A case study on delivering BIM-coordinated, code-compliant construction documents for a 4-story modular container-based residential building in California. Covers the challenges of documenting an unconventional Type V-B, R-2 occupancy structure from a limited schematic CAD input, and the solutions applied: 3D Revit modeling, structured BIM coordination across architectural and MEP disciplines, Navisworks clash detection, and FBC 2023 code compliance. The project resulted in a fully coordinated permit set and CD set, reducing on-site conflicts and accelerating the preconstruction timeline. Challenges:
My clients love white, silver colors and Metal. While silver and white can be great colors, they are not exactly a plus when we are looking for harmony in relationships. White is metal and metal cuts. Metal also nourishes Water. Water is also a great element, but NOT when there are emotional issues.
My contribution:
Adding Wood (with plants, furniture, etc.) was paramount to "absorb" all the surplus of Water in the house and dry out some of the emotional turmoil. Adding peaceful symbolism and objects in pair (in the love corner), adding the Fire element (through lighting and red and orange objects) as well as simple tricks such as laying books flat (the cutting energy of books when they stand straight can be a source of conflict) contributed to appeasing the energy of the dining room.

Parents wanted to surprise their kids with a remodeled room as a Christmas gift.
Their parents asked for some specific:
· It had to be a surprise—we just have one day to keep them out of the house,
· Stay on low budget—under $1,000 for each room,
· Provide enough space for their trophies,
· Have a “homework” area,
· Each room should not be too different from the other to avoid conflict between them,
· Fix the poor illumination on the rooms,
Our young clients Santiago (13 yrs.) and Matias (10 yrs.) are two vibrant and close brothers, who love red color and taekwondo.
Our solution:
Maximize space, making storage more efficient, while brightening the room with color, and keeping it versatile so over time our young clients could include their own taste and personality on the rooms.

The galley kitchen was thoughtfully reconfigured to improve workflow by relocating the refrigerator to the opposite side of the kitchen from the wall ovens, eliminating traffic conflicts while adding a full-height pantry for additional storage. Porcelain slab countertops, white shaker cabinetry, an induction cooktop, and a handcrafted subway tile backsplash create a timeless, highly functional workspace.

Hidden laundry basket drawers in the laundry room provide easy sorting access. This minimalist space feels clean and fresh with ample storage to keep everything clutter free.
