ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Porcelain slabs for the shower walls, vanity tops, and vanity walls, created a beautiful, elegant backdrop for the textured and dynamic contrast of black marble Chevron tile on the floors throughout. In keeping with the high gloss look, we specified Italian Laminate metallic cabinetry over slab doors with a hint of color to continue the luxury look. Finishing off with large-scale Illuminated mirrors and crystal light fixtures, this client's master bath suite exceeded their expectations and desires!

We took out the knee walls, built a wall to move the toilet into its own room. To maintain the natural lighting from the window, I designed a pocket door that has velour glass sections to allow the light to still pass through but give privacy. The walls are covered with a hand cut Italian mosaic the shower tile is also sports a hand cut Italian tile. The counter top is a black matte Cambria with square vessel sinks for each of the kids. The wallpaper was a special client request. It is a Van Gogh design that adds an artistic flair that the client is especially interested in. You'll note the Tuscan inspired doors again, continuing into the upstairs. The linen cupboards all have the same theme but in a split version

This view showcases the luxurious scale of the Lake Forest master bathroom. The marble walk-in shower with frameless glass doors sits opposite a custom espresso double vanity topped with marble. A crystal chandelier ties the design together, offering a warm glow that reflects across the polished surfaces.

This elegant pool is more a dramatic water feature than used for swimming. The deep end is six feet, which is enough to tread water. To maintain a glassy surface the pool has no skimmer. The premium in-floor cleaning system captures debris at the main drain, continuously recirculating water for reduced chemical use.

Located at the Toll Brothers Model Homes the Enclave at Yorba Linda. Toll Brothers envisioned a raised overflow pool with glass walls, allowing guests to see underwater from the outside. Extensive care was taken during the difficult design and build process to ensure that excellence was achieved and Toll Brothers was completely enamored with the results. This pool features a very modern look with straight, clean lines, square columns and LED lights accenting the acrylic pool walls. The bar area touts an acrylic wall and in-pool bar stools, while the tile inside the pool matches the house, bringing continuity to the entire space. An extreme amount of coordination was required for the 2.5 inch thick pieces of acrylic to fit perfectly within the slots on the columns while still maintaining the structural integrity of the pool. We were in continual communication with the structural engineer and acrylic manufacturer, ensuring that each piece fit perfectly. The completed acrylic walls were then craned over the house due to their weight. With a vanishing edge on the front three sections and a negative edge along the back, it was absolutely imperative that the pool was perfectly level and that the water filtration system operated perfectly so that the flow was even over each wall. The water cascading over the front walls collects in a trough that ties into to the rear negative edge basin, where it recirculates back into the pool. The rear negative edge was designed so as not to distract from the breathtaking view of the valley below, while the lounging deck overhangs the pool with a freestanding cover ensuring that the view is completely unobstructed. An elegant piece of artwork frames the back of the pool, completing the look for this intriguing swimming pool.

He says, “Our solution [to the stringent zoning restrictions] was to maintain the original form and footprint of the barn, while incorporating traditional materials into contemporary details.” He continues, “Two sets of NanaWalls open the building to the exterior much like the original barn doors.”

This project included a Patio Cover Addition, Outdoor Kitchen, Gas-Burning Fireplace, and Stamped Concrete walking surface with a custom pattern. The attention is immediately drawn to the Ledgestone fire place with a rustic cedar mantel. The Ledgestone flows continuously throughout the space, found on the base of the patio columns and outdoor kitchen. The kitchen sparkles with Stainless Steel appliances, containing storage compartments, refrigerator, and grill. Topped with Venetian Gold Granite, this cooking space provides ample counter space that is easily maintained. The overall appeal of this Outdoor Living area remains beautifully traditional, with cedar-trimmed columns and beams. Also, though it has custom features, this addition is built to look original to the home with matching paint, shingles, gutters, and framing materials. The elaborate, pre-stained Tongue and Groove ceiling is quite an attractive feature to this patio cover, and the recessed lighting illuminates the evening. The fans provide adequate air-flow and the sound system keeps the patio atmosphere in tune.

The Granada is one of our most popular surface mount sinks. This round copper sink is hand hammered from recycled copper by our master artisans. Through years of skill and experience passed down from previous generations, the end result is a one-of-a-kind work of art. Made from 16 gauge copper, the beautiful Granada has a warm antique finish and a 2" lip allowing for a smooth drop-in installation. Copper is amazingly easy to maintain. Fingerprints do not show as they will on stainless steel and other metals. For basic cleaning, simply use soap and water. Laboratory testing has shown that, when cleaned regularly, a copper surface continuously kills disease-causing bacteria, achieving 99.9% reduction within two hours of exposure. Copper has a "living finish" and its patina will continue to develop character over time, meaning it will become a richer, darker color. The patina creates a unique look of light and dark tones complementing each other. Hall Bathroom Designed for two growing daughters to share, the hall bathroom balances timeless style with smart functionality. Although the room has just one small window, a carefully curated palette of warm whites, marble, and soft color helps the space feel bright and open. Traditional details—including wall paneling, marble hex floor tile, pencil trim, and a pedestal sink—give the bathroom classic character while maintaining an airy feel. The same marble flooring continues into the shower to create visual continuity, making the room feel larger and less segmented. Storage was thoughtfully integrated wherever possible. A recessed built-in cabinet takes advantage of otherwise unused wall space, giving each daughter her own dedicated shelf for everyday essentials. A shallow ledge behind the pedestal sink provides additional storage while helping the room feel more open by aligning the sink wall with the shower enclosure. The finishing touch—a patterned wallpaper added late in the design process—brings warmth, depth, and personality without overwhelming the space.
