This traditional farmhouse kitchen was designed by Jeff Eakley in collaboration with Carol Kurth of Carol Kurth Architecture + Interiors and Legacy Construction. The expansive kitchen features Bilotta Collection cabinets in a mix of custom white and blue -grey paint. The farm sink was fabricated in stainless steel and continues as a counter top along the perimeter under the bay windows and stainless was also used on the Wolf range wall. The large island cabinetry is painted in blue-grey and has Carrera Marble countertop with a stainless steel inset border detail. A second sink was added at the island for a family who likes to prep together. The ceiling has reclaimed wood beams to continue the farmhouse aesthetic with pendant lights. A Space Defined by Freedom At its core, the living room is made possible by the X-100’s revolutionary steel-frame construction, which removes the need for interior structural walls. The result is a completely open, uninterrupted volume—a rarity even by today’s standards. This structural freedom allows the room to feel expansive yet grounded, with clean lines and an unmistakable sense of architectural clarity. Light as the Primary Material In the X-100, light is not an afterthought—it is the defining element. This project had a failed coating applied to it that was faulty from the manufacture. We ground off the existing coating and exposed a heavy full exposure aggregate surface. We then continued the polishing process up to a highly reflective sheen. This floor will provide a extremely durable, stain resistant and long lasting surface while looking stunning.

A 60-foot long central passage carves a path from the aforementioned Great Room and Foyer to the private Bedroom Suites: This hallway is capped by an enclosed shower garden - accessed from the Primary Bath - open to the sky above and the south lawn beyond. In lieu of using recessed lights or wall sconces, the architect’s dreamt of a clever architectural detail that offers diffused daylighting / moonlighting of the home’s main corridor. The detail was formed by pealing the low-pitched gabled roof back at the high ridge line, opening the 60-foot long hallway to the sky via a series of seven obscured Solatube skylight systems and a sharp-angled drywall trim edge: Inspired by a James Turrell art installation, this detail directs the natural light (as well as light from an obscured continuous LED strip when desired) to the East corridor wall via the 6-inch wide by 60-foot long cove shaping the glow uninterrupted: An elegant distillation of Hsu McCullough's painting of interior spaces with various qualities of light - direct and diffused.

The desire was to remove the ceiling to expose the original beams. However once accomplished, due to major irreparable staining of the beams, they were thoroughly cleaned and freshly painted white. Exposing a portion of the chimney continued the desired design statement and provides a stunning historic mantel behind the bed. The twin closets on either side of the bed were reconfigured and the hollow core doors replaced with period style board and batten to compliment the rest of the home. Bursting with ancient beauty, original pumpkin pine floor boards were refinished after being smothered by threadbare carpet for decades.

ADU (Accessory dwelling unit) became a major part of the family of project we have been building in the past 3 years since it became legal in Los Angeles. This is a typical conversion of a small style of a garage. (324sq only) into a fantastic guest unit / rental. A large kitchen and a roomy bathroom are a must to attract potential rentals. in this design you can see a relatively large L shape kitchen is possible due to the use a more compact appliances (24" fridge and 24" range) to give the space even more function a 24" undercounter washer/dryer was installed. Since the space itself is not large framing vaulted ceilings was a must, the high head room gives the sensation of space even in the smallest spaces. Notice the exposed beam finished in varnish and clear coat for the decorative craftsman touch.
