This project goes down as a true TVL favorite! Complex and detailed, this project encompassed changes in just about every room in the house. During our multi-week renovation process, we had hands in the main level kitchen, dining, living, powder room, laundry room, and staircase. Upstairs, we renovated the guest bathroom, master bathroom, and additional bedrooms. The scope of work consisted of massive plumbing moves and huge aesthetic upgrades, as well as new hardwood flooring, renovated staircase, new lighting, and entirely new paint scheme. Overall, we transformed a builder-grade house from its early 1990's palette to a sleek and contemporary design worthy of the home's sophisticated owners. It's tough to pick a favorite feature in this project, but if pressed we'd say the fabulous spa-like powder room, which features wood-look wall tile, dark paint accents, concrete-look floor tile, wall mounted faucet and sink, and gorgeous designer pendants. Also notable is the fascinatingly beautiful Muscannell walnut hardwood flooring, Hubbarton Forge lighting fixtures, sleek european plumbing fixtures, and gorgeous Sherwin Williams paint tones throughout the home.

The Rustic Canyon Art Studio occupies a thin, triangular sliver of property close to the Pacific Ocean in Santa Monica, California. Connected to the main residence by both a footbridge and an automobile bridge, the studio is a retreat for art and exercise. The long, triangular plan is formed by the property line and a hillside on the east and the Rustic Canyon Creek Channel on the west. A simple steel column and beam system placed on the interior of the studio allows the roof plane to be “lifted” off the building. The building’s columnar system corresponds to a subterranean system of large concrete caissons that extend 30-40 feet below grade. The building interior consists of an art studio and an exercise area, with sliding glass panels creating a partial separation wall between the two areas. Continuous Douglas Fir clerestory windows around the studio perimeter separate the walls from the roof plane. The high windows bring soft, diffuse light into the building interior, creating optimal natural lighting for the art studio. The exterior walls are 12”-14” thick, to allow for horizontal air distribution. The thick walls also accommodate pockets for oversized Douglas fir sliding glass door panels, thus allowing the doors to completely disappear into the walls and opening the studio directly toward the Rustic Creek Channel. The shed roof is covered with standing seam Rheinzink. The triangular plan causes the roof to rise from the south end to the north end, and the north end is further cut on the diagonal and lifted to create large, north-facing clerestory windows for the studio. The studio is an exercise in spatial and structural simplicity. Sustainable design was incorporated from the beginning. High clerestory windows provide extensive natural light and ventilation throughout the studio. Insulation values 60% higher than conventional construction were achieved by using double 2x4 walls.

Our busy young homeowners were looking to move back to Indianapolis and considered building new, but they fell in love with the great bones of this Coppergate home. The home reflected different times and different lifestyles and had become poorly suited to contemporary living. We worked with Stacy Thompson of Compass Design for the design and finishing touches on this renovation. The makeover included improving the awkwardness of the front entrance into the dining room, lightening up the staircase with new spindles, treads and a brighter color scheme in the hall. New carpet and hardwoods throughout brought an enhanced consistency through the first floor. We were able to take two separate rooms and create one large sunroom with walls of windows and beautiful natural light to abound, with a custom designed fireplace. The downstairs powder received a much-needed makeover incorporating elegant transitional plumbing and lighting fixtures. In addition, we did a complete top-to-bottom makeover of the kitchen, including custom cabinetry, new appliances and plumbing and lighting fixtures. Soft gray tile and modern quartz countertops bring a clean, bright space for this family to enjoy. This delightful home, with its clean spaces and durable surfaces is a textbook example of how to take a solid but dull abode and turn it into a dream home for a young family.

The main goal of this renovation was to update an authentic mid-century home to suit a modern lifestyle, while still maintaining the original character and aesthetic of the home. To create a more open, family friendly space also suitable for entertaining, walls between the kitchen, dining room and living room were removed to create an open area to house the 360-sq.-ft. kitchen. Upon demolition, it was noted that some areas of the original tongue and groove ceiling had aged much differently than the rest of the ceiling. Rather than stain the areas and cause them to age differently, we opted to apply oil to darken the wood so that it will all continue to age at the same pace. Balancing new materials and tones with the existing abundance of wood was challenging, but in the end the balance was achieved with custom cabinetry in both white and anthracite matte lacquer, which is complemented by a custom floating walnut buffet in the dining area. Keeping the island and perimeter base cabinet finishes the same made the space feel more open, and presented the opportunity to create a dark focal wall for the refrigerator and pantry. These custom anthracite matte lacquer cabinets provide a striking yet subtle contrast with the white and wood, while incorporating well concealed pantry storage with microwave, as well as a Sub-Zero refrigerator. In lieu of a typical exhaust hood, downdraft ventilation was installed in the island, and pendants were omitted to keep the space open, but also more consistent with the original design of the home. Brass globe sconces were installed on either side of the sink to bring in warmth, and frame the view of the gorgeous greenery outside. Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. These clients win the award for ‘Most Jarrett Design Projects in One Home’! We consider ourselves extremely fortunate to have been able to work with these kind folks so consistently over the years. The most recent project features their master bath, a room they have been wanting to tackle for many years. We think it was well worth the wait! It started off as an outdated space with an enormous platform tub open to the bedroom featuring a large round column. The open concept was inspired by island homes long ago, but it was time for some privacy. The water closet, shower and linen closet served the clients well, but the tub and vanities had to be updated with storage improvements desired. The clients also wanted to add organized spaces for clothing, shoes and handbags. Swapping the large tub for a dainty freestanding tub centered on the new window, cleared space for gorgeous his and hers vanities and armoires flanking the tub. The area where the old double vanity existed was transformed into personalized storage closets boasting beautiful custom mirrored doors. The bathroom floors and shower surround were replaced with classic white and grey materials. Handmade vessel sinks and faucets add a rich touch. Soft brass wire doors are the highlight of a freestanding custom armoire created to house handbags adding more convenient storage and beauty to the bedroom. Star sconces, bell jar fixture, wallpaper and window treatments selected by the homeowner with the help of the talented Lisa Abdalla Interiors provide the finishing traditional touches for this sanctuary. Small trendy gray one-story metal exterior home photo in Austin

Our client requested a design that reflected their need to renovate their dated bathroom into a transitional floor plan that would provide accessibility and function. The new shower design consists of a pony wall with a glass enclosure that has beautiful details of brushed nickel square glass clamps. The interior shower fittings entail geometric lines that lend a contemporary finish. A curbless shower and linear drain added an extra dimension of accessibility to the plan. In addition, a balance bar above the accessory niche was affixed to the wall for extra stability. The shower area also includes a folding teak wood bench seat that also adds to the comfort of the bathroom as well as to the accessibility factors. Improved lighting was created with LED Damp-location rated recessed lighting. LED sconces were also used to flank the Robern medicine cabinet which created realistic and flattering light. Ward Jewell, AIA was asked to design a comfortable one-story stone and wood pool house that was "barn-like" in keeping with the owner’s gentleman farmer concept. Thus, Mr. Jewell was inspired to create an elegant New England Stone Farm House designed to provide an exceptional environment for them to live, entertain, cook and swim in the large reflection lap pool. Mr. Jewell envisioned a dramatic vaulted great room with hand selected 200 year old reclaimed wood beams and 10 foot tall pocketing French doors that would connect the house to a pool, deck areas, loggia and lush garden spaces, thus bringing the outdoors in. A large cupola “lantern clerestory” in the main vaulted ceiling casts a natural warm light over the graceful room below. The rustic walk-in stone fireplace provides a central focal point for the inviting living room lounge. Important to the functionality of the pool house are a chef’s working farm kitchen with open cabinetry, free-standing stove and a soapstone topped central island with bar height seating. Grey washed barn doors glide open to reveal a vaulted and beamed quilting room with full bath and a vaulted and beamed library/guest room with full bath that bookend the main space. The private garden expanded and evolved over time. After purchasing two adjacent lots, the owners decided to redesign the garden and unify it by eliminating the tennis court, relocating the pool and building an inspired "barn". The concept behind the garden’s new design came from Thomas Jefferson’s home at Monticello with its wandering paths, orchards, and experimental vegetable garden. As a result this small organic farm, was born. Today the farm produces more than fifty varieties of vegetables, herbs, and edible flowers; many of which are rare and hard to find locally. The farm also grows a wide variety of fruits including plums, pluots, nectarines, apricots, apples, figs, peaches, guavas, avocados (Haas, Fuerte and Reed), olives, pomegranates, persimmons, strawberries, blueberries, blackberries, and ten different types of citrus. The remaining areas consist of drought-tolerant sweeps of rosemary, lavender, rockrose, and sage all of which attract butterflies and dueling hummingbirds. Photo Credit: Laura Hull Photography.
