This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. YOUNG ARCHITECTS STUDIO COMPETITION PROJECT: Clean Water Workshop PARTICIPANT: Robert Tuñón and Keith Labutta DESCRIPTION: Pittsburgh’s waterways are not polluted because of our industrial past, but because our antiquated infrastructure causes 16 billion gallons of wastewater to overflow into the city’s rivers every year. The built-up shoreline forces rainwater runoff directly into the waterways, and the lack of green space at the rivers’ edge allows for limited natural filtration. There is increased public access and interaction with the riverfront, but recreationalists lack awareness of the unhealthy state of the rivers. As an intervention, the Clean Water Workshop provides a place where every day recreational activities aid in the filtration of rainwater runoff. Collective individuals and teams power a variety of resistance machines to generate the energy used in the water filtration process. To carry out this mission, the highly visible urban void beneath the Tenth Street Bypass will be utilized, as it is a place where a dense roadway system meets a high volume of pedestrian traffic. JURY COMMENTS: The jury selected this project because it addresses a real void with a real solution, addressing a need that exists both recreationally and environmentally. We need attention drawn to clean water and the solution engages the community. It achieves everything we want to do on our riverfronts and makes it fun to participate. This space is very bleak from the other side of the river, yet the solution makes all the space useable and beautifully conveys the aesthetic of Pittsburgh’s riverfronts at night. The project has a totally modern sensibility, done simply and practically, as a celebration of health. It is clearly presented and highly inventive. The graphics are superb.

Terracotta is an interesting type of stone manufactured using a variety of techniques dependant on the country of origin which leads to a number of differences such as Spanish Terracotta being less porous than its Mexican counterpart: the former is semi-hand made and finished in a factory kiln, while the latter is completely handmade. Spanish Terracotta is therefore a lot less than porous and ultimately, of a higher quality. But despite the Spanish Terracotta being less porous, and therefore being less prone to ingrained dirt, it still, like any other stone, needs regular maintenance to keep it looking smart. In the tiling trade, we quite often refer to this as a good old fashioned ‘Clean and Seal’ and this is exactly what was requested by this property owner in Halifax, for their Spanish Terracotta tiled floors in the kitchen and adjacent hallway. I cleaned both sets of Terracotta tiles using the same process, which involved the application of our reliable alkaline cleaner known as Tile a Doctor Pro Clean, diluted with five parts of warm water. Once the solution had been left to dwell for a short period, it was scrubbed into the tiles to remove all dust, dirt, and general muck. This created a slurry of cleaning residue, which I promptly soaked up using a wet vac. A wet vac machine is an essential tool when it comes to cleaning porous tiles since, unlike a traditional mop and bucket, it sucks the excess trapped dirt out of the clay and thus provides a superior clean. Following this, I applied a small amount of our heavy duty remover, known as Tile Doctor Remove & Go, to deal with some of the more stubborn stains and paint splashes, before rinsing with clean water and wet vaxing in a similar fashion to before. Once the clean had been completed I left the tiles to dry completely. This can take 12 to 24 hours depending on numerous factors including whether a Damp proof Membrane and underfloor heating has been installed which can really help reduce drying times. Letting the tiles dry completely before sealing is paramount as moisture can cloud the sealer and affect its performance. Upon my return to the property I ran some quick damp tests, which revealed the tiles were ready to be sealed. I then applied several coats of Tile Doctor Seal and Go, our topical sealer which provides a satin finish and accentuates colour. A new coat of this product is recommended every six months on Terracotta to ensure the continuous protection of the tiles’ soft clay particles. My customer was extremely pleased with her refreshed Terracotta tiles. It goes to show what a big difference a bit of regular maintenance can make. I advised the customer that an everyday cleaner called Tile Doctor pH Neutral cleaner can also be used regularly to keep the tiles looking great without damaging the sealer. It’s always a great surprise to find old tiled flooring hidden underneath carpet or linoleum which appears especially common with 19th century properties where it’s not unusual for the owners to uncover fantastically patterned, original Victorian tiled floors and, naturally, they want to restore them to their former glory. If you have a property of this type you might want to look under the carpets. The majority of the time, however, these tiles have been covered up for decades, allowing for thick layers of muck to build-up and are invariably damaged carpet grippers, surface glue and adhesive tape. This was pretty much the case with this customer who lives in the town of Warminster and was keen to have her own newly discovered Victorian hallway brought back to life, and called me down to see what could be done. Upon arrival at the property, I determined that the tiles would definitely require a very deep clean, including the remove of numerous glue stains, followed by the application of a new seal. Before I could begin the deep cleaning process, I needed to remove the carpet grippers and surface glue, attempting to remove as much as possible by hand using a scraper. For the particularly stubborn areas, I applied Tile Doctor Remove & Go, a powerful stripper specially designed to break down adhesives and solvents, and left it to dwell for 20 minutes to eat through the glue deposits. I then attached a black pad to a rotary machine and scrubbed the area thoroughly to clean the affected areas, before removing the resulting slurry using a wet vacuum and rinsed with clean water. Once I was satisfied that all of the glue had been removed, I proceeded to soak the floor using a solution of the high alkaline cleaner known as Tile Doctor Pro Clean. This is a versatile product that can be used on a wide range of natural stone floors to deal with heavy soil build-up. I left the Pro-Clean to dwell for ten minutes, and then scrubbed it into the tiles to remove the ingrained dirt and also to break down any old and ineffectual seals. The floor was then once again rinsed thoroughly with clean water which was then extracted using a wet vacuum before being left to dry for a couple of days. Upon our return to the property I immediately tested the floor for damp using a damp meter. This is an extremely important test to carry out before sealing any kind of tiled flooring, due to the fact that excess moisture left over from cleaning can cloud the sealer and damage its ability to protect against dirt and stains. Thankfully, the damp test revealed no excess moisture, and I was able to proceed with sealing the tiles. My choice of sealer was Tile Doctor Seal and Go, a water-based topical sealer that simultaneously provides both a stain resistant surface seal and a durable and aesthetically pleasing low sheen finish, also being water based it doesn’t give off a smell as it dries. This is a very cost effective product that is highly suitable for use on Victorian and Quarry tiles, I applied five costs to achieve the desired finish. The customer was very pleased with the final results. It’s always satisfying to restore original Victorian tiled floors to looking their best once again – and this one was no exception. I recently visited a property in Levenshulme where the bathroom tiling and grout needed renovation. Although they resembled small square mosaic tiles, they were actually large 45cm x 60cm sheets of glazed ceramic tiles which are easier to install and require less grouting. Over time the tiles had attracted a lot of dirt from showering and now needed a good clean, additionally mould had got a grip on the lower tiling and mastic sealant between the tile and bath. Levenshulme sits halfway between Manchester City centre and Stockport and was recently declared by the Times Newspaper as one of the best places to live in the North West. It’s actually only a few miles drive from my base so well within my service area. Normally I would look to renovate the grout lines with a grout colourant however grout had only been used between the sheets of tiles and what appeared to be grout between the small square mosaic tiles was in fact part of the glaze. I knew the colourant would struggle to achieve a bond with a glazed surface and so my only option would be to give the tiles a good scrub with a strong cleaning product. My solution was to spay the tiles with Tile Doctor Duo Clean which is an effective double action grout cleaner and mould remover. It’s designed for cleaning up bathroom tile and can remove mould and blackspot from grout and silicone. I worked in sections allowing the product to soak in for a good ten minutes before scrubbing it in by hand with a stiff brush. After rinsing the tiles down with water, they were inspected and the procedure re-applied if needed. I found in fact that I had to do this several times before I was happy with the tile, grout and silicone were as clean as the could be. I often find longer dwell times can help the situation. The bathroom looked new by the time I had finished, it was quite the transformation and my client was really happy with the result and left a long testimonial for me which is copied below. This Terracotta tiled floor was installed in the conservatory of a house in the old market town of Garstang, Lancashire, famous for being the world’s first ever ‘Fairtrade Town’. There were quite a few problems with this floor; for one, my client had not re-sealed the tiles in many years and had therefore allowed the existing seal to become very worn and almost completely ineffectual. This had subsequently allowed the floor to become very dirty and marked with white blotches. These white blotches had occurred where the fertilizer held in decorative plant pots had started to eat away at the sealer. The tiles were cleaned with a strong solution of Tile Doctor Pro-Clean, which is a strong alkaline cleaner. The solution was liberally applied to the floor and left to dwell for a short period, allowing time for the cleaner to seep into the pores of the Terracotta and lift the ingrained dirt to the surface. The solution was then agitated using a black scrubbing pad fitted to a heavy rotary machine, making a marked difference to the appearance of the tiles within a matter of minutes. Tile Doctor Acid Gel was then used to spot treat the white marks, the acid content in the product breaks down the alkaline salts that had developed, left behind by the leaked plant fertilizer. The entire floor was then rinsed several times to remove the soiled cleaning residue and the excess moisture was extracted using a wet-vac machine. The Terracotta tiles were left to dry for an entire week as there was no evident damp proof membrane in place at the property. I used damp testers to approximate when the tiles would be dry enough to seal, which was very important as any excess moisture can upset the performance of the sealer. My first choice of sealer was Tile Doctor Colour Grow, an impregnating sealer that also intensifies the natural colours in the stone. A single coat of Colour Grow was applied, before I opted to follow this up with six coats of Tile Doctor Seal & Go, which provides a very robust surface seal and also helped to give the Terracotta the aesthetically pleasing my client had requested. Before leaving the property with its newly restored Terracotta tiled conservatory, I made sure to give my client some tile maintenance advice. Needless to say, she was very pleased with the results. One homeowner of a particular model home in the Sun City Roseville development that came with a rather large space for a laundry room, was faced with this dilemma recently. After relocating her washer and dryer into the garage and setting up a make shift office of her own in the laundry room, the homeowner realized that, although she succeeded in turning the space into a somewhat functional work area, it just wasn’t up to par for all of her wants and needs. Hoping to come up some new small home office ideas that would squeeze all of her needs into the tiny space, she decided to seek help from a home organization specialist and sat down with The Closet Doctor. There were several requirements and obstacles that made the development of an office design which satisfied the homeowner particularly difficult. One was the need for two workstations which would have enough desk space for each person to sit comfortably and not be on top of each other. Another obstacle was the new design had to work around a cut-out in the corner of the wall, which contained built-in shelves for the components of a nearby entertainment center. Finally, the designer also had to be sure to incorporate “lots of legal sized filing drawers” into its new design. The Closet Doctor went to work and was able to design a solution that, not only met all of the homeowner’s needs, but was attractive, and within her budget. The new built-in design included two work areas that were spacious and each with its own overhead cabinet, storage drawer, and single letter size file drawer for active projects. In between the two overhead cabinets, additional open shelving allowed for display items as well as space for a small TV in the center. Extra storage and organization space was also put behind doors for a clean and neat look. In addition, in order to maintain as much space as possible, the cabinets on the end and left side wall were made just deep enough to fit legal size lateral file drawers. Finally, the built in component shelves were left open in the corner for easy access, with the desk top passing in front of the space at the same height as one of the shelves, which gave the corner a neat and organized appearance as well. To top it off, low energy under cabinet LED lights with a dimmer switch were installed in order to illuminate the work area. The Client loved the result of her home improvement project, in both the look and functionality of the new design compared to the “temporary setup” she had in place before. With the additional storage space and organization that the new built in office unit provided, the satisfied homeowner was able to achieve the clean and organized look as well as optimum functionality that she preferred.
