Our client contacted Tile Doctor as they were having problems cleaning their Slate tiled ensuite bathroom. We visited the property in nearby Stevenage, a London commuter town which is between Letchworth Garden City and Welwyn Garden City. The bathroom had been fitted some time ago, but due to the hard water in the area, there had been a large build up of limescale. The dark slate tiles showed this up even more.
My client had tried numerous household products on the tiles, but nothing was shifting the heavy build up. I discussed with them what Tile Doctor could do and completed a small demonstration. They were surprised how easily we were able to improve the tiles. We agreed a price and a timescale and booked the work in for a few weeks’ time.
The ensuite shower required intensive cleaning to the shower walls and floor where excessive limescale was present so we got to work cleaning with Tile Doctor Oxy-Gel, this is a strong alkaline based cleaner and degreaser, it is a gel so it works well on vertical surfaces where a long dwell time is required to break down dirt, grime, soap scum, oil based products. We left the product on the surface for approximately 10 minutes, removing all previous sealers and dirt. The residue was rinsed off and followed this up with a second clean using Tile Doctor Grout Clean-Up.
Grout Clean-Up is an acidic product designed to remove mineral deposits however you need to be careful with some types of stone as it can etch the surface if used incorrectly. To apply the product was diluted with water in a spray bottle and sprayed on to the wall tiles where it was scrubbed in and then rinsed off. The process was then repeated on the floor rinsing down thoroughly afterwards with water.
Once the slate was clean and dry we proceeded to cut out the existing silicone sealant which was equally stained and was beyond cleaning. This is a slow job and care needs to be taken not to scratch the tiles. It is important to ensure all the old silicone is removed so there is a nice clean surface to reapply the new. This also gave the shower area more time to dry out.
We tested with the moisture meter to ensure the shower area was fully dry and then applied the sealer. We chose to apply three coats of Tile Doctor Colour Grow, this is an impregnating sealer that works by occupying the pores in the stone, so dirt can’t become ingrained there, its also a colour enhancing sealer that provides durable protection. We applied the coats then lightly buffed off the excess with a soft cloth and allowed the slate to dry. The following day we returned to re-silicone all the edges and joints.
We recommended to the customer to use a mild solution of Tile Doctor Stone Soap as a maintenance cleaner for the slate. The client was very happy with the result and could see that cleaning with the appropriate product would ensure the ensuite bathroom continued to look good. The whole job took a day and a half to complete.

This is a Travertine tiled floor installed at a property in the popular Cheshire town of Wilmslow around 16 years prior. It had previously been maintained by a Tile Doctor colleague about three years ago and the owner was hoping the floor could be given a simple maintenance clean and seal. This is a service we provide as part of an annual maintenance plan, unfortunately after surveying the floor it was clear they had left it far too long, the floor had lost its shine and it would now need to be resurfaced with a set of diamond burnishing pads and then resealed.
Naturally burnishing the floor costs more than a simple seal and polish but if you are going to opt for the quicker maintenance plan route it does need to be done at least annually and possibly more frequently if it’s a floor in frequent use such as a kitchen. We agreed a price for the work, and I arranged a time with them to return and renovate the floor.
To restore the polished appearance of the Travertine I used a set of four burnishing pads which are applied to the floor with a rotary machine. You start with a coarse 400-grit pad using water to lubricate and running it over each tile at least three times. This first pad cleans up the stone and removes old sealers. This is then followed with the finer 800-grit, 1500-grit and finally a 3000-grit pad. Except for the 3000-grit, each pad is applied with water and the floor is rinsed and the soil extracted afterwards with the wet vacuum.
The Grout lines were also deep cleaned with a scrubbing brush and Tile Doctor Pro-Clean tile and grout cleaner. The product really gets to into deep seated dirt and grease which tends to accumulate in the grout. After a final rinse and extraction, the floor was then left to dry off overnight.
I returned on the second day and started by checking the floor was dry by taking several moisture readings with a damp meter. The readings were good, so I proceeded to seal the floor using a couple of coats of Tile Doctor Colour Grow. Colour Grow is an ideal sealer for Travertine as it seeps into the pores of the stone enhancing the natural brown colours in the process. It also offers great protection going forward.
Whilst I was there I had noticed that one of the doors had scratched the floor, fortunately the polishing process had got the scratches out of the stone but to prevent future scratching I helped them remove the door so a carpenter could shave off a few mm’s from the bottom.

The floor looked great and they should now be able to maintain it in between the maintenance visits, with day to day cleaning using Tile Doctor Neutral Tile Cleaner.

During an inspection for alteration work, this customer from Cheshunt discovered what appeared to be an original encaustic tiled floor under the hallway carpet. Keen to work out what it was, and have it restored, I was asked to pop round and look.
I went over as requested to survey the hallway floor and confirm their suspicions. The carpet had been secured with gripper rods glued onto the floor and that came away easily enough. Underneath, the tiles had been covered with self-levelling cement which had to be carefully scraped away to reveal the tiles.
I ran a test to see if the cement leveller could be easily removed and using a combination of a scraper with Tile Doctor Pro-Clean, I was able to confirm the tiled floor was indeed salvageable. The house was Edwardian, and the tiles had been laid in a classic black and white geometric pattern typical of the period so I suspect the floor was indeed original.
I worked out a quote to restore the whole floor including the removal of the cement, deep cleaning and then sealing the tiles. Without removing all the cement, it would be difficult to price for replacing broken tiles, but I suspected there may be a few as its quite usual for a floor of this age. Keen to have the floor restored we were given the go-ahead and a date scheduled for the work to start.
The first step was to remove all the carpet and gripper rod so we could see the full extent of the self-levelling screed. Once done it was a case of carefully chipping and scraping away to break up the cement until the tiled floor had been fully revealed. Its slow and detailed work but quite rewarding when the tiled floor is finally revealed. The tiles had survived well under the carpet and cement but as suspected a few repairs and replacement would be needed.
With all the cement brushed away work moved onto cleaning which started with a strong dilution of Tile Doctor Pro-Clean applied to the floor and left to soak in for fifteen minutes the scrubbed in with a rotary machine fitted with a Black pad. A lot of soiling is generated from this which is rinsed off with water and extracted with a wet vacuum. The floor was then inspected and the process repeated where required.
The next step was to treat the tiles to an acid wash using Tile Doctor Grout Clean-up. This is applied as before and has several benefits including dissolving the remaining cement residue and neutralising the pH of the floor after the use of Tile Doctor Pro-Clean which is a strong alkaline.
The floor was then inspected and the broken tiles carefully removed so they could be replaced. This is delicate work as lifting a tile can sometimes upset its neighbour and before you know it the size of the work has tripled. Replacement tiles were then cut to fit the existing geometric pattern and secured into place with a rapid set adhesive and grouted in.
Once the replacement tile and grout had set, the floor was given a light clean using Tile Doctor Neutral Tile Cleaner and then left to dry out overnight.
The next day the tiles were sealed using a single coat of Tile Doctor Colour Grow and the followed up with give coats of Tile Doctor Seal & Go. Colour Grow is an impregnator that soaks into the pores of the tile protecting it from within and improving colour, where as Seal and Go adds a nice subtle sheen to the tiles. Both products are breathable which is an important feature with old floors that don’t have a damp proof membrane.
For aftercare I recommended Neutral Tile Cleaner which is a gentle but effective tile cleaning product that won’t damage the sealer.

Shipley is a town in West Yorkshire that was heavily shaped by the Industrial Revolution and the Victorian period. It became particularly well-known for its textile industry and some of the original mills in which textiles were manufactured still survive in the town today. Being in West Yorkshire, Shipley is also part of what is commonly known as ‘Brontë country’ – once home to the famous Brontë sisters.
Many Victorian era properties still survive in the area too and all too often the original Victorian tiled floors contained within are not well maintained. I recently visited a customer in Shipley who had a Victorian tiled hallway that was in need of a deep clean and seal. What’s more, the customer told me that there were around 20 loose tiles in the hallway that would need to be reinstalled.
On the first day, I started by refitting the 20 loose tiles in the hallway. The problem however was a lot worse than originally thought and, in the end, I had to take up 108 tiles, so I could rebuild the base of the floor, and then relay them. This process took up most of the day but at least the adhesive and grout would be set in time for cleaning the next day.
On day two I focused on deep cleaning the tiles and removing any remaining sealer by applying a strong dilution of Tile Doctor Pro-Clean. Pro-Clean is a strong alkaline heavy-duty tile and grout cleaner that serves the purpose of both cleaning the stone and when used in a strong dilution will strip off sealers.
I applied the Pro Clean liberally across the length of the hallway and left it to soak into the tiles for about twenty minutes. This allows the product time to breakdown the sealer and dirt before being scrubbed in with a black scrubbing pad.
Special attention had to be paid to parts of the floor which had suffered paint splashes from previous decoration. I was also surprised to find that there were even some chewing gum stains marking the tiles. These were removed using the combination of a steam cleaner, more Pro-Clean and the careful use of a handheld scraper.
The floor was then given a thorough rinse with fresh water and then dried as much as possible with a wet vacuum. It was then also left to dry off overnight.
Upon returning to the property the next day I checked for any moisture issues with a damp tester. Thankfully, the floor proved dry and I could proceed with sealing the tiles which was done using four coats of Tile Doctor Seal and Go that leaves a deep satin finish that the customer had requested.

After six years of living in their Huntley IL home, Chris and Meghan were tired of their dark, dingy, outdated kitchen and it was finally time for a long-anticipated change. “The kitchen is the place where we live, it’s where we do everything,” Meghan said. “It was important that it be a space where we wanted to be.” Meghan loves cooking and enjoys including their girls in healthy meal prepping, this led them to want a brighter, more enjoyable kitchen with increased functionality and improved storage.
For Chris especially, the laundry room was an entirely dysfunctional eyesore. “We had a washer and a dryer, but it was all kind-of cobbled together!” Chris said. “There were always laundry piles everywhere, we weren’t really sure what we wanted to do in there, but it was time for us to make a change.” The mess of the space was stressful every time they walked in the door from the garage each day. Kids’ backpacks and shoes piled up haphazardly in the makeshift boot-bench closet left the family feeling disorganized and stressed. They needed space for folding clothes and locker cubbies to help keep the family organized.
Having known Christine and Todd in the Huntley community for years, Chris and Meghan were familiar with their work. “We already trusted them personally and having seen their projects for years we knew they did top notch work. After we reviewed the initial round of designs, we knew that hiring them was definitely the right choice,” Meghan and Chris said. Although Chris had done a lot of work in their home himself, the kitchen and laundry room renovation was such a large undertaking that he didn’t want to steal time away from his family to spend what would surely be many long weekends doing the job himself. “That would not have been a wise choice for us,” Chris laughed.
“Our designer, Michelle was very, very, easy to work with; anything we wanted to see or weren’t sure about, she went above and beyond to make this easy for us. She was easy to get hold of and always quick to respond,” the couple said. Michelle pulled ideas that mirrored the couple’s taste and style and was adept at directing the couple to limited choices that didn’t overwhelm them and kept the process moving. “I have a hard time making decisions. Michelle made the decision-making process so easy. I loved how she listened to what I liked and then presented three great options for me to choose from,” Meghan said.
The main objectives for the kitchen were better storage solutions, they wanted the space to reflect their lifestyle and taste, and they wanted it to last for years with low maintenance. One of the first steps in creating a more functional kitchen was relocating the refrigerator, creating an improved workflow for the busy family.
“We didn’t know that we could even move the refrigerator to a new location where it is now, that was something that we never would have thought of,” Chris said. “The new refrigerator location makes the kitchen feel so much bigger. We didn’t add any space, but our whole kitchen with the new design just seems like it’s so much larger than before!” Meghan said.
The perimeter mist colored cabinets helped warm and brighten the entire room, while the graphite colored cabinets on the island added contrast. Using this fresh, clean color palette satisfied the couple’s desire for a bright space that was the exact opposite of what they had before. Organization accessories were also added to the cabinets such as a spice drawer tray and roll outs to create hidden convenience.
“I absolutely love the hidden spices – it makes cooking so much more enjoyable!” Chris said. “And all the pull outs, and the double trash bin, who would think you could get so excited about organization!” the couple said in unison.
One thing they hated in their original kitchen was how dark the space felt. Added lighting on the ceiling with the new light fixtures combined with the lighter cabinetry colors throughout solved this problem. “Our new kitchen has this warm, almost cozy feeling that our old kitchen never had, it’s just a space that I love spending my time in now,” Meghan said. The light airy feeling was accentuated with the use of floating white shelves on either side of the decorative range hood. “We have so much cabinetry space, the new design is amazing we actually have more storage space than we will ever need,” Meghan said.
The island was extended to create more work surface and added space for stool seating. “The new island changes how we live. Now the kids can be in the kitchen with us, doing homework, eating breakfast, and the three of us have special dinners there when Chris is working late,” Meghan said.
The Carrara Marmi Quartz countertops were chosen because they are, not only beautiful, but are made from hard-working material that doesn’t require maintenance. The white subway tile backsplash that wraps to the ceiling behind the focal point cooktop range/hood compliments the crisp white countertops perfectly, while brushed brass hardware and light fixtures keep the design fresh and new.
The couple had a few fears at the beginning of the project, as most homeowners do. Their biggest fear was being out of their kitchen and laundry room for an extended time. The crew made it very easy for the family to work in a limited space keeping the washer and dryer hooked up the majority of the time, and also getting appliances working with minimal downtime.
“They above and beyond accommodated us to get us through the process,” Meghan said. “They did a great job making sure we were as comfortable as possible throughout the process,” Chris added.
“Our project manager DJ did a great job. He was very good at updating us on schedule changes, getting guys in as quickly as possible. Everyone that stepped in the house was nice and did great work,” said Chris. They thought Advance’s carpenter was phenomenal and were impressed when he took a conceptual idea from a photograph and worked with designer Michelle to create a one of a kind range/hood that has become the topic of conversation with friends and family who visit the new kitchen. “He was in our house literally every day for several weeks. He was easy to work with and good at what he did,” Meghan and Chris said.
The focal point of the kitchen; a hand-crafted, custom-built ventilation hood was clad with handpicked reclaimed barnwood. Advance Design’s carpenter built the framework and the cladding to create a one-of-a-kind design element that the couple loves.
“I think it was especially fun for him to create something unique from scratch, showcasing his talent in this area,” Meghan said. “I love that my kitchen is not like everyone else’s. I got to pick out the wood on my hood and watch it being built and was able to choose what pieces of wood went where on it. It’s totally unique.”
Red Oak flooring was toothed-in throughout the kitchen and the rest of the first floor anywhere changes were made. Then the whole floor was refinished to tone down the orange undertones in the existing floor stain, ultimately changing the color complexion of the entire first floor. The result is a completely new feeling to the entire home.
Renovating the laundry room was extremely important to Meghan and Chris, but they had trouble visualizing what the possibilities were for the seemingly small space. Michelle produced beautiful 3D illustrations that helped them envision the space in a whole new way.
“I must have told Michelle 100 times that I am a visual person, seeing the designs in 3D made it so easy to make decisions and see what we could really do with our space,” Meghan said.
A dividing wall and doorway were removed between the existing laundry room and hallway formerly containing a coat closet, providing space to design specialized graphite colored cabinetry matching the kitchen island to house custom storage cubbies for each family member. Adding the tall utility cabinetry in the new laundry area helped solve the storage issue, tucking away cleaning supplies, household items, and even the cat got its own cubby.
“I love how everything is now hidden in its own space. I can’t tell you how much I hated coming home and seeing everything sitting around on counters,” Chris said.
Electrical outlets were planned for the inside of utility cabinets, so devices could charge in hidden locations. Stacking the washer and dryer allowed for wider countertop space to provide a folding area and a special space for clothes to hang. “The way I do laundry has been completely transformed! I can actually fold clothes and hang them now right out of the washer and dryer,” Meghan said.
“The end result in the kitchen and the laundry/mud room was an updated light and bright space, with a smarter work flow that better meets the needs of this family,” Michelle said.
“I would totally recommend Advance Design,” Meghan said. “Sometimes I sit and just look at my kitchen and laundry room and think ‘Wow, I can’t believe I get to live here!’ It’s an understatement to say we love our new space.”

Yorkstone is a variety of Sandstone unique to Yorkshire, and is known for its hard wearing and durable qualities. It was first manufactured during medieval times, but is still used for a range of building and construction purposes including, of course, tiled floors in houses. Yorkstone comes in a variety of natural colours, depending on the mineral makeup of the stone, and means that the tiled floors often have a unique look to them.
This customer, living in the small Yorkshire town of Driffield is the lucky owner of a fantastic new Yorkstone tiled living room floor. Unfortunately, the floor had been installed by an independent builder, as opposed to a professional tiling company, and had been left with no sealer to ensure it would stay looking great for a long time to come. Over time, the lack of a sealer has allowed the dirt to become ingrained in the stone, making it increasingly difficult for the customer to keep the tiles clean. I was called in to bring completion to what was an unfinished job!
As you can see from the photographs, the entire floor was quite dusty and dull looking following the recent installation. To get the tiles clean, I mixed a strong 60-40 mix of Tile Doctor Pro Clean and clean water. Pro Clean is a reliable alkaline cleaner suitable for use on most natural stone floors, including Sandstone, Quarry, and Slate.
The cleaning solution was applied to the floor and left to dwell for 20 minutes, allowing it time to penetrate the stone. Then, using my 17” rotary machine fitted with a black scrubbing pad, I proceeded to deep clean the tiles, leaving them looking immediately cleaner and more vibrant. Any resulting cleaning residue was promptly soaked up using a wet vacuum.
The process was repeated in the more stubborn areas, and I gave the floor a final rinse with water and left it to dry. Typically, we would leave a 12 to 24 hour drying period, depending on whether there is a damp proof membrane installed. However, this floor had underfloor heating and so dried really quickly, allowing me to seal it on the same day.
The customer wished to have a matt, natural finish for the Yorkstone tiled living room, so I applied two coats of Tile Doctor Colour Grow, our impregnating sealer which offers a natural, no-sheen look for textured floors, while providing durable protection against ingrained dirt and stains.
As the name of the product suggests, Colour Grow contains colour intensifying properties which really helped to accentuate the rich variety of colours in the customer’s Yorkstone tiles. The results were fantastic and you can see from the water test we performed after the sealer dried how water now bubbles up on the surface of the stone.

East Yorkshire Tile Doctor

I was called to this property in Bow East London, because the grout around the shower had become dirty and had gone a yellowy/orange colour over time. This is quite a common problem with shower tiles due to the dyes you find in most shampoo and shower gel products. There was also some mould that needed removing. The ceramic tiles themselves were glazed ceramic which are very easy to clean but as usual the grout was bringing the appearance of the bathroom down.
The client was keen to see if the grout could be restored and had considered removing the grout and replacing it, but this takes time and I felt it would not be necessary. There are a number of Tile Doctor grout cleaning products I could have used to remedy these issues. I discussed the options with the client, and we agreed a price to complete the work.
Given the appearance of mould I decided to go with Tile Doctor Duo Clean which is designed for cleaning bathroom tiles and grout.
Bow is an area in the London Borough of Tower Hamlets in East End of London. It is mostly a residential area which is around 5 miles east of Charing Cross. It became part of the County of London following the passing of the Local Government Act 1888. “Bow” is an abbreviation of the medieval name Stratford-at-Bow, in which “Bow” refers to the bowed bridge built here in the early 12th century.
Working in small sections from top to bottom the method I used to renovate the tile and grout was to spray the tiles and especially the grout with Tile Doctor Duo Clean. This product is designed for bathroom tile cleaning and comes with a spray head attachment, so it is ready to use. I then left the product to soak in for about ten minutes before scrubbing it in with a brush and then rinsed it off with water. It is always easier to clean tiles in this situation as the water can just drain away. In other areas we would need to use the wet vacuum to remove the soiled waste.
After repeating this process for the whole of the shower wall I then retreated any areas which needed more work until I was happy all the staining and mould was gone.
The area was then dried and the only job remaining was the seal the grout which will prevent the grout staining going forward. To do this I spayed on Tile Doctor Wall Grout Sealer which comes in an aerosol and is very easy to apply.
The client was very happy with the work, the bathroom was restored and looked much more appealing.

This customer in Henfield was contemplating digging up her Terracotta kitchen floor and replacing it, the tiles were ingrained with dirt which had proved impossible to remove and as a consequence were left looking flat, dull and very un-appealing. Additionally she had an elderly dog that had been ill several times in the corner area and she really struggled to make it look decent again. Following a quick test I was able to persuade her to try a clean and re-seal first.
The first step was to deep clean the floor to remove the ingrained dirt and any previous sealers. As well as the dog I had two rugby playing sons to deal with so to make it easier for the family I split the floor up into areas and worked on one area at a time.
The tiles were first soaked in a strong solution of Tile Doctor Pro-Clean before scrubbing it into the tile and grout with a black pad fitted to a buffing machine. The tiles were rinsed, the now dirty cleaning solution extracted and the process repeated until I was happy that the Pro-Clean had done its trick and the floor was as clean as it could be.
The Terracotta tiles now looked clean but completely washed out so I assured the customer that once the tiles had been sealed the colour would return and more. Unsealed Terracotta marks easily so given I left the customer dust sheets to walk on.
I returned after two days to ensure any moisture had left the tile and proceeded to seal with six coats of Tile Doctor Pro-Seal which is highly recommended for use in food preparation areas and gives a high gloss finish whilst providing maximum stain protection. As each coat takes 40 minutes to dry I took the opportunity to clean her slate front door step as well.
The customer was very happy with the finished floor and I’m glad to report she has decided to keep the floor.

Terracotta may be one of the most aesthetically pleasing types of tiled floor, but as many of our customers will tell you can be particularly difficult to keep clean. This is due to the naturally high porosity of clay, which allows dirt to become very easily trapped. Quite commonly this situation is made worse by a lack of an adequate sealer to block the intrusion of muck. Of course, poor quality cleaning products also make it difficult for property owners to keep their Terracotta tiles clean, and a combination of the two problems can leave these floors looking a lot like this one, located in the kitchen of a house in the beautiful Forest of Dean.
The property owner was keen to have me restore some character to her dull Terracotta tiles. It was proving increasingly difficult for her to keep them clean due to the reasons described before, and the grout had also become very dirty. So, the customer turned to me for some professional assistance.
While these Terracotta tiles had been sealed previously it had, over time, lost its ability to protect the stone against ingrained dirt. To remove the old excess sealer my product of choice was the heavy duty soil remover and stripper, Tile Doctor Remove & Go, which I applied liberally across the surface and scrubbed in to the tile used a rotary machine fitted with a scrubbing pad. This also helped to remove the trapped dirt and left the stone looking fresher.
Once the old sealer was removed – to be replaced with a fresh sealer once cleaning was complete – I was free to focus on the troublesome grout lines with Tile Doctor Pro Clean, an alkaline cleaner that reliably breaks down dirt. When cleaning the grout, I opted to use a handheld grout brush that allowed for more precise, careful application of the product.
As per usual, the floor was given a good rinse and left to dry for 24 hours.
Upon returning to the property I checked the floor was completely dry, ready for sealing. My process for sealing actually involved the application of two different kinds of sealer; initially I applied a single coat of Tile Doctor Colour Grow which has soaks into the pores of the tile and has the added bonus of enhancing its natural colours.
Once this had dried I then applied ix coats of Tile Doctor Seal and Go, a product which forms a durable layer of protection of the surface of the tiles and at the same time provides a lovely sheen finish.
The combination of the two sealers will certainly offer a long-term solution to the ingrained dirt problem, and the appearance-enhancing properties in the products really helped to transform the tiles from dull and dirty to lively and eye-catching. Nonetheless, before departing the property, I also left my very pleased customer with some cleaning advice for the future.
