years ago on a client’s home, and were pleased to repeat that success on this project,” Chris says. Cantoni designer Amy McFall, who was tasked with designing the kitchen, promptly took to the home’s beauty. Situated on a half-acre corner lot with majestic oak trees, it boasts simplistic and elegant interiors that allow the detailed architecture to shine. The kitchen opens directly to the family room, which holds a brick wall, beamed ceilings, and a light-and-bright stone fireplace. The generous space overlooks the outdoor pool. With such a large area to work with, “we needed to give the kitchen its own, intimate feel,” Amy says. To that end, Amy integrated dark grey, high-gloss lacquer cabinetry from our Atelier Collection. by Aster Cucine with dark grey oak cabinetry, mixing finishes throughout to add depth and texture. Edginess came by way of custom, heavily veined Calacatta Viola marble on both the countertops and backsplash. The Sims team, meanwhile, insured the layout lent itself to minimalism. “With the inclusion of the scullery and butler’s pantry in the design, we were able to minimize the storage needed in the kitchen itself,” Chris says. “This allowed for the clean, minimalist cabinetry, giving us the creative freedom to go darker with the cabinet color and really make a bold statement in the home.” It was exactly the look they wanted—textural and interesting. “The juxtaposition of ultra-modern kitchen cabinetry and steel windows set against the textures of the wood floors, interior brick, and trim detailing throughout the downstairs provided a fresh take on blending classic and modern,” Chris says. “We’re thrilled with the result—it is showstopping.” They were equally thrilled with the design process. “Amy was incredibly responsive, helpful and knowledgeable,” Chris says. “It was a pleasure working with her and the entire Cantoni team.” Check out the kitchen featured in Modern Luxury Interiors Texas’ annual “Ode to Texas Real Estate” here.

After six years of living in their Huntley IL home, Chris and Meghan were tired of their dark, dingy, outdated kitchen and it was finally time for a long-anticipated change. “The kitchen is the place where we live, it’s where we do everything,” Meghan said. “It was important that it be a space where we wanted to be.” Meghan loves cooking and enjoys including their girls in healthy meal prepping, this led them to want a brighter, more enjoyable kitchen with increased functionality and improved storage. For Chris especially, the laundry room was an entirely dysfunctional eyesore. “We had a washer and a dryer, but it was all kind-of cobbled together!” Chris said. “There were always laundry piles everywhere, we weren’t really sure what we wanted to do in there, but it was time for us to make a change.” The mess of the space was stressful every time they walked in the door from the garage each day. Kids’ backpacks and shoes piled up haphazardly in the makeshift boot-bench closet left the family feeling disorganized and stressed. They needed space for folding clothes and locker cubbies to help keep the family organized. Having known Christine and Todd in the Huntley community for years, Chris and Meghan were familiar with their work. “We already trusted them personally and having seen their projects for years we knew they did top notch work. After we reviewed the initial round of designs, we knew that hiring them was definitely the right choice,” Meghan and Chris said. Although Chris had done a lot of work in their home himself, the kitchen and laundry room renovation was such a large undertaking that he didn’t want to steal time away from his family to spend what would surely be many long weekends doing the job himself. “That would not have been a wise choice for us,” Chris laughed. “Our designer, Michelle was very, very, easy to work with; anything we wanted to see or weren’t sure about, she went above and beyond to make this easy for us. She was easy to get hold of and always quick to respond,” the couple said. Michelle pulled ideas that mirrored the couple’s taste and style and was adept at directing the couple to limited choices that didn’t overwhelm them and kept the process moving. “I have a hard time making decisions. Michelle made the decision-making process so easy. I loved how she listened to what I liked and then presented three great options for me to choose from,” Meghan said. The main objectives for the kitchen were better storage solutions, they wanted the space to reflect their lifestyle and taste, and they wanted it to last for years with low maintenance. One of the first steps in creating a more functional kitchen was relocating the refrigerator, creating an improved workflow for the busy family. “We didn’t know that we could even move the refrigerator to a new location where it is now, that was something that we never would have thought of,” Chris said. “The new refrigerator location makes the kitchen feel so much bigger. We didn’t add any space, but our whole kitchen with the new design just seems like it’s so much larger than before!” Meghan said. The perimeter mist colored cabinets helped warm and brighten the entire room, while the graphite colored cabinets on the island added contrast. Using this fresh, clean color palette satisfied the couple’s desire for a bright space that was the exact opposite of what they had before. Organization accessories were also added to the cabinets such as a spice drawer tray and roll outs to create hidden convenience. “I absolutely love the hidden spices – it makes cooking so much more enjoyable!” Chris said. “And all the pull outs, and the double trash bin, who would think you could get so excited about organization!” the couple said in unison. One thing they hated in their original kitchen was how dark the space felt. Added lighting on the ceiling with the new light fixtures combined with the lighter cabinetry colors throughout solved this problem. “Our new kitchen has this warm, almost cozy feeling that our old kitchen never had, it’s just a space that I love spending my time in now,” Meghan said. The light airy feeling was accentuated with the use of floating white shelves on either side of the decorative range hood. “We have so much cabinetry space, the new design is amazing we actually have more storage space than we will ever need,” Meghan said. The island was extended to create more work surface and added space for stool seating. “The new island changes how we live. Now the kids can be in the kitchen with us, doing homework, eating breakfast, and the three of us have special dinners there when Chris is working late,” Meghan said. The Carrara Marmi Quartz countertops were chosen because they are, not only beautiful, but are made from hard-working material that doesn’t require maintenance. The white subway tile backsplash that wraps to the ceiling behind the focal point cooktop range/hood compliments the crisp white countertops perfectly, while brushed brass hardware and light fixtures keep the design fresh and new. The couple had a few fears at the beginning of the project, as most homeowners do. Their biggest fear was being out of their kitchen and laundry room for an extended time. The crew made it very easy for the family to work in a limited space keeping the washer and dryer hooked up the majority of the time, and also getting appliances working with minimal downtime. “They above and beyond accommodated us to get us through the process,” Meghan said. “They did a great job making sure we were as comfortable as possible throughout the process,” Chris added. “Our project manager DJ did a great job. He was very good at updating us on schedule changes, getting guys in as quickly as possible. Everyone that stepped in the house was nice and did great work,” said Chris. They thought Advance’s carpenter was phenomenal and were impressed when he took a conceptual idea from a photograph and worked with designer Michelle to create a one of a kind range/hood that has become the topic of conversation with friends and family who visit the new kitchen. “He was in our house literally every day for several weeks. He was easy to work with and good at what he did,” Meghan and Chris said. The focal point of the kitchen; a hand-crafted, custom-built ventilation hood was clad with handpicked reclaimed barnwood. Advance Design’s carpenter built the framework and the cladding to create a one-of-a-kind design element that the couple loves. “I think it was especially fun for him to create something unique from scratch, showcasing his talent in this area,” Meghan said. “I love that my kitchen is not like everyone else’s. I got to pick out the wood on my hood and watch it being built and was able to choose what pieces of wood went where on it. It’s totally unique.” Red Oak flooring was toothed-in throughout the kitchen and the rest of the first floor anywhere changes were made. Then the whole floor was refinished to tone down the orange undertones in the existing floor stain, ultimately changing the color complexion of the entire first floor. The result is a completely new feeling to the entire home. Renovating the laundry room was extremely important to Meghan and Chris, but they had trouble visualizing what the possibilities were for the seemingly small space. Michelle produced beautiful 3D illustrations that helped them envision the space in a whole new way. “I must have told Michelle 100 times that I am a visual person, seeing the designs in 3D made it so easy to make decisions and see what we could really do with our space,” Meghan said. A dividing wall and doorway were removed between the existing laundry room and hallway formerly containing a coat closet, providing space to design specialized graphite colored cabinetry matching the kitchen island to house custom storage cubbies for each family member. Adding the tall utility cabinetry in the new laundry area helped solve the storage issue, tucking away cleaning supplies, household items, and even the cat got its own cubby. “I love how everything is now hidden in its own space. I can’t tell you how much I hated coming home and seeing everything sitting around on counters,” Chris said. Electrical outlets were planned for the inside of utility cabinets, so devices could charge in hidden locations. Stacking the washer and dryer allowed for wider countertop space to provide a folding area and a special space for clothes to hang. “The way I do laundry has been completely transformed! I can actually fold clothes and hang them now right out of the washer and dryer,” Meghan said. “The end result in the kitchen and the laundry/mud room was an updated light and bright space, with a smarter work flow that better meets the needs of this family,” Michelle said. “I would totally recommend Advance Design,” Meghan said. “Sometimes I sit and just look at my kitchen and laundry room and think ‘Wow, I can’t believe I get to live here!’ It’s an understatement to say we love our new space.”

For our full gut renovation of this Manhattan loft penthouse, we partnered with architecture firm Todd Zwigard Architects. Many of our clients know us as experts in the full design-build approach, where we handle every aspect of the project. But in this case, architectural plans were already drawn, the full schedule was finished, and our clients needed a partner to execute on the architectural plans – enter Gallery. Construction management is as vital to a project as the design phase, so we’re happy to offer our expertise in this type of scenario. A DIFFERENT APPROACH Construction and design are often the face of most renovations, but the planning and follow-through are naturally just as necessary to make it all come together. The project itself was a fairly straightforward gut renovation of the loft. Everything was included: new floors, a new kitchen, new bathrooms, new lighting. Our task was to manage every aspect of the construction, ensuring that the planning work of Todd Zwigard Architects was executed to the exact vision imagined for this Manhattan loft renovation. CONTEMPORARY GOES ECLECTIC Although we didn’t contribute to the aesthetic of the interior design in this project, we did carry out the plans that brought it life. The tone was very modern, with some eclectic touches. The kitchen, featuring an island with a baby blue lacquered finish, blends contemporary clean lines into an industrial-tinged, almost futuristic aesthetic. Reclaimed wooden doors and art pieces collected throughout the years are an ode to the client's travels, an artistic touch from Todd Zwigard Architects. LET’S TALK Quality of work is of course important, but there are several components of construction management that are equally vital: communication; processes that make sure you're able to adhere to schedules; protocols with both safety and communication. You might say this is the nerding out of the construction process. It’s not often the face of a project, but it’s absolutely massive in terms of carrying out a successful renovation, whether it’s a penthouse loft in Manhattan, a condo in Prospect Heights, or a kitchen in a Brooklyn brownstone. Quality construction management is probably one of the biggest ways to separate professional contractors from those who aren’t. ART FROM CHAOS This was such a large project, so our ability to procure and source all the finishes and fixtures was hugely important to our clients. The sheer number of floors, tiles, and plumbing fixtures alone that need to be ordered, in addition to everything else, plus figuring out lead times, shipments, deliveries, and inspections. It can quickly become chaotic, but there’s an art to the planning and organization, and we’ve mastered it. The larger a project is, the more likely that havoc will rear its head. Having an effective sealer in place is essential for ensuring the long term condition of tiled floors in fact a lack of sealer can make cleaning the tiles exceptionally difficult as the sealer prevents dirt becoming ingrained in the tile. This property owner, living in the former spa town of Matlock in Derbyshire, was experiencing problems with their Terracotta tiled kitchen floor since they had applied some kind of wax to act as a sealer, and this had worn off within a few weeks. After this happened the tiles were not sealed again, making cleaning a big problem. Terracotta is a highly porous stone and thus easily soaks in spillages and stains, and allows dirt to become very easily trapped. In this situation, the property owner resolved to contact me about some professional maintenance. I suggested that the tiles would need a deep clean followed by the application of a fresh, high quality sealer. The work was agreed on and I made my way down to the property the following week. When I arrived at the property and saw the tiles first hand it became clear that a professional clean had been in need for a long time: greasy looking stains were particularly prevalent and covered large areas of the kitchen floor. To remove I mixed a strong solution of Tile Doctor Pro Clean, which is a multi-purpose, high-alkaline cleaner, stripper and degreaser, and, working in small areas, applied it to the floor. Working in small sections was important because the stone is very porous and quickly soaked in any product laid down. I scrubbed the cleaner into the stone using a rotary machine fitted with a black scrubbing pad, with the dirt and stains coming away nicely. Pro Clean is highly versatile and can be used for similar cleaning purposes on most types of natural stone floor. After cleaning each section, I quickly removed the excess dirty water and chemicals with my wet vax machine. Once the whole floor had been cleaned I rinsed it several times with fresh water just to make sure all cleaning chemicals were gone. I then left the floor to dry completely for 36 hours. When I returned to the property, I conducted several damp tests to check for any areas of the floor that needed further drying. As is almost always the case, there were a few areas that remained slightly damp, and I set about speeding the drying process along using my heat gun. In fact, it actually took me more than three hours to get the floor completely dry, but this was worth the effort as even the slightest excess moisture can damage the performance of the sealer. Once the floor was finally dried I began sealing the floor with one coat of Tile a Doctor Colour Grow sealer. Colour Grow is an impregnating sealer that penetrates deep into the pores of the stone, thus acting as a shield against ingrained dirt, and also raises the colour of the tiles to provide an aesthetically appealing appearance. sealer. After sealing with Colour Grow, I left the floor to dry for couple of hours and then applied six coats of Tile Doctor Seal & Go, which is a topical sealer that builds up durable protection on the surface of the tiles. The combination of through cleaning and the application of not one, but two high quality sealers really did wonders for the appearance of these Terracotta tiles. Looking at the final results you wouldn’t have believed they had been without a proper clean and seal for so long! Needless to say the customer was exceptionally pleased and will surely be able to keep her floor looking great for a long time to come. Tony Olmet Derbyshire Tile Doctor

Except for general cleaning this multi-coloured slate floor had not been professionally cleaned since installation eleven years prior. Any sealer that had once been applied to the slate had long since worn off and dirt was now ingrained in the pores of the stone causing it to look dull and un-attractive. The property was in the lovely town of Staines Upon Thames, obviously situated on the banks of the River Thames and a popular place to live for London commuters. I visited site to take a closer look at the floor and provide the client with an accurate price for renovating the stone. It turns out that the client had used all sorts of different household cleaners in an attempt to get the floor clean. Unfortunately, they were probably making the situation worse as these strong cleaning products would have actually stripped the sealant off the stone leaving it open to dirt. I carried out a test clean for them and they were very pleased to see how the floor could look. We agreed a price for the work and arranged a suitable date to carry out the work. Cleaning a Multi-Coloured Slate Tiled Kitchen Floor My first task was to strip off what was left of the old sealer and deep clean the stone using a dilution of Tile Doctor Remove and Go mixed 50:50 with Tile Doctor Pro-Clean. This powerful cocktail was applied to the floor and left to soak in for ten minutes before being scrubbed in using a rotary machine fitted with a black scrubbing pad. The grout was hand scrubbed using more of the cleaning solution along the grout lines until I was happy the floor was as clean as it possibly could be. The floor was rinsed with water and the soil extracted by using the wet vacuum. Once the floor was clear the Slate was inspected, and any stubborn areas were spot treated using the same process as before. After a final rinse and extraction, the floor was dried as much as possible using the wet vacuum and left to dry off overnight. Sealing a Multi-Coloured Slate Tiled Kitchen Floor I came back the next day and checked the moisture levels of the tiles using a damp meter. The floor had dried well so I had a green light for applying a new sealer. For this I used four Coats of Tile Doctor Seal and Go, allowing each coat to dry before applying the next. This product works really well on Slate and gave the tiles a nice sheen finish, the fresh sealer will also make maintenance cleaning far easier in the future. The client was very happy with the result, the floor now looks great and the natural colours of the stone is so much more evident. For aftercare I recommended they throw away all those supermarket products and use Tile Doctor Neutral Tile Cleaner which is a pH neutral product that won’t prematurely erode the new sealer with use. The tiles shown in the photographs below are classic distressed Black and White Italian Marble installed in the kitchen of a property in Bamber Bridge which is South of Preston. Some of the tiles had an issue with loose grout which I suspect was due to the suspended wooden floor and a small amount of movement had resulted in the grout cracking. Ideally more support would be needed under the floor to prevent this, in the meantime however I recommended removing the grout and replacing with a flexible grout product that could cope with the movement. The tiles also needed a clean, polish and reseal so it made sense to address the issue with the grout as part of the work. Working as a two-man team we started by cleaning the floor with a set of diamond burnishing pads starting with a coarse 400-grit, followed by 800 and 1500 grit. Water was used to lubricate the process and the floor was rinsed with water between pads with the fine slurry generated by the process extracted using a wet vacuum. These pads remove ingrained dirt and then slowly refine the appearance of the Marble building up its polished appearance in the process. The next step was to rake out all the grout which as discussed was compromised and needed replacing. We had to be very careful when removing the grout due to the electric heating mat under the floor, any damage to that would require ripping the floor up. With the old grout removed and the floor cleaned the floor was then grouted using Mapei Ultra-colour which is a flexible and fully waterproof grout more than suitable for this situation. Between us we managed to pack a lot into day one which was tough, however with the hardest tasks out of the way day two should be a lot easier. Day two started with an initial clean making sure to remove any excess grout smeared on the surface that can affect the look of the tile if not removed. This was followed by the application of the last of the set of burnishing pads which is a 3,000-grit pad that really brings up the polish on the marble. You only need a small amount of water sprayed onto the floor when applying this last pad so by late morning the floor was dry and ready for sealing. The customer wanted a better sheen appearance than they previously had, fortunately we find the Diamond burnishing pads do this well, they also tighten up the pores of the stone as well which means less sealer is needed. The floor was then sealed with Tile Doctor Colour Grow which is an impregnating sealer that improves colour and soaks into the stone occupying the pores and thereby preventing dirt from becoming ingrained. Once complete the floor looked great and the client was very happy. Sealers and Polish do wear down with use over time so before leaving I discussed our annual maintenance plan option which will ensure the appearance of the Marble floor always looks good. The plan involves returning once a year to further polish the floor with a high-grade burnishing pad and to add more sealer if required. We also discussed the use of Tile Doctor Stone Soap for regular cleaning, it is a pH neutral cleaner which is ideal for stone floors like Marble which are acid sensitive. The pictures show a large Limestone floor laid through much of the ground floor of a property situated on the outskirts of York seventeen years prior. The owners had three dogs that slept in their own doggy room. The floor in this room was in the worst condition of the five rooms as it had been subject to significant wear and tear. The Limestone tiles looked dull with ingrained dirt and the grout was stained and patchy. The original tiler had laid the floor well, but he had applied a satin topical sealer to the stone most of which had worn off over the years. A floor like this would need a little maintenance and the sealer reapplying from time to time to maintain it. I completed a test clean for the client to show them what could be achieved which came out well. Happy with the result they accepted my quote for the restoration work, and we booked in a suitable time to complete the work. The area was quite large, so I separated the job into rooms and started by protecting the skirtings and woodwork from splashing etc. I decided to do a chemical clean first to remove what was left of the old sealer but more importantly to give the grout a thorough clean which was making the floor look scruffy. For this I opted to apply a strong dilution of Tile Doctor Pro-Clean which was left to dwell for a short while and then worked in with a mechanical rotary cleaner. It gets to work on the ingrained dirt and sealer. It should also help to get rid of the doggy smells. This process turns the cleaning solution black and is then extracted using a wet vacuum keeping the mess to a minimum. I paid particular attention to the grout which was deeply discoloured and found that some areas required going over a couple of times to get them clean. I was only just getting started on the cleaning but immediately the floor was looking so much better. I then deep cleaned the Limestone with a set of diamond burnishing pads, working in sequence from the 400 grit through to 1500 grit. A small amount of water was used to aid the lubrication and after each pad have been over the entire area few times the solution is rinsed off with more water and extracted with the wet vacuum. The floor came back to almost new and as the client wanted a satin finish, I ended by applying a 3000-grit pad to add a deeper polish to the Limestone. The floor was then left overnight to dry. The last step of polishing with the 3000-grit pad already leaves the floor quite dry however I always like to check before sealing so just to be sure I took some reading with a damp meter. The readings were fine, so I started applying the first of two coats of Tile Doctor Ultra Seal to finish the floor. This is an impregnating sealer (as opposed to the previous topical sealer) that soaks into the stone protecting it from within but without affecting its appearance. I was called out to clean a Porcelain tiled floor at a newly built property in Winwick near Huntingdon. The tiles were heavily marked with grout and dirt and were impossible to get clean. To make things worse the tiles were pale, almost white, in colour which made the staining more obvious. The test went well so having got the go head I began by first cleaning the tiles with a medium dilution of Tile Doctor Pro-Clean, this was left for about ten minutes before being worked into the tile with a black scrubbing pad fitted to a rotary machine. I also used a stiff brush along the grout lines to make sure the grout was as clean as the tile. This process generates a lot of soiling which was then extracted using a truck mount machine. By Truck Mount I’m referring to a powerful cleaning machine that’s fitted into my van, it blasts the floor with hot water and then immediately extracts it using an equally powerful vacuum to grey tank in the vehicle, it’s incredibly effective and leaves very little water on the floor afterwards. The next step was to tackle the grout haze and this is done as before by Acid Washing the floor using a dilution of Tile Doctor Grout Clean-up and scrubbing into the tile as before. Again, the resultant soils were extracted as before using the truck mount. The floor was then speed dried using Dripods which are small horizontal fans designed to blow air downwards and ideal for drying carpets and hard floors. Once dry, a coat of Tile Doctor Ultra-Seal was applied, left to dry and any excess buffed away with a White pad. The work was completed in one day and completely transformed the floor much to the delight of my customer who left the following message in a subsequent email: “Thank you very much indeed, we are delighted with the floor.” I’m pleased to say I have since returned to the neighbourhood and completed another identical grout removal job at a neighbour’s property who had the same issue with builder.
