On the Upper West Side of Manhattan, a transformative renovation project was unfolding as two spacious apartments seamlessly merged into a luxurious, expansive residence. Walls came down, creating an open and flowing layout that embraced the essence of open plan living. The fusion of the two spaces allowed for the creation of a grand living area, adorned with oversized windows that bathed the rooms in natural light. The kitchen which is now a culinary haven, features state of the art appliances and a central island conductive both to cooking and entertaining. Bathrooms were reimagined into private recreates, each with its own charm. This harmonious blending of two large apartments crafted a singular, sophisticated urban dwelling that epitomized the grandeur of New York City living.

On this major remodel in Santa Cruz we were faced with a dilapidated Victorian built in 1904. We began by creating a complete set of building plans detailing the renovation and remodeling of the building. We added new square footage to the master bedroom, reengineered and rebuilt the back half of the structure and then completely replaced all of the plumbing and electrical services. All of our construction on the exterior was required to match the original in order to comply with the historical status of the building. This project was conducted under the new green building guidelines established by the City of Santa Cruz. We were able to recycle nearly 80% of our demolition and construction refuse. We took care to preserve and renovate the existing redwood window casings and all of the original custom heart redwood doors in the home. These were planed, sanded and refinished to both save cost and maintain the vintage warmth of the original structure. The windows were recycled and new Marvin dual pane wood windows installed in their place. The original upstairs redwood flooring was preserved and the damaged sections replaced with material salvaged from the flooring at the first story. These surfaces were sanded and finished to recreate the look of the former flooring. We were also able to save and reuse the decorative fireplace mantle from the original construction.

Music room remains open plan for family concerts and frequent entertaining. Fashion trunk shows are also conducted in this multi-purpose space. Inspiring wall motto surround is another Craftsman period appointment.

For the master suite, we created an elegant and chic heaven with a sense of style that is conductive to rest and relaxation. We selected a specific color combination to create the perfect ambiance for this room. We mixed the quietness of a soothing neutral pallet with the sophistication and elegance of silver. We added drops of blue, which is considered beneficial to the mind and body. It slows human metabolism and produces a calming effect. We incorporated green, the color of life, renewal, nature, and energy. Natural silk glimmer curtains, wave reflecting silver wall paper, a hand woven silk and wool rug from India, an original oil painting acquired in Paris 40 year ago, two elegant designer reupholstered chairs, were elements that spoke by themselves in this classic contemporary master bedroom. The sitting room invites you to linger and enjoy the breathtaking vista of the Golf of Mexico. Sinking into the sofa allows you carve out restorative moments, to unwind, unplug and recharge.

Their property is located within 30 feet of a local stream that collects storm water from the surrounding area. The nearby stream and high water table caused the lawn area at the side of their home to flood and to remain waterlogged for a few days after each storm. The client not only had difficulty growing plants in the existing conditions, but also had a problem with mosquitoes due to standing water. Our goal was to design a self-contained, naturalistic rain garden that slowed storm water runoff, allowed for percolation, and promoted infiltration while permitting excess clean water to enter the nearby stream with diminished force. As designed, the rain garden allows the earth to slowly and more naturally absorb excess storm water while filtering out toxins such as excess nitrogen and phosphorous which are frequently found in the landscape, therefore reducing the contaminants entering the stream. A percolation test was conducted with criteria of absorbing a one-inch rainstorm within four hours without overflow. The one-inch storm calculation included an existing downspout from the home, which would be piped into the rain garden to reduce roof runoff. The first test failed due to a deep layer of high clay-content soil. Excavation continued until a layer of sandy loam was reached, the percolation test was repeated, and a successful test result was achieved. Next, the entire rain garden basin was excavated to the sandy loam layer and the soil amended with compost and sand to create a highly porous planting media. Geotextile fabric was placed to help reduce migration of the surface stone into the soil and allow for minimal maintenance. Gravel, river stone and small boulders were carefully placed to achieve the look of a natural streambed. A palette of mostly native plants with a few non-invasive ornamentals were chosen for their ability to survive in extreme conditions ranging from floods to drought and were placed according to their specific preferences. Wetland plants were chosen for the lowest portion of the rain garden as that area remains saturated for longer periods of time, with a Chionanthus virginicus as a focal point surrounded by irises and ferns at the lowest depth. Plants tolerant of drier conditions were chosen for the upper edges of the garden. The beautiful colors of Monarda, Ligularia, Eupatorium, Solidago, Chelone, and Rudbeckia were scattered within the upper edge, while movement and softness were incorporated by use of the graceful Nassella that lines the border. Finally, winter interest was provided with a backdrop of Cornus sericea. As built, this small rain garden creates tremendous impact by decreasing the amount of storm water runoff not only on our client's property, but also in the neighboring stream. It serves as a means of slowing the water and providing an area for infiltration back into the earth. This beautiful, all-cedar privacy fence warmly welcomes visitors and keeps the eyes looking around the yard. In a beautiful suburb on the north side of Houston, Texas, Joe and Kristen discovered their dream home—a property with a great lot, situated in a fantastic neighborhood with a thoughtfully designed floor plan. They had been drawn to the house for its charm and had admired the kitchen, which had been tastefully remodeled a few years earlier by a contractor who, despite doing excellent work, was no longer in business. However, upon moving in, they quickly realized that their master bathroom was woefully inadequate and in dire need of immediate repair. Determined to turn their bathroom into a luxurious retreat, Joe and Kristen sought out Houston Bath & Kitchen, a reputable design-build firm renowned for their meticulous process and outstanding results.
