This Limestone tiled floor installed in a kitchen and family room at a property in Wellingborough is a great example of how this material can lose its appearance without a regular maintenance plan in place. The customer called me as not only was she concerned that the floor had lost its lustre the grey grout had become very stained and almost black in heavy traffic areas, in fact my customer had originally asked about re-grouting but I was confident it could be cleaned. I provided a quote which they were happy to accept. The area was a nice wide 6 metre by 5 metre space and except for a few items of furniture that would need moving around there were relatively few obstacles. I reasoned the most efficient way to restore the polished appearance of the Limestone would be to use a set of diamond encrusted Burnishing Pads. These are fitted to a rotary machine and applied to the stone in sequence from coarse to smooth. It’s an effective process that cuts back the layer of dirt on the floor and then we build back up the polish. We started burnishing the Limestone with a coarse 400-grit pad fitted to a rotary machine and applied with a little water for lubrication. The coarse pad is very good at removing dirt and old sealers from stone and once completed the resultant surface water and loose dirt is removed using a wet vacuum. At this point I turned my attention to the badly stained grout lines, and applied a strong solution of Tile Doctor Pro-Clean which was scrubbed in along the grout lines using a stiff grout brush, this is necessary as the recessed nature of the grout makes it difficult for the rotary pads to reach it. I then repeated the burnishing process with the medium 800-grit pad and fine 1500-grit pad, the 800-grit pad removes any small surface scratches and the 1500-grit further refines the look of the Limestone slowly restoring its polished appearance. After the whole floor had been burnished in this way it was given a further rinse with water and the soil extracted as before. I then inspected the floor to see if more work would be needed. I was not fully happy with how some of the grout lines had responded, some were still slightly stained, and some marks were visible in the high traffic areas. I had already discussed on my initial visit with the client that this might be the case and it was agreed between us that should this be the case I would apply a Tile Doctor Grout Colourant in Light Grey to recolour all the grout lines and achieve a uniform finish. The stone and grout was still damp from cleaning and polishing, so I decided to leave the grout colouring until the following day. On day two I started by grout recolouring all the grout lines, it’s a straight forward process but can be a little tedious where there is a lot of grout to cover. Once complete I allowed the grout colour to dry for a couple of hours before moving onto the next step. The last pad to be applied in the stone burnishing process is the very fine 3000-grit polishing pad which is applied dry to the tiles using a small amount of water sprayed onto the floor and leaves the stone dry and with a polished silk finish. The floor was then sealed using two coats of Tile Doctor Ultra Seal Sealant allowing the first coat to dry before applying the second. Ultra-Seal is an impregnating sealer that works by occupying the pores in the stone thereby preventing dirt from becoming ingrained there. Richard and Monica of Huntley, IL, needed to make better use of their kitchen as well as more storage for pots, pans, and countertop appliances. Their space was laid out unconventionally, making cooking a challenge. A triangular nook held their refrigerator, hard-to-reach cabinets, and a cramped pantry. They needed to find a solution, so they searched Facebook for home remodeling companies in their area. Soon they found Advance Design Studio’s profile and were immediately impressed. “Advance Design was the first and last studio I contacted,” Richard said. Richard called Advance Design and felt an immediate connection with Project Designer Nicole. She was knowledgeable and thorough and offered many unique solutions to their kitchen layout problem. A week later, Nicole came out to their home to meet the couple. They talked about their kitchen remodeling project and told Nicole what they wanted in their dream kitchen. The hidden pantry added storage and squared off the strange triangular nook, creating a more traditional and functional kitchen layout. With the layout problems solved, they worked together to select materials. Richard and Monica wanted something brighter than their previous dark brown kitchen. They chose a combination of blue and white cabinetry with a white subway tile backsplash and white quartz countertops. The design was finalized, the materials were selected. It was time to begin construction. One fear most homeowners have when beginning a home remodel is dust. After six years of living in their Huntley IL home, Chris and Meghan were tired of their dark, dingy, outdated kitchen and it was finally time for a long-anticipated change. “The kitchen is the place where we live, it’s where we do everything,” Meghan said. “It was important that it be a space where we wanted to be.” Meghan loves cooking and enjoys including their girls in healthy meal prepping, this led them to want a brighter, more enjoyable kitchen with increased functionality and improved storage. For Chris especially, the laundry room was an entirely dysfunctional eyesore. “We had a washer and a dryer, but it was all kind-of cobbled together!” Chris said. “There were always laundry piles everywhere, we weren’t really sure what we wanted to do in there, but it was time for us to make a change.” The mess of the space was stressful every time they walked in the door from the garage each day. Kids’ backpacks and shoes piled up haphazardly in the makeshift boot-bench closet left the family feeling disorganized and stressed. They needed space for folding clothes and locker cubbies to help keep the family organized. Having known Christine and Todd in the Huntley community for years, Chris and Meghan were familiar with their work. “We already trusted them personally and having seen their projects for years we knew they did top notch work. After we reviewed the initial round of designs, we knew that hiring them was definitely the right choice,” Meghan and Chris said. Although Chris had done a lot of work in their home himself, the kitchen and laundry room renovation was such a large undertaking that he didn’t want to steal time away from his family to spend what would surely be many long weekends doing the job himself. “That would not have been a wise choice for us,” Chris laughed. “Our designer, Michelle was very, very, easy to work with; anything we wanted to see or weren’t sure about, she went above and beyond to make this easy for us. She was easy to get hold of and always quick to respond,” the couple said. Michelle pulled ideas that mirrored the couple’s taste and style and was adept at directing the couple to limited choices that didn’t overwhelm them and kept the process moving. “I have a hard time making decisions. Michelle made the decision-making process so easy. I loved how she listened to what I liked and then presented three great options for me to choose from,” Meghan said. The main objectives for the kitchen were better storage solutions, they wanted the space to reflect their lifestyle and taste, and they wanted it to last for years with low maintenance. One of the first steps in creating a more functional kitchen was relocating the refrigerator, creating an improved workflow for the busy family. “We didn’t know that we could even move the refrigerator to a new location where it is now, that was something that we never would have thought of,” Chris said. “The new refrigerator location makes the kitchen feel so much bigger. We didn’t add any space, but our whole kitchen with the new design just seems like it’s so much larger than before!” Meghan said. The perimeter mist colored cabinets helped warm and brighten the entire room, while the graphite colored cabinets on the island added contrast. Using this fresh, clean color palette satisfied the couple’s desire for a bright space that was the exact opposite of what they had before. Organization accessories were also added to the cabinets such as a spice drawer tray and roll outs to create hidden convenience. “I absolutely love the hidden spices – it makes cooking so much more enjoyable!” Chris said. “And all the pull outs, and the double trash bin, who would think you could get so excited about organization!” the couple said in unison. One thing they hated in their original kitchen was how dark the space felt. Added lighting on the ceiling with the new light fixtures combined with the lighter cabinetry colors throughout solved this problem. “Our new kitchen has this warm, almost cozy feeling that our old kitchen never had, it’s just a space that I love spending my time in now,” Meghan said. The light airy feeling was accentuated with the use of floating white shelves on either side of the decorative range hood. “We have so much cabinetry space, the new design is amazing we actually have more storage space than we will ever need,” Meghan said. The island was extended to create more work surface and added space for stool seating. “The new island changes how we live. Now the kids can be in the kitchen with us, doing homework, eating breakfast, and the three of us have special dinners there when Chris is working late,” Meghan said. The Carrara Marmi Quartz countertops were chosen because they are, not only beautiful, but are made from hard-working material that doesn’t require maintenance. The couple had a few fears at the beginning of the project, as most homeowners do. Their biggest fear was being out of their kitchen and laundry room for an extended time. The crew made it very easy for the family to work in a limited space keeping the washer and dryer hooked up the majority of the time, and also getting appliances working with minimal downtime. “They above and beyond accommodated us to get us through the process,” Meghan said. “They did a great job making sure we were as comfortable as possible throughout the process,” Chris added. “Our project manager DJ did a great job. He was very good at updating us on schedule changes, getting guys in as quickly as possible. Everyone that stepped in the house was nice and did great work,” said Chris. They thought Advance’s carpenter was phenomenal and were impressed when he took a conceptual idea from a photograph and worked with designer Michelle to create a one of a kind range/hood that has become the topic of conversation with friends and family who visit the new kitchen. “He was in our house literally every day for several weeks. He was easy to work with and good at what he did,” Meghan and Chris said. The focal point of the kitchen; a hand-crafted, custom-built ventilation hood was clad with handpicked reclaimed barnwood. Advance Design’s carpenter built the framework and the cladding to create a one-of-a-kind design element that the couple loves. “I think it was especially fun for him to create something unique from scratch, showcasing his talent in this area,” Meghan said. “I love that my kitchen is not like everyone else’s. I got to pick out the wood on my hood and watch it being built and was able to choose what pieces of wood went where on it. It’s totally unique.” Red Oak flooring was toothed-in throughout the kitchen and the rest of the first floor anywhere changes were made. Then the whole floor was refinished to tone down the orange undertones in the existing floor stain, ultimately changing the color complexion of the entire first floor. The result is a completely new feeling to the entire home. Renovating the laundry room was extremely important to Meghan and Chris, but they had trouble visualizing what the possibilities were for the seemingly small space. Michelle produced beautiful 3D illustrations that helped them envision the space in a whole new way. “I must have told Michelle 100 times that I am a visual person, seeing the designs in 3D made it so easy to make decisions and see what we could really do with our space,” Meghan said. A dividing wall and doorway were removed between the existing laundry room and hallway formerly containing a coat closet, providing space to design specialized graphite colored cabinetry matching the kitchen island to house custom storage cubbies for each family member. Adding the tall utility cabinetry in the new laundry area helped solve the storage issue, tucking away cleaning supplies, household items, and even the cat got its own cubby. “I love how everything is now hidden in its own space. I can’t tell you how much I hated coming home and seeing everything sitting around on counters,” Chris said. Electrical outlets were planned for the inside of utility cabinets, so devices could charge in hidden locations. Stacking the washer and dryer allowed for wider countertop space to provide a folding area and a special space for clothes to hang. “The way I do laundry has been completely transformed! I can actually fold clothes and hang them now right out of the washer and dryer,” Meghan said. “The end result in the kitchen and the laundry/mud room was an updated light and bright space, with a smarter work flow that better meets the needs of this family,” Michelle said. “I would totally recommend Advance Design,” Meghan said. “Sometimes I sit and just look at my kitchen and laundry room and think ‘Wow, I can’t believe I get to live here!’ It’s an understatement to say we love our new space.”

These are photos of a Victorian tiled floor we renovated at the new Scottish head office of the Peoples Postcode Lottery in the centre of Edinburgh City where the building was going through a multi million pound refurbishment. Edinburgh has a lot of Georgian and Victorian architecture, much of which is listed and as a result many still have original Victorian tiled flooring. I’ve not really looked at the Postcode Lottery until now but put simply you give the lottery £10 a month and your postcode is your winning ticket number, there are prize draws every day and if your postcode comes up every one in the system with that postcode wins; they also give 31% to charity which is impressive. You can see from the photograph that the floor was in good physical condition but was looking tired and dull. This is not unusual for Victorian tiles as once the sealer wears down dirt can penetrate into the pores of the tile causing it to lose its appearance. On the first day we set about stripping the floor of what remained of the old sealant using a strong dilution of Tile Doctor Pro-Clean which is an industrial strength alkaline tile and grout cleaning product that is safe to use on Tile and Stone. The product is applied to the floor, left to soak in for ten minutes and the scrubbed into the tile using a black scrubbing pad fitted to a rotary bonnet machine. The floor was then rinsed and the now soiled cleaning solution extracted using a wet vacuum. The process was repeated several times until we were happy the floor was clean and free of sealer and then given a final rinse with water. Before leaving for the day the floor was dried as much as possible using the wet vacuum to extract as much moisture as possible. On the second day our first task was to check the floor with a damp meter in several places to ensure the tiles had dried off overnight. All was well and we began the process of sealing the floor with a Tile Doctor Seal and Go. This is a topical sealer which provides a high-quality low-sheen finish and protection against ingrained dirt and stains. Victorian tiles are quite porous and five coats were needed to fully seal the floor. This took some time to complete as you have to wait until the first coat is dry before applying the next however it was well worth the effort as the floor looked fantastic afterwards. This was a job I did earlier in May this year where I was asked to clean this lovely Limestone patio installed at the rear of a house in Haddenham near Thame on the Oxfordshore borders which had succumbed to the ravages of the English winter weather and was far from looking its best. As a Tile Doctor and carpet technician I have invested a lot in powerful high pressure machinery that can make light work of interior and exterior installations so taking on this patio was not a problem and it was nice to work outside for a change. On arrival I set-up the high pressure equipment and then proceeded to pressure wash the patio in order to get the worst of the dirt out of the tile. Then I soaked the tiles in a strong dilution of Tile Doctor Pro-Clean which was left to dwell for thirty minutes. The next process was to use a deck brush to scrub the cleaner into the stubborn areas and then rinse the patio with clean water which was then removed using a wet vacuum. After letting it dry I then had to re clean the worst areas again following the same process until I was satisfied with the condition of the tile. The patio soon dried in the warm sun and later that day I was able to seal it using a couple of coats of Tile Doctor Colour Grow which is a colour enhancing impregnating sealer that can be used internally and externally, it works really on Limestone and did well to bring out the natural colours in the stone.

I was asked by a customer in Leatherhead, Surrey to clean the Limestone tiled floors that had been installed throughout the ground floor of his house. I popped round to take a look at the job and could see that the Limestone tile and grout was quite dirty; it was clear that the sealer had broken down and dirt was now becoming ingrained into the stone and grout. The floor would need to be burnished and re-sealed to get it back to its original condition and so I provided a quote to do the work. The quote was accepted although he did ask if I could provide a couple of references from former clients; there are over 70 testimonials from past customers on my website so this was not a problem and I was happy to do so. Once he had received the references he called to book me in. Cleaning Limestone Floor Tiles My first job was to protect the walls and units before scrubbing the first area with a hot solution of Tile Doctor Pro-Clean using a rotary machine fitted with a brush head attachment. This process lifted the dirt out from the grout, the surface and any holes. The floor was then rinsed thoroughly with clean water to remove any cleaning products and I then proceeded to burnish the Limestone tiles using a set of four burnishing pads system fitted to a rotary machine. You start with a coarse pad lubricated with a little water and this removes any remaining sealers and ingrained dirt from the stone. Any slurry is then rinsed away and you move onto the remaining medium, fine and superfine polishing pads which bring back the polished surface, again each pad needs to be lubricated with a little water which needs to be rinsed away after each pad. It was a large area so as you can imagine this took some time to apply this process to the entire floor so I focused on the Kitchen then first day and came back the second day to work on the hallway and utility room. Sealing Limestone Floor Tiles On the third day I came back to seal the floors using two coats of Tile Doctor Colour Grow which is a colour enhancing penetrating sealer that brings out the different shades of colour in Limestone and is designed to provide maximum stain protection on natural stone floors. The last step was to buff the floor to a nice shine with a rotary machine fitted with a white pad. The grout is now back to its original grey as opposed to black and the Limestone look new again, needless to say the customer was really pleased with the finish and has since recommended my services to other friends.

This was a rather dirty Terracotta kitchen floor located at a house in Winchmore Hill in Buckinghamshire, not to be confused with the Winchmore Hill in London. The sealer on the tiles had worn off some time ago and now the dirt was becoming trapped in the pores of the Terracotta making it impossible to clean. Deep Cleaning Terracotta Tile To deep clean into the pores of the Terracotta a diluted solution of Tile Doctor Pro Clean, which is a strong tile cleaner sage to use on tiled floors, was applied to kitchen floor and left to soak in for around ten minutes. Then with the aid of a commercial rotary machine the solution was scrubbed into the tiles to release the many years of accumulated ingrained soiling which was removed from the floor using a wet vacuum. Although this deep cleaned the tile the grout lines needed further attention and were treated with Tile Doctor Grout Clean-up solution and then washed down with fresh water which was removed with a wet vacuum. There was still evidence of sealer remaining on the floor in some areas so the next step in the process was to apply Tile Doctor Remove and Go again working it into the tile using a scrubbing pad fitted to a rotary machine. Remove and Go as its name suggests is used to remove waxes and sealants from tile and stone. It certainly did the job and once the resultant slurry was vacuumed up and the floor given a final rinse to remove any chemicals used in the process the floor was looking much cleaner and left to dry overnight ready for our return Sealing Terracotta Tile The next day came back to do the sealing and checked the floor first for any spots we might had missed and also to ensure it had dried sufficiently. Tile Doctor Seal and Go was then applied in coats to fully seal the floor. As well as adding protection Seal and Go adds a nice subtle satin finish to Terracotta and being water based it doesn’t give off an odour when it’s drying.

This job was at house in Polwarth, a small parish through which flows the Union Canal, running from Falkirk to Edinburgh. The client had requested a clean for a Victorian tiled hallway set in the narrow reception area of the house. The tiled floor had been painted over by the previous owners of the house using a thick, red paint. Painting a tile floor in such a way can affect its wash-ability, and the paint can peel off over time especially in a high-traffic area such as a reception area or hallway such as this. The red paint would have to be removed in order to restore the tile underneath and reveal its natural state, as well as provide a thorough and much-needed clean. The first step in the paint removal process was to spray the floor with a strong solution of Tile Doctor Pro-Clean mixed with Remove & Go. Pro-Clean is a heavy duty cleaner and degreaser, suitable for use on tile, stone and grout. Pro-Clean combines well with Remove and Go, which is a multi-purpose stripper capable of removing most sealers, adhesives and, particularly important for this case, paint. The solution was left to dwell after application to allow it to soak into the tile and soften the paint and dirt. After 10 to 15 minutes we scrubbed the floor in order to remove as much of the paint as possible. The owner of the house was surprised to see the true colours of the tile appearing, which had been hidden beneath the paint for a significant period of time. As the red paint coating was particularly thick, we had to scrub the floor multiple times. In some areas the paint proved tricky to remove so it was necessary to use a steamer to steam clean the stubborn areas. Once all of the paint had been successfully removed, the unveiled tile floor was treated to another clean using Pro-Clean, before being given a wash down and neutralised using Concentrated Neutral Tile & Stone Cleaner. It’s important to ensure any trace of strong cleaning products are removed from floor before the next step of sealing as it can impact the sealer leading to un-even results. The floor was left to dry off overnight and we came back the next day to seal the tiles using four coats of Tile Doctor Seal & Go which is an ideal sealer for Victorian tiles as it provides stain protection whilst also bringing out the colours resulting in a subtle sheen appearance. You can see from the photos that after a thorough cleaning and sealing the floor was back to looking its best. I do wonder why someone would want to paint over such a fantastic Victorian tiled floor!

This Victorian floor was discovered at a house in Swiss Cottage in the London borough of Camden when the current owner took the old carpet up. It was in need of substantial restoration to bring it back to its former glory however we have had really good results from restoring similar floors so we were confident it could be done. The carpet had literally just been taken away so we had to remove the gripper rods, underlay and deal with the adhesive which we managed to tackle using a strong solution of Tile Doctor Remove and Go which was left to dwell and penetrate the glue for ten minutes before being scrubbed in. Once the glue was removed the tiles were given a thorough clean using Tile Doctor Pro-Clean using the same process of leaving it to soak in and then actively scrubbing it into the floor to get the tile and grout as clean as possible. The floor was then rinsed and stubborn areas re-treated until we were satisfied with the result. The last cleaning step was to use a steam cleaner to pull as much dirt out of the pores of the tiles as possible and a wet vacuum to extract the liquids and get the floor as dry as possible and we also re-grouted where necessary due to the damage caused by the gripper rods. We also gave the Victorian tiles in the entrance lobby a thorough clean using the same process, although they had not been covered in carpet they were still in need of a deep clean. The floor was left to dry and when we returned the whole floor was ready to be sealed and for this we used five coats of Tile Doctor Seal and Go which adds a nice shine to the floor as well as providing a surface seal that will help protect the tiles from stains going forward. For the entrance lobby we used two coats of Colour Grow which doesn’t add the shine but as an impregnating sealer we felt it would perform better with the wear at the front of the house. This Italian marble gazebo was rescued from a ruble pile in Alabama where it had sat for 20 years before I brought it to Atlanta to restore. The marble had been stained by the dirt it had laid in for decades requiring the development of several customized cleaning processes to prevent further damage. After cleaning all the components, we poured a foundation and slab to build it on. the stones were delicate and very heavy 200 - 300 lbs each and had to be placed very precisely. to accomplish this, we built custom scaffolding and a custom gantry crane to place each stone. Then we restored the wrought Iron work and installed it on top tying all the components together. where it will stand for decades of garden tours.

During an inspection for alteration work, this customer from Cheshunt discovered what appeared to be an original encaustic tiled floor under the hallway carpet. Keen to work out what it was, and have it restored, I was asked to pop round and look. I went over as requested to survey the hallway floor and confirm their suspicions. The carpet had been secured with gripper rods glued onto the floor and that came away easily enough. Underneath, the tiles had been covered with self-levelling cement which had to be carefully scraped away to reveal the tiles. I ran a test to see if the cement leveller could be easily removed and using a combination of a scraper with Tile Doctor Pro-Clean, I was able to confirm the tiled floor was indeed salvageable. The house was Edwardian, and the tiles had been laid in a classic black and white geometric pattern typical of the period so I suspect the floor was indeed original. I worked out a quote to restore the whole floor including the removal of the cement, deep cleaning and then sealing the tiles. Without removing all the cement, it would be difficult to price for replacing broken tiles, but I suspected there may be a few as its quite usual for a floor of this age. Keen to have the floor restored we were given the go-ahead and a date scheduled for the work to start. The first step was to remove all the carpet and gripper rod so we could see the full extent of the self-levelling screed. Once done it was a case of carefully chipping and scraping away to break up the cement until the tiled floor had been fully revealed. Its slow and detailed work but quite rewarding when the tiled floor is finally revealed. The tiles had survived well under the carpet and cement but as suspected a few repairs and replacement would be needed. With all the cement brushed away work moved onto cleaning which started with a strong dilution of Tile Doctor Pro-Clean applied to the floor and left to soak in for fifteen minutes the scrubbed in with a rotary machine fitted with a Black pad. A lot of soiling is generated from this which is rinsed off with water and extracted with a wet vacuum. The floor was then inspected and the process repeated where required. The next step was to treat the tiles to an acid wash using Tile Doctor Grout Clean-up. This is applied as before and has several benefits including dissolving the remaining cement residue and neutralising the pH of the floor after the use of Tile Doctor Pro-Clean which is a strong alkaline. The floor was then inspected and the broken tiles carefully removed so they could be replaced. This is delicate work as lifting a tile can sometimes upset its neighbour and before you know it the size of the work has tripled. Replacement tiles were then cut to fit the existing geometric pattern and secured into place with a rapid set adhesive and grouted in. Once the replacement tile and grout had set, the floor was given a light clean using Tile Doctor Neutral Tile Cleaner and then left to dry out overnight. The next day the tiles were sealed using a single coat of Tile Doctor Colour Grow and the followed up with give coats of Tile Doctor Seal & Go. Colour Grow is an impregnator that soaks into the pores of the tile protecting it from within and improving colour, where as Seal and Go adds a nice subtle sheen to the tiles. Both products are breathable which is an important feature with old floors that don’t have a damp proof membrane. For aftercare I recommended Neutral Tile Cleaner which is a gentle but effective tile cleaning product that won’t damage the sealer. Robert Voyce Hertfordshire TIle Doctor
