Earlier this year I was contacted by a lady in Icklesham which is a small village near Hastings. My client requested a deep clean for her Limestone tiled kitchen floor which had, over time, become quite dirty, with the grout in particular being very much worse for wear. Limestone is a popular choice for tiled floors however it needs to be sealed to ensure dirt doesn’t get into the pores of the stone otherwise it becomes difficult to clean and if the sealer is not maintained it will wear down and the floor will lose its protection especially in high traffic areas such as kitchens. Cleaning a Limestone tiled kitchen floor My product of choice for cleaning this floor was Tile Doctor Pro-Clean, which I found to be particularly effective in lifting ingrained dirt out of the grout. I used a stiff grout brush to work the solution of Pro-Clean diluted with warm water to work the cleaner deep into the grout. I also used a buffing machine fitted with a scrubbing pad and more Pro-Clean to lift the dirt out of the Limestone tiles. It wasn’t long before the dirty grout lines began to disappear, and the floor was well on its way to looking great again. Once I’d also cleaned the nearby utility room, bathroom and cloakroom in a similar manner, I gave the floor a thorough rinse with fresh water before using a wet-dry vac machine to remove the soiled water from the surface of the tiles. I removed as much moisture from the Limestone tile and grout as possible to speed up the drying process as it’s important to ensure a stone floor is bone dry before sealing it as any excess moisture will compromise the sealer. Applying Tile Doctor Colour Grow sealer to Limestone tiles I left the floor for three days to dry before returning and used a damp meter on my return to confirm the floor was in-deed dry, spring had arrived and the sunshine really helped. My choice of sealer for the Limestone tiles was Tile Doctor Colour Grow, a product which soaks into the pores of the stone to enhance the colour of tiles whilst also providing durable protection. In this case two coats of Colour Grow were applied and as you can see from the photographs this really did bring out the fantastic natural colours in the Limestone and exaggerate the shading. At the same time, the added surface protection will help the floor stay looking great for longer, even with a lot of usage. When she returned from dog walking, my client was so pleased with the final result that she almost screamed the house down! She was so pleased, in fact, that she promised to have me return every year to ensure her floor was maintained to a high standard. I was also really happy with my work, particularly in terms of getting the grout into far better condition than it had been before.

Example of an eclectic dining room design in San Francisco

A client with a high-rise apartment in Manchester city centre contacted us in relation to the look of their bathroom tiles. The grout had become grubby and black with mould and it was clear from their message that they were considering have the grout replaced in order to freshen up the bathroom. We discussed the problem over the telephone, and they emailed a picture of the bathroom across so I could get a better idea of what needed doing. It turns out that the apartment had been rented out previously and they needed the bathroom renovating so they could start letting it again. Clearly, they were keen to have the work completed as soon as possible. Fortunately, we are sometimes able to come out on short notice, especially for small jobs like this and so were able to do the work the following week Re-grouting is a lot of work and very time consuming so I explained the benefits of Grout Colouring which is much quicker and results in a more practical finish as I will explain. There was a small issue with parking as one would expect from the city centre, but we were able to use one of the parking spaces of a neighbour in the basement of the building. My first task was to get the grout as clean as possible before applying the colourant and given the amount of mould I decided to apply Tile Doctor Duo-Clean which is a Tile Cleaner/Mould Remover and ideal for use on ceramic tile and grout. The product was sprayed onto the tiles and grout and then scrubbed in by hand to get the grout as clean as possible. I also used a powerful steam cleaner to get the grout as clean as possible before rinsing the soil off with water. This process went well, and the grout looked much cleaner afterwards but was now a little patchy in places due to deep staining. It’s worth noting that mould thrives in damp warm conditions and can easily be controlled by ensuring the bathroom has adequate ventilation. Some modern showers have a function that cool the bathroom down after use by running the shower on a cold setting. Improving cross-ventilation by leaving the bathroom door and a window open can also improve the situation and of course you can always apply Tile Doctor Duo-Clean on a regular basis. Once the grout was dry and as clean as it could be, I applied a White Tile Doctor Grout Colourant along the grout lines with a small brush taking care to wipe off any excess from the tiles as I went. Only one bottle of colourant was needed, and I have found baby wipes work well when wiping off the excess. The last step in the bathroom renovation was to strip out all the old mouldy silicone between the bath and the tiles and replace with new mould resistant silicone. The cleaning and grout colour completely transformed the look of the bathroom leaving it looking fresh. The grout which was previously dark and patchy was now a consistent white colour giving the impression it had only been recently tiled. The colourant also forms an epoxy barrier over the grout that will prevent dirt from becoming ingrained in the grouts surface going forward, it’s also much easier to clean. The customer was most impressed with the result and has informed us since that they will back in touch about renovating the grout in their own home! They left the following comment on the Tile Doctor website. “Kamila made a wonderful job cleaning my grout and silicone. The bathroom looks like new. Pontcanna is a popular residential area in the western district of Cardiff, in South East Wales. Known for its rather large houses and spectacular foliage, interestingly enough roughly a quarter of the population are English folk. I was called down to a property in the area to take a look at a Victorian tiled floor which was in quite poor condition. Along with the typical amount of dirt and muck seen on poorly maintained tiles, there were a number of missing tiles and a fair bit of cement caked on the surface of the floor. It would require a robust clean, fresh seal, and several repairs to get this floor back into optimum condition. To begin, I checked for excess moisture problems using a damp meter in various places of the hallway floor and, thankfully, it was showing dry results. Any dampness could have potentially caused problems later on in the restoration process, so it was s good idea to run tests before starting. Next, I manually scraped as much of the dry paint and cement off the tiles as possible, with no lubrication necessary. I then proceeded to clean the floor with a solution I mixed early, consisting of equal parts Tile Doctor NanoTech HBU and Tile Doctor Pro Clean, rinsing as I went. Both products are designed to tackle heavy soil build-up, with the former uniquely using nano-sized particles (as the product name suggests) to penetrate deep into difficult to reach areas in the tiles in order to lift out ingrained muck. Following the initial clean, I removed all of the loose tiles and those heavily affected by cement, before retiling as necessary with fresh Victorian tiles, and grouting the whole floor. Of course, these replacement tiles were carefully sourced to ensure consistency, as far as possible, with the original pattern of the floor. The next day, I went over the whole floor with an application of the acid-based Tile Doctor Grout Clean Up, diluted with a little alkaline Pro Clean to form a cleaning solution. I then used a black pad to scrub the cleaner into the tiles, similarly to the previous day’s cleaning. This was followed by a through rinse with water to neutralise the floor. It was at this point that I noticed some stubborn cement stains remained so I set about breaking them down using a 60 grade hand held diamond polishing block, and this technique proved successful. After completing the clean, I left the floor to dry out for roughly 24 hours. Upon my return to the property to seal the tiles, I tested again for moisture. It is recommended to run damp tests before sealing, as excess moisture can cloud the sealer, affecting its performance in the long run. Fortunately, no dampness was detected and I was proceeded to seal the floor with seven coats of Tile Doctor Seal & Go, which enhances the natural colours in the stone and provides a nice satin gloss appearance, as requested by the customer. I was extremely pleased with the results of this restoration, as was the customer. The extent of the soil build up and damage was such before the restoration that, after completion, the floor looked like it had been newly laid! Julian Iancono South East Wales Tile Doctor

Recently I was contacted by a man in the town of Bedford who was worried that he had damaged his Victorian tiled hallway as a result of dragging a piano across the floor. I went round to the property to get a better look at the problem and, on closer inspection, realised that the tiles were actually fine; however, the piano had torn through the old surface seal. The 150-year old tiles, dating back – as the name suggests – to the reign of Queen Victoria, had been poorly sealed and additionally had not been maintained correctly with the appropriate cleaning products. I was commissioned to remove the old sealer, clean and re-seal in order to restore this fantastic floor to its former glory. My first task was to mix a solution of Tile Doctor Pro-Clean and water, which was then spread across the floor. Pro-Clean is a high alkaline cleaner which also contains stripping properties and this helped to break down the old, damaged sealer. The solution was left to dwell for approximately 20 minutes, giving it time to seep into the stone to get underneath, and lift out, any ingrained dirt. Pro-Clean was worked into the tiles using a heavy low speed rotary machine fitted with a black pad. Once cleaned and stripped, we rinsed the floor using plain, clean water to neutralise the high alkaline Pro-Clean and the removed the resulting slurry using a wet-vac machine. At this point I noticed that the white/magnolia tiles were particularly well worn and still very dirty and in need of further cleaning. Around this time Tile Doctor had also been discussing the successful use of Burnishing Pads (normally used on polished stone) on Victorian Tiles so I hand burnished the most stained tiles with a small 6 inch diamond encrusted burnishing pad with a little water to help lubricate the process. Following this, I rinsed the entire floor once again. After leaving the floor to dry for four days, I returned to the house to seal the tiles opting to apply a single coat of Tile Doctor Colour Grow impregnating sealer first followed up with four coats of Tile Doctor Seal & Go. This combination of sealers provides a durable internal and surface stain protection whilst lifting the colours and adding a nice subtle sheen finish. Once dried and cured, the floor was buffed using micro-fibre clothes to further enhance the appearance of the tiles further. My client was very pleased with the results, and couldn’t believe it was possible to get a floor that was so old appear brand new! The floor will dull with wear so I advised my client on the benefits of a regular maintenance plan going forward to ensure this great flooring feature remains in top condition. How to Clean Ceramic & Porcelain Tile Floors Ceramic tile and porcelain tile floors are incredibly durable but there are a few things that can make keeping them clean and looking good easy. Here's the simple process we follow: 1. Clean up loose debris: Sweep or vacuum your tile floors regularly to keep them from getting dull. Ceramic tiles may be resistant to dirt, but sand and grit can dull the glazed surfaces. 2. Choose the right floor mop: Clean tile with mild detergent and clean water using a rag or chamois-type mop rather than a sponge mop. Rag and chamois-style mops are best for cleaning tile because sponge mops tend to push dirty water into the grout lines, making them harder to clean. Be sure to change the water frequently while mopping; dirty water equals a cloudy floor. 3. Be on the look for tile stains: If you find a discoloration, try to determine what type substance made the stain and use the right cleaner to remove. 4. Watch for soap residue: If your tiles look hazy even after cleaning, you might be dealing with soapy residue. Remove the film with a nonabrasive all-purpose cleaner. 5. Dry tiles too: Don't let your glazed tile floors air-dry—the sitting water will form water spots. Take care of that by drying the floor with a clean, lint-free cloth immediately after washing.

After six years of living in their Huntley IL home, Chris and Meghan were tired of their dark, dingy, outdated kitchen and it was finally time for a long-anticipated change. “The kitchen is the place where we live, it’s where we do everything,” Meghan said. “It was important that it be a space where we wanted to be.” Meghan loves cooking and enjoys including their girls in healthy meal prepping, this led them to want a brighter, more enjoyable kitchen with increased functionality and improved storage. For Chris especially, the laundry room was an entirely dysfunctional eyesore. “We had a washer and a dryer, but it was all kind-of cobbled together!” Chris said. “There were always laundry piles everywhere, we weren’t really sure what we wanted to do in there, but it was time for us to make a change.” The mess of the space was stressful every time they walked in the door from the garage each day. Kids’ backpacks and shoes piled up haphazardly in the makeshift boot-bench closet left the family feeling disorganized and stressed. They needed space for folding clothes and locker cubbies to help keep the family organized. Having known Christine and Todd in the Huntley community for years, Chris and Meghan were familiar with their work. “We already trusted them personally and having seen their projects for years we knew they did top notch work. After we reviewed the initial round of designs, we knew that hiring them was definitely the right choice,” Meghan and Chris said. Although Chris had done a lot of work in their home himself, the kitchen and laundry room renovation was such a large undertaking that he didn’t want to steal time away from his family to spend what would surely be many long weekends doing the job himself. “That would not have been a wise choice for us,” Chris laughed. “Our designer, Michelle was very, very, easy to work with; anything we wanted to see or weren’t sure about, she went above and beyond to make this easy for us. She was easy to get hold of and always quick to respond,” the couple said. Michelle pulled ideas that mirrored the couple’s taste and style and was adept at directing the couple to limited choices that didn’t overwhelm them and kept the process moving. “I have a hard time making decisions. Michelle made the decision-making process so easy. I loved how she listened to what I liked and then presented three great options for me to choose from,” Meghan said. The main objectives for the kitchen were better storage solutions, they wanted the space to reflect their lifestyle and taste, and they wanted it to last for years with low maintenance. One of the first steps in creating a more functional kitchen was relocating the refrigerator, creating an improved workflow for the busy family. “We didn’t know that we could even move the refrigerator to a new location where it is now, that was something that we never would have thought of,” Chris said. “The new refrigerator location makes the kitchen feel so much bigger. We didn’t add any space, but our whole kitchen with the new design just seems like it’s so much larger than before!” Meghan said. The perimeter mist colored cabinets helped warm and brighten the entire room, while the graphite colored cabinets on the island added contrast. Using this fresh, clean color palette satisfied the couple’s desire for a bright space that was the exact opposite of what they had before. Organization accessories were also added to the cabinets such as a spice drawer tray and roll outs to create hidden convenience. “I absolutely love the hidden spices – it makes cooking so much more enjoyable!” Chris said. “And all the pull outs, and the double trash bin, who would think you could get so excited about organization!” the couple said in unison. One thing they hated in their original kitchen was how dark the space felt. Added lighting on the ceiling with the new light fixtures combined with the lighter cabinetry colors throughout solved this problem. “Our new kitchen has this warm, almost cozy feeling that our old kitchen never had, it’s just a space that I love spending my time in now,” Meghan said. The light airy feeling was accentuated with the use of floating white shelves on either side of the decorative range hood. “We have so much cabinetry space, the new design is amazing we actually have more storage space than we will ever need,” Meghan said. The island was extended to create more work surface and added space for stool seating. “The new island changes how we live. Now the kids can be in the kitchen with us, doing homework, eating breakfast, and the three of us have special dinners there when Chris is working late,” Meghan said. The Carrara Marmi Quartz countertops were chosen because they are, not only beautiful, but are made from hard-working material that doesn’t require maintenance. The white subway tile backsplash that wraps to the ceiling behind the focal point cooktop range/hood compliments the crisp white countertops perfectly, while brushed brass hardware and light fixtures keep the design fresh and new. The couple had a few fears at the beginning of the project, as most homeowners do. Their biggest fear was being out of their kitchen and laundry room for an extended time. The crew made it very easy for the family to work in a limited space keeping the washer and dryer hooked up the majority of the time, and also getting appliances working with minimal downtime. “They above and beyond accommodated us to get us through the process,” Meghan said. “They did a great job making sure we were as comfortable as possible throughout the process,” Chris added. “Our project manager DJ did a great job. He was very good at updating us on schedule changes, getting guys in as quickly as possible. Everyone that stepped in the house was nice and did great work,” said Chris. They thought Advance’s carpenter was phenomenal and were impressed when he took a conceptual idea from a photograph and worked with designer Michelle to create a one of a kind range/hood that has become the topic of conversation with friends and family who visit the new kitchen. “He was in our house literally every day for several weeks. He was easy to work with and good at what he did,” Meghan and Chris said. The focal point of the kitchen; a hand-crafted, custom-built ventilation hood was clad with handpicked reclaimed barnwood. Advance Design’s carpenter built the framework and the cladding to create a one-of-a-kind design element that the couple loves. “I think it was especially fun for him to create something unique from scratch, showcasing his talent in this area,” Meghan said. “I love that my kitchen is not like everyone else’s. I got to pick out the wood on my hood and watch it being built and was able to choose what pieces of wood went where on it. It’s totally unique.” Red Oak flooring was toothed-in throughout the kitchen and the rest of the first floor anywhere changes were made. Then the whole floor was refinished to tone down the orange undertones in the existing floor stain, ultimately changing the color complexion of the entire first floor. The result is a completely new feeling to the entire home. Renovating the laundry room was extremely important to Meghan and Chris, but they had trouble visualizing what the possibilities were for the seemingly small space. Michelle produced beautiful 3D illustrations that helped them envision the space in a whole new way. “I must have told Michelle 100 times that I am a visual person, seeing the designs in 3D made it so easy to make decisions and see what we could really do with our space,” Meghan said. A dividing wall and doorway were removed between the existing laundry room and hallway formerly containing a coat closet, providing space to design specialized graphite colored cabinetry matching the kitchen island to house custom storage cubbies for each family member. Adding the tall utility cabinetry in the new laundry area helped solve the storage issue, tucking away cleaning supplies, household items, and even the cat got its own cubby. “I love how everything is now hidden in its own space. I can’t tell you how much I hated coming home and seeing everything sitting around on counters,” Chris said. Electrical outlets were planned for the inside of utility cabinets, so devices could charge in hidden locations. Stacking the washer and dryer allowed for wider countertop space to provide a folding area and a special space for clothes to hang. “The way I do laundry has been completely transformed! I can actually fold clothes and hang them now right out of the washer and dryer,” Meghan said. “The end result in the kitchen and the laundry/mud room was an updated light and bright space, with a smarter work flow that better meets the needs of this family,” Michelle said. “I would totally recommend Advance Design,” Meghan said. “Sometimes I sit and just look at my kitchen and laundry room and think ‘Wow, I can’t believe I get to live here!’ It’s an understatement to say we love our new space.”

Townhouse renovation in Brooklyn: We redesigned the rear end of the house as an expanded family kitchen with a back door to the deck. We also added a new connection from the entrance hall to the kitchen and fit a small powder room under the stairs. The old windows and doors were replaced with new, larger ones, and the entire kitchen was gutted and refitted with new cabinetry and a banquette dining area. Example of a trendy bathroom design in Miami

We received an inquiry from a client in Lindow End near Wilmslow Golf Club in the Cheshire stockbroker belt. They were restoring their home and were unhappy with the state of the Quarry tiled hearth under their log burning stove. We arranged a site visit to survey the tile and grout and provide a quote for restoring the appearance. The village is situated in what’s known as the ‘Cheshire Golden Triangle’ which is one of the most sought-after places to live in the UK after London. As a result, we often find ourselves in this area working on some very nice properties, so it wasn’t long before we were able to call in and survey the tiles. As you can see from the pictures the hearth was quite dirty and the grouting had discoloured from years of use of the wood burner. The work here was a minor part of their restoration which had included significant building work. We agreed a price to carry out the work, which should only take a day and were able to return the following week. Our first job was to cover the newly sanded and sealed wooden floors with dust sheets, so we didn’t mark them as we came in the front door to the lounge. We always try and make as little mess as possible and we are always as careful as possible. We then sprayed Tile Doctor Pro-Clean on the fire hearth tiles. This is a multi-purpose tile and grout cleaner which would make light work of the dirty tiles. The product was left to soak into the Quarry tile and grout for about twenty minutes before being scrubbed in. The hearth was a small area, so this was done by hand and then washed down with clean water. The dirty residue was removed using a wet vacuum then the tiles where wiped down with a clean micro fibre cloth. We then dried off the tiles using a little encouragement with a heat gun to speed up the drying process. Speed drying the tile and grout in this manor would allow us to complete the work in one visit. Once the tiles and grout lines were dry it was clear that years of dirt and soiling had stained the grout, so although no much cleaner it was clear more work would be needed to give the grout a fresh and consistent appearance. To address this issue with the grout we selected to apply a Sandstone Tile Doctor Grout Colourant. This is applied with a small brush and brushed it into the grout lines. It is quite a precise job but any colourant that goes onto the tiles is removed with a baby wipe before it dries. This process really transformed the look of the grout, the colourant also forms a barrier over the grout which will protect it going forward and make it easier to clean. The Quarry tiles were then given a coat of Tile Doctor Colour Grow which is an impregnating colour enhancing sealer. This brings out the best in the quarry tiles and adds protection against future staining which will be needed given its location. The client was very happy with the finish, in fact the hearth looked like it had been newly tiled, the impact of the recoloured grout was that striking. Limescale deposits are a big problem in many parts of the UK where hard water is common. To remove it you need to use a strong acidic cleaner however what to do if you have limescale deposits on Limestone? As many may already know, Limestone is an expensive, high-quality stone that like a lot of natural stone is acid sensitive and can be damaged with the application of acid-based products. You can use acids on Limestone however if your careful and I demonstrated this recently at a property in this village of Everdon near Daventry in Northamptonshire. My customer had a fantastic black Limestone tiled shower cubicle that had been absolutely ruined by white limescale staining and it had reached the point where the situation simply couldn’t be resolved with standard cleaning products. As the staining was so severe, I opted to use Tile Doctor Acid Gel to clean the tiles. This is a blend of phosphoric and hydrochloric acids in gel form and is the best product for cleaning vertical services, since water based products just run off and don’t have time to work on the staining. Working in small areas, I carefully scrubbed the product into the stone and then rinsed it off with plain water. This process was repeated across the whole cubicle, reducing the stains significantly in the process. Next, I used a handheld polishing machine fitted with 6” diamond encrusted burnishing pads, along with some water for lubrication, to polish and deep clean the stone, removing any stubborn stains remaining on the tiles. I left the cubicle to dry completely overnight. Upon my return the next day, I proceeded to seal the tiles using two coats of Tile Doctor Colour Grow sealer. This sealer is impregnating, meaning it fils the pores of stone to protect against ingrained dirt and staining. As well as providing stone protection, Colour Grow also enhances the natural colour in the stone – in this case, the deep black shades in the Limestone. Having finished the job, I gave the very happy customer some advice on keeping limescale and other staining at bay in future. I explained that proper maintenance can be conducted by simply rinsing the tiles with clean water after each use of the shower, and by using Tile Doctor Aqua-Pro tile aftercare cleaner at least once a week. Bridgwater is known to be one of Somerset’s liveliest towns. With a history dating back over 1000 years, it has many traditions, including a carnival which happens every November, and is hailed as the world’s largest illumination procession. What wasn’t looking lively, however, was this Limestone tiled kitchen floor at a house in the town. It had been laid five years previously but at the time of laying hadn’t been sealed with adequate amounts of sealer. As a result, the Limestone had absorbed a lot of wet footprints and other dirty stains. The sealer simply broke down after a while, leaving the homeowner with a floor that never looked clean no matter how much they cleaned it – using all kinds of products. In fact, the tiles looked blackened and mouldy, as you can see in the photos below. It was time for the homeowner to seek out professional assistance, so she decided to contact her local Tile Doctor. I was asked to completely restore the look of the floor – something the homeowner had deemed impossible at this point. In practice, I knew the floor could be restored using the right products and methods including a really deep clean and resealing with the right type of sealer for these tiles. I scrubbed in Tile Doctor Remove and Go, which is a powerful coatings remover which draws out ingrained stains and strips away any old sealer remaining on the tiles. The floor was then rinsed thoroughly with plain water to neutralise it, and the resulting soiled solution was extracted using a wet vacuum. I repeated the process on stubborn areas, eventually transforming the floor back to its natural and clean state. I allowed the Limestone to dry out completely overnight before returning to the property to seal the tiles. This is important as the slightest amount of excess moisture can damage the performance of the sealer, and we would’ve been back to square one! After checking with a damp meter, I could see everything was fine, so I proceeded to seal the floor with Tile Doctor Colour Grow, which is not only a robust impregnating sealer that will protect the floor going forward but also enhancing the natural colours in the stone at the same time. In the space of two days, the Limestone tiles had been completely transformed. Now it had been properly sealed, the floor will be much easier to clean and therefore should stay looking great for a long time to come.
