The Lakota Residence occupies a spectacular 10-acre site in the hills above northwest Portland, Oregon. The residence consists of a main house of nearly 10,000 sf and a caretakers cottage/guest house of 1,200 sf over a shop/garage. Both have been sited to capture the four mountain Cascade panorama plus views to the city and the Columbia River gorge while maintaining an internal privacy. The buildings are set in a highly manicured and refined immediate site set within a largely forested environment complete with a variety of wildlife. Successful business people, the owners desired an elegant but "edgey" retreat that would accommodate an active social life while still functional as "mission control" for their construction materials business. There are days at a time when business is conducted from Lakota. The three-level main house has been benched into an edge of the site. Entry to the middle or main floor occurs from the south with the entry framing distant views to Mt. St. Helens and Mt. Rainier. Conceived as a ruin upon which a modernist house has been built, the radiused and largely opaque stone wall anchors a transparent steel and glass north elevation that consumes the view. Recreational spaces and garage occupy the lower floor while the upper houses sleeping areas at the west end and office functions to the east. Obsessive with their concern for detail, the owners were involved daily on site during the construction process. Much of the interiors were sketched on site and mocked up at full scale to test formal concepts. Eight years from site selection to move in, the Lakota Residence is a project of the old school process.

The clients' original kitchen layout consisted of no wall cabinets and an island that was inconveniently situated in between the base cabinets and tall pantry cabinets located along the the farthest wall of the kitchen. The design solution was to create wall cabinets to allow for convenience and to move and elongate the island to create ease of use and convenience in the kitchen, as well as, to create a multi-functional space. The tall closet pantries were removed and storage was placed in the island. Large niches were created to add dimension in the space. A mix of wired gloss cabinets and wired foil cabinets were used in the kitchen. These clients win the award for ‘Most Jarrett Design Projects in One Home’! We consider ourselves extremely fortunate to have been able to work with these kind folks so consistently over the years. The most recent project features their master bath, a room they have been wanting to tackle for many years. We think it was well worth the wait! It started off as an outdated space with an enormous platform tub open to the bedroom featuring a large round column. The open concept was inspired by island homes long ago, but it was time for some privacy. The water closet, shower and linen closet served the clients well, but the tub and vanities had to be updated with storage improvements desired. The clients also wanted to add organized spaces for clothing, shoes and handbags. Swapping the large tub for a dainty freestanding tub centered on the new window, cleared space for gorgeous his and hers vanities and armoires flanking the tub. The area where the old double vanity existed was transformed into personalized storage closets boasting beautiful custom mirrored doors. The bathroom floors and shower surround were replaced with classic white and grey materials. Handmade vessel sinks and faucets add a rich touch. Soft brass wire doors are the highlight of a freestanding custom armoire created to house handbags adding more convenient storage and beauty to the bedroom. Star sconces, bell jar fixture, wallpaper and window treatments selected by the homeowner with the help of the talented Lisa Abdalla Interiors provide the finishing traditional touches for this sanctuary. This modern residence in North Dallas consists of 4 bedrooms and 4 1/2 baths with a large great room and adjoining game room. Blocks away from the future Dallas Midtown, this residence fits right in with its urban neighbors.

Completed in 2015, this project incorporates a Scandinavian vibe to enhance the modern architecture and farmhouse details. The vision was to create a balanced and consistent design to reflect clean lines and subtle rustic details, which creates a calm sanctuary. The whole home is not based on a design aesthetic, but rather how someone wants to feel in a space, specifically the feeling of being cozy, calm, and clean. This home is an interpretation of modern design without focusing on one specific genre; it boasts a midcentury master bedroom, stark and minimal bathrooms, an office that doubles as a music den, and modern open concept on the first floor. It’s the winner of the 2017 design award from the Austin Chapter of the American Institute of Architects and has been on the Tribeza Home Tour; in addition to being published in numerous magazines such as on the cover of Austin Home as well as Dwell Magazine, the cover of Seasonal Living Magazine, Tribeza, Rue Daily, HGTV, Hunker Home, and other international publications. Our client requested a design that reflected their need to renovate their dated bathroom into a transitional floor plan that would provide accessibility and function. The new shower design consists of a pony wall with a glass enclosure that has beautiful details of brushed nickel square glass clamps. The interior shower fittings entail geometric lines that lend a contemporary finish. A curbless shower and linear drain added an extra dimension of accessibility to the plan. In addition, a balance bar above the accessory niche was affixed to the wall for extra stability. The shower area also includes a folding teak wood bench seat that also adds to the comfort of the bathroom as well as to the accessibility factors. Improved lighting was created with LED Damp-location rated recessed lighting. LED sconces were also used to flank the Robern medicine cabinet which created realistic and flattering light. This downstairs bathroom was designed with beautiful sleek contemporary finishes. It features a dual floating vanity with recessed-style dark gray cabinets and chrome handles. The same custom faux backsplash used in the upstairs bathroom is used in this space for consistency, along with a lower open shelf and under cabinet lighting.

The main goal of this renovation was to update an authentic mid-century home to suit a modern lifestyle, while still maintaining the original character and aesthetic of the home. To create a more open, family friendly space also suitable for entertaining, walls between the kitchen, dining room and living room were removed to create an open area to house the 360-sq.-ft. kitchen. Upon demolition, it was noted that some areas of the original tongue and groove ceiling had aged much differently than the rest of the ceiling. Rather than stain the areas and cause them to age differently, we opted to apply oil to darken the wood so that it will all continue to age at the same pace. Balancing new materials and tones with the existing abundance of wood was challenging, but in the end the balance was achieved with custom cabinetry in both white and anthracite matte lacquer, which is complemented by a custom floating walnut buffet in the dining area. Keeping the island and perimeter base cabinet finishes the same made the space feel more open, and presented the opportunity to create a dark focal wall for the refrigerator and pantry. These custom anthracite matte lacquer cabinets provide a striking yet subtle contrast with the white and wood, while incorporating well concealed pantry storage with microwave, as well as a Sub-Zero refrigerator. In lieu of a typical exhaust hood, downdraft ventilation was installed in the island, and pendants were omitted to keep the space open, but also more consistent with the original design of the home. Brass globe sconces were installed on either side of the sink to bring in warmth, and frame the view of the gorgeous greenery outside. Our busy young homeowners were looking to move back to Indianapolis and considered building new, but they fell in love with the great bones of this Coppergate home. The home reflected different times and different lifestyles and had become poorly suited to contemporary living. We worked with Stacy Thompson of Compass Design for the design and finishing touches on this renovation. The makeover included improving the awkwardness of the front entrance into the dining room, lightening up the staircase with new spindles, treads and a brighter color scheme in the hall. New carpet and hardwoods throughout brought an enhanced consistency through the first floor. We were able to take two separate rooms and create one large sunroom with walls of windows and beautiful natural light to abound, with a custom designed fireplace. The downstairs powder received a much-needed makeover incorporating elegant transitional plumbing and lighting fixtures. In addition, we did a complete top-to-bottom makeover of the kitchen, including custom cabinetry, new appliances and plumbing and lighting fixtures. Soft gray tile and modern quartz countertops bring a clean, bright space for this family to enjoy. This delightful home, with its clean spaces and durable surfaces is a textbook example of how to take a solid but dull abode and turn it into a dream home for a young family.

Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. We planned a thoughtful redesign of this beautiful home while retaining many of the existing features. We wanted this house to feel the immediacy of its environment. So we carried the exterior front entry style into the interiors, too, as a way to bring the beautiful outdoors in. In addition, we added patios to all the bedrooms to make them feel much bigger. Luckily for us, our temperate California climate makes it possible for the patios to be used consistently throughout the year. The original kitchen design did not have exposed beams, but we decided to replicate the motif of the 30" living room beams in the kitchen as well, making it one of our favorite details of the house. To make the kitchen more functional, we added a second island allowing us to separate kitchen tasks. The sink island works as a food prep area, and the bar island is for mail, crafts, and quick snacks. We designed the primary bedroom as a relaxation sanctuary – something we highly recommend to all parents. It features some of our favorite things: a cognac leather reading chair next to a fireplace, Scottish plaid fabrics, a vegetable dye rug, art from our favorite cities, and goofy portraits of the kids. --- Project designed by Courtney Thomas Design in La Cañada. During the design process it grew to having a living space above the studio, which grew to having a small house attached to the studio forming a compound. At this point it became clear to the client; the project was outgrowing the neighborhood. After re-evaluating the project, the live / work compound is currently sited in a natural protected nest with post card views of Mount Sopris & the Roaring Fork Valley. The courtyard compound consist of the central south facing piece being the studio flanked by a simple 2500 sq ft 2 bedroom, 2 story house one the west side, and a multi purpose guest wing /studio on the east side. The evolution of this compound came to include the desire to have the building blend into the surrounding landscape, and at the same time become the backdrop to create and display his sculpture. “Jess has been our architect on several projects over the past ten years.
