Restoration Clean of a Limestone Tiled floor in York

The pictures show a large Limestone floor laid through much of the ground floor of a property situated on the outskirts of York seventeen years prior. The owners had three dogs that slept in their own doggy room. The floor in this room was in the worst condition of the five rooms as it had been subject to significant wear and tear. The Limestone tiles looked dull with ingrained dirt and the grout was stained and patchy. The original tiler had laid the floor well, but he had applied a satin topical sealer to the stone most of which had worn off over the years. A floor like this would need a little maintenance and the sealer reapplying from time to time to maintain it. I completed a test clean for the client to show them what could be achieved which came out well. Happy with the result they accepted my quote for the restoration work, and we booked in a suitable time to complete the work. The area was quite large, so I separated the job into rooms and started by protecting the skirtings and woodwork from splashing etc. I decided to do a chemical clean first to remove what was left of the old sealer but more importantly to give the grout a thorough clean which was making the floor look scruffy. For this I opted to apply a strong dilution of Tile Doctor Pro-Clean which was left to dwell for a short while and then worked in with a mechanical rotary cleaner. It gets to work on the ingrained dirt and sealer. It should also help to get rid of the doggy smells. This process turns the cleaning solution black and is then extracted using a wet vacuum keeping the mess to a minimum. I paid particular attention to the grout which was deeply discoloured and found that some areas required going over a couple of times to get them clean. I was only just getting started on the cleaning but immediately the floor was looking so much better. I then deep cleaned the Limestone with a set of diamond burnishing pads, working in sequence from the 400 grit through to 1500 grit. A small amount of water was used to aid the lubrication and after each pad have been over the entire area few times the solution is rinsed off with more water and extracted with the wet vacuum. The floor came back to almost new and as the client wanted a satin finish, I ended by applying a 3000-grit pad to add a deeper polish to the Limestone. The floor was then left overnight to dry. The last step of polishing with the 3000-grit pad already leaves the floor quite dry however I always like to check before sealing so just to be sure I took some reading with a damp meter. The readings were fine, so I started applying the first of two coats of Tile Doctor Ultra Seal to finish the floor. This is an impregnating sealer (as opposed to the previous topical sealer) that soaks into the stone protecting it from within but without affecting its appearance. This product was chosen in consultation with the client who was specific about how they wanted to floor to look. The floor now looked superb. Both the client and l were very pleased with the finished floor and so where the dogs! Filthy Limestone Floor Deep Cleaned in a Godalming Kitchen

My client had recently moved into a bungalow in Godalming where they inherited the Limestone tiled kitchen floor pictured below. The previous owner had not looked after the floor very well and by the time they moved in it was pretty filthy. Limestone is a natural but porous stone where, unless sealed, attracts dirt into its tiny holes and as you would expect Cream Limestone shows the dirt easily. The protective seal had long since worn off this floor and was now ingrained with dirt it was now looking permanently dirty. Before quoting I conducted a small test clean to work out the best method to renovate the stone and this also gives the client a good idea of how the floor will look after its finished. They were delighted with the initial result and happy with my quote gave me the go ahead. On arrival first I helped the customer remove his tables and chairs and I then set about tapping up the plinths in the kitchen and the skirtings to protect them from cleaning solutions and equipment. The cleaning equipment I have invested in works more efficiently in open spaces, so it’s worth spending time at the beginning preparing the area first. Next, I used a deck brush to apply a mixture of water and Tile Doctor Pro-Clean to the dirtiest tiles. Tile Doctor Pro-Clean works well when left to dwell for ten minutes or so. I also applied the same product to the grout over half the room so it could get a head start breaking down the dirt. Then using a stiff brush, I scrubbed the grout clean. Once it was worked loose, I extracted the now dirty solution with a wet vacuum. With the grout clean I turned my attention back to the tiles with where the Pro-Clean had been left to soak in. Giving them a quick brush, I noted that what appeared to be permanently ingrained dirt had now come loose. To get the tiles really clean I used a 17″ rotary machine fitted with diamond encrusted buffer pads. This removes the tiny dots of dirt on the stone and with it comes any existing sealer and dirt. A set of four burnishing pads were used, starting with a 400-grit, and finishing with a 3000-grit pad. The first 400-grit pad is coarse, and the grits become smoother as you work through the set. Water is used to lubricate the process and the released dirt is extracted in-between using the wet vacuum mentioned earlier. This process does take time but by the end of day one the floor was looking a lot better. The next step is sealing however the floor needs to be bone dry for that, so I left a couple of industrial fans in place and left the Limestone to dry off overnight. Returning the following day my first job was to ensure the floor was dry by taking multiple moisture readings with a damp meter. The readings were good, so I was able to make a start applying the sealer which for this floor was Tile Doctor Ultra Seal. Ultra-Seal is an impregnating sealer that soaks into those small holes in the stone I mentioned earlier, I occupies the pores thus preventing dirt from becoming ingrained. The other feature of this sealer is it doesn’t change the appearance or colour of the stone leaving it with a very natural finish. Two coats of sealer were applied, leaving the seal to dry between each coat. After the final coat was dried, I gave it a final polish with a soft nylon pad and the floor was finished. Before leaving we discussed after care which for this floor, I recommended Tile Doctor Stone Soap and I requested that the customer to stay out of the kitchen for a couple of hours while the sealer cured. This extremely dirty and dull Victorian tiled hallway floor was at a house in Westcliffe on Sea near Southend. The tiles were well overdue for a deep clean and having worked on many of these types of floors before I was confident we could do the job. Any sealer that was originally present had worn off years earlier so I went straight in with a strong solution of Tile Doctor Pro-Clean diluted 1:1 with water. This was applied to the floor and left to soak in for ten minutes before being worked into the tiles with a black scrubbing pad fitted to a rotary buffing machine. The soiled cleaning solution was then removed using a wet vacuum and the floor was rinsed. The process was then repeated a few times to ensure all the ingrained dirt had been removed and we also tackled a few paint splashes that became evident. The floor was given a final and thorough rinse with water to ensure all trace of cleaning products had been removed and dried as much as possible using a wet vacuum. The Victorian tiles were left to dry out for two days before we returned and the floor checked for dampness using a damp meter. Everything checked out OK so we proceeded to seal the tiles using numerous coats of Tile Doctor Seal and Go which is our recommended sealer for Victorian tiles as it gives a nice low sheen effect that enhances their appearance as well as protecting them from future staining. Terracotta Tiled Floor Refurbished in Amersham Council Building

A local cleaning contractor called us in to work on the Terracotta tiled floors at a council building in Amersham. The Terracotta had not been deep cleaned and resealed for about ten years and the sealer had worn off leaving the tile vulnerable to dirt becoming ingrained in the pores of the tile. The grout had also suffered the same fate and had almost gone black in many areas. This is a common problem with Terracotta which is quite porous and once those pores become ingrained with dirt the tile becomes difficult to clean effectively. The solution is to seal the tile however sealers wear off over time and this was basically the problem. After discussing the issues we agreed on a plan of action to deep clean the Terracotta tile and grout and then re-seal to protect it. Due to the busy nature of the building we agreed to do the work between Christmas and New Year when we knew the building would be empty. We started by applying a strong dilution of Tile Doctor Oxy-Gel which is a strong tile cleaning product that being in a gel form ensures it sits on the tile for longer, giving it a longer effective dwell time so it can really eat into and loose the dirt. After approximately twenty minutes the gel was scrubbed into the tile with a black scrubbing pad fitted to a rotary machine. This broke down most of the dirt and removed any remaining sealer. Once the whole floor had been treated in this manner it was rinsed thoroughly with water which was then extracted using a wet vacuum. With the soiled cleaning solution removed I could see the next step would be to spot clean stubborn staining and clean the grout. For this task I used a strong dilution of Tile Doctor Pro-Clean scrubbing it in by hand using stiff brushes and aided with a hand-held steamer to help treat the stubborn staining. Once done the floor was given a final rinse and then as much moisture as possible removed with the wet vacuum. We then left the floor to dry off completely and came back a couple of days later to seal the Terracotta tile. I mentioned earlier that Terracotta is porous; in fact it’s probably the most porous material I deal with, so to fully seal the floor I had to apply eight coats of Tile Doctor Seal and Go which will provide complete and long lasting protection against staining and dirt. Seal and Go also adds an appealing satin sheen to the tile and the new seal will make it much easier to clean in future. The floor tile and grout now look much healthier and I’m sure the council will be very impressed when they go back to work after the holidays. The photos on this page are of a Sandstone Kitchen floor at a house in the High Green suburb of Sheffield. The Sandstone tiles looked grubby and needed some love and attention. Our client was getting fed up trying to keep the stone clean, particularly around the kitchen area where cleaning didn’t seem to make much. You can see how dirty it had become on the before picture below, this is stark contrast to the middle of the of the kitchen where the portable kitchen island normally sits. I went to the property to get a better look at the problem floor and carried out a small test clean to see which products and methods would have the best impact. The patch came up really clean without much difficulty, so I was confident on being able to restore its appearance. It was clear to me the original protective sealer had worn off and dirt had become ingrained in the pores of the stone where it was proving difficult to remove. My client was very encouraged by the test clean initial result and agreed to go ahead with the quote. We arranged a suitable time to carry out the work on a day when the family would be out of the way. I started by taping up the area to make sure the skirting and woodwork were protected from splashing. Once done a strong dilution of Tile Doctor Pro-Clean was sprayed onto Sandstone tile and grout. It was left to dwell for approximately ten minutes to help break down all the grime and dirt and was then worked into the stone using a rotary floor machine fitted with a stiff bristled brush. This method totally transformed the dull sandstone, the stunning sandstone colours started to leap out and I could see the stone was well on its way to being transformed. The floor was then rinsed several times with water and the now soiled cleaning solution carefully removed with an industrial wet vacuum. With the floor clean I inspected all the tiles and repeated the process until I was happy the floor was total clean. I should mention It’s not always this easy to clean a stone floor and quite often I find myself having to utilise all sorts of products and methods before I’m totally satisfied it’s as clean as it could possibly be. With the cleaning done I left the floor to dry out overnight aided with heaters and air blowers. I returned to seal the floor the next day checking first that the stone was dry with a damp meter. Leaving the blowers on overnight had helped and the readings I took from the floor confirmed it was now ready for sealing. Earlier I had discussed the different types of sealer available with my clients and they had chosen to have the floor sealed with Tile Doctor Seal & Go. This works really well on Sandstone, enhancing its appearance, improving colour and of course adding protection to the stone to prevent grime and dirt stuck in the pores of the stone. Several coats were applied until I could see if was fully sealed and the right level of finish had been achieved. Sealing a floor can take some time as you need to allow each coat to dry before applying the next. Once done the floor looked meticulously clean and the new sealer had added a lovely subtle sheen to the stone. My client was very please with the transformation and left the following feedback. ‘Very professional approach, friendly, and offered great advice throughout the job. Very pleased with the finish Cheers Matt we will see you again’ One of the problems we find with many homeowners is that for cleaning they use strong bleach-based cleaning product on their sealed tiles, and this actually strips off the sealer leaving the stone vulnerable to ingrained dirt.
