The Wethersfield home is a “Contributing Structure” within one of Central Austin’s most historic neighborhoods. Thanks to the design vision and engineering of the Barley|Pfeiffer Architecture team, the fine execution and contributions of Tommy Hudson with Hudson Custom Builder, and the commitment of the Owner, the outcome is a very comfortable, healthy and nicely day lit, 1600 square foot home that is expected to have energy consumption bills 50% less than those before, despite being almost 190 square feet larger. A new kitchen was designed for better function and efficiencies. A screened-in porch makes for great outdoor living within a semi-private setting - and without the bugs! This is a prime example of premium quality craftsmanship in the landscape design/build business. By redesigning the front entrance to create a porch/landing with an additional parking court, we significantly improved the appearance and value of the property in Rye, New York. The new driveway was constructed of a porous asphalt material which improved the stormwater management adjacent to the wetland. The landscape planting featured a variety of long blooming, native flowering perennials which attract beneficial insect species. This contributes to the successful management of the landscape with sustainable organics. The custom kinetic sculpture adds a nice finishing touch. Instead of a typical evergreen hedge, native clethra was planted on the property border to define the space while contributing fragrance, grace and pollinators to what easily could have been a less active, sterile space. Heavily planted ground cover natives such as ajuga, creeping jenny, Irish moss, sweet woodruff and geraniums made the need for weeding practically obsolete. The use of ground covers as mulch was most effective for resource management.

Our reach extends beyond New England: in the heart of Sea Island, Georgia, a custom mahogany conservatory roof now stands as another testament to Sunspace Design’s commitment to quality glass construction near and far. This expansive 14′ x 16′ roof was crafted in our New Hampshire workshop before being sent on a journey south by truck. Upon reaching the job site, our team carefully reassembled it piece by piece. The unit was then crane-lifted into its final position atop the conventionally constructed walls provided by the general contractor. The Sunspace team then finished installation. Meticulous logistical planning and careful execution made this possible. The project is a great example of productive collaboration between industry professionals. Working hand-in-hand with Ussery-Rule Architects and Joe Bowles Construction (both local to St. Simons Island), Sunspace’s first contribution was the provision of engineered drawings for the local team’s use. Working in sync from afar, the new construction was perfectly prepared to receive our custom glass roof components well before our arrival. The new space is stunning. Sunlight floods the entertainment area below through high-performance PPG Solarban 70 insulated glass. Glass selection is crucial, and Solarban 70 ensures a comfortable interior environment throughout the year. The exterior is no less beautiful, and is adorned with elegant copper cladding and flashing that creates a striking effect beside the surrounding architecture. No glass space is more elegant than a traditional conservatory, and here we see a gorgeous example which fuses New England ingenuity and Southern charm. Introducing the inaugural HBA Home, a special showcase built by Mountainwood Homes with generous contributions from HBA members and a thoughtfully designed floor plan provided by Pacific Lifestyle Homes, on a lot developed by Icon Construction. More than a beautifully crafted residence, this home represents the strength of the building industry working together. Every contribution of time, talent, materials, and expertise helps support the Home Building Association of Greater Portland’s mission to advance housing and workforce development throughout the region. The HBA Home is Home #22 at Serres Farms in Oregon City, at the same development as this year’s featured site for the NW Natural Street of Dreams. This 2-story, 3 bedroom, 3 bathroom, 2,542sq ft home includes many upgrades: - Walnut cabinetry, hardwood flooring, designer tile, and custom millwork. - KitchenAid appliances and a waterfall-edge island. - Enhanced bathrooms with tiled tub walls, a full-tile shower in the upper bathroom, tile flooring in the bathrooms and laundry room, and wall-mounted faucets at the primary bathroom vanity. - Pella windows, pre-stained Hardie panels, solid-wood soffits, and landscaping. - High-efficiency HVAC, ventilation, and energy verification. - Smart-home features, upgraded electrical with dimmers, and pre-wired for speakers and sound.

Embarking on the second phase of this renovation journey, Project Manager, George Griffin, and Designer, Justina Auer, seamlessly extended their collaboration to elevate this next space – the bathroom! As with the kitchen area, this was a small space where we strategically eliminated the soffits that made the room feel small and cramped. A reconfiguration of the layout saw the removal of the knee wall at the end of the tub, contributing to a more open and fluid spatial arrangement. The addition of a storage cabinet to the vanity ingeniously designed to house everyday bathroom essentials without compromising on the allure of the double bowl vanity. The generous sized mirror spanning both sinks not only serves a functional purpose but also cleverly conveys an illusion of a larger bathroom. The soft cream colors mixed with sandy beiges and warm tones give the new room a cozy and charming ambiance to the rejuvenated space. The "Corner Villa" design principles are meticulously crafted to create communal spaces for celebrations and gatherings while catering to the owner's need for private sanctuaries and privacy. One unique feature of the villa is the courtyard at the back of the building, separated from the main facade and parking area. This placement ensures that the courtyard and private areas of the villa remain secluded and at the center of the structure. In addition, the desire for a peaceful space away from the main reception and party hall led to more secluded private spaces and bedrooms on a single floor. These spaces are connected by a deep balcony, allowing for different activities to take place simultaneously, making the villa more energy-efficient during periods of lower occupancy and contributing to reduced energy consumption. The villa's shape features broken lines and geometric lozenges that create corners. This design not only allows for expansive balconies but also provides captivating views. The broken lines also serve the purpose of shading areas that receive intense sunlight, ensuring thermal comfort. Addressing the client's crucial need for a serene and tranquil space detached from the main reception and party hall led to the creation of more secluded private spaces and bedrooms on a single floor due to building restrictions. A deep balcony was introduced as a connecting point between these spaces. This arrangement enables various activities, such as parties and relaxation, to occur simultaneously, contributing to energy-efficient practices during periods of lower occupancy, thus aiding in reduced energy consumption.

The Harbin backyard is the ultimate outdoor, relaxation space. The Harbin family enjoys sitting back and relaxing under their covered cabana while catching up on their favourite shows. When they are not relaxing under the cabana, they can be seen splashing around in their Modern L-Shaped Inground Pool or lounging poolside on their luxurious Chaise Lounge Chairs. The soothing sound coming from the Sheer Descent Waterfall is one of our favourite features of this space as it really contributes to the relaxing atmosphere. The Modern L-Shaped Inground is complete with Full Midnight Quartz Liner; which gives the water it’s rich, blue hue. The Custom Open Top Steel Steps further contribute to the modern style of this heavenly oasis and really blend into the pool.

The brushed stainless finish has a subtle, refined appearance that exudes understated elegance. It doesn't have the high shine of polished finishes, which contributes to a more subdued and sophisticated look. The brushed finish scatters light rather than reflecting it directly, creating a softer and more diffused appearance. The brushed texture adds depth and tactile interest to the tapware. This texture contributes to a more luxurious and high-end feel, enhancing the overall sophistication of the space. Its simplicity adds a sense of modernity and sophistication to the bathroom.

And although the number of windows with southern and western exposure added considerable light to the space, it contributed to limitations with placement of the double vanity. Dave and Jenni decided to add a larger double vanity with an adjacent infrared built in sauna, along with a stand up shower. The style of the bathroom was to be kept clean and simple and tile on the majority of wall surfaces achieved this requirement. The most notable feature of the bathroom is the built-in shelving above the sauna, which was created to avoid a large obtrusive flat surface above it, and instead add space for ornamentation and towels.
