This full house renovation in Upper Lonsdale, North Vancouver reimagined the main living space to enhance light flow, spatial openness, and material continuity. The existing layout was refined to create a brighter open-concept living room anchored by a contemporary fireplace feature wall. The textured surround and solid wood mantle introduce natural warmth, while recessed ceiling lighting provides even ambient illumination throughout the space. Part of the Hearth Residence whole-home renovation, this entry and stair hall was redesigned to create a brighter and more connected arrival experience. Warm oak stair treads, slender black metal spindles, and a restrained material palette establish a calm architectural backdrop while maintaining visual continuity throughout the home. The redesigned circulation spaces play an important role in the overall interior architecture strategy, improving sight lines, natural light distribution, and the flow between the home’s main living areas and second floor.

At the sink wall, we emphasized detail and functionality. We paired a matte black faucet with a deep, modern sink and continued the quartz veining across the backsplash. Our custom cabinetry provides ample storage while maintaining smooth lines. Every detail was designed to restore the space and elevate it beyond its original condition.

The new hall bath was relocated to an adjacent open play area that the kids had outgrown. We used a marble-look hex tile on the floor; the porcelain is durable and easy to maintain and the Calacatta look provides visual continuity with the ensuite bath. Elongated white subway tile keeps the bathroom feeling light and bright and a deep soaking tub means a relaxing spa-like bath is an option when needed. An open hall cubby space is currently used as the kids’ book nook, but could easily house linens and overflow bath supplies.

we wanted to preserve the mid-century modern feel (talk about a real flashback!), and boy, do we love the results! This kitchen is another perfect example of a project where we did the “lipstick and make-up” – another term for replacing the more cosmetic features such as countertops, backsplash, and the door and drawer fronts. Even doing so, the resulting kitchen leaves us with a breath of fresh air! To learn more about this space, continue reading below: Cabinetry To start, we removed the soffit in the kitchen making the space look taller. Next, we did not rip out the cabinetry boxes, because we were inspired by the finish and look of what existed. Maintaining the finish of the cabinets helped preserve the retro feel and is a good example of repurposing what you already have! As a result, we replaced the door and drawer fronts with a new slab style in a matching medium stain. In addition to the cabinetry fronts, we installed floating shelves – a perfect spot to display! Countertops For countertops we wanted something light and bright, and also something that would look good with the other finishes. As a result, we kept it simple with a light and bright surface from Caesarstone in the color “Blizzard” Backsplash Now for a little fun and a pop of color, the tile. The tile we selected is fresh, exciting, and also ties everything together giving that mid-century modern feel. In a brick-lay installation, we have a Glazzio Crystile Series, in a 4×12 size, with a finish of Soft Mint. Fixtures and Fittings Completing the space, we finished the cabinetry with U-Turn knob’s on the doors, and U-turn pulls on the drawers. Then from Blanco, we have a Quatrus stainless steel sink and a Culina mini faucet in satin nickel.

The client came to us to assist with transforming their small family cabin into a year-round residence that would continue the family legacy. The home was originally built by our client’s grandfather so keeping much of the existing interior woodwork and stone masonry fireplace was a must. They did not want to lose the rustic look and the warmth of the pine paneling. The view of Lake Michigan was also to be maintained. It was important to keep the home nestled within its surroundings. There was a need to update the kitchen, add a laundry & mud room, install insulation, add a heating & cooling system, provide additional bedrooms and more bathrooms. The addition to the home needed to look intentional and provide plenty of room for the entire family to be together. Low maintenance exterior finish materials were used for the siding and trims as well as natural field stones at the base to match the original cabin’s charm.

This classic open undermount sink is hand hammered from recycled copper by master artisans. Through years of skill and experience passed down from previous generations, the end result is a one-of-a-kind work of art. Made from 16 gauge copper, the TCK-002AN has a warm antique finish and allows either for drop-in or undermount installation. Copper is amazingly easy to maintain. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy.
