In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

We converted a small deck next to the front door, into a reader's oasis. The hammock was sitting in storage, the pots were left behind by the previous owner, the square stump was sourced from a neighbors fallen tree. All we bought were the rug, stool, wall planter, lights, hanging macrame planter, and plants.

Taking into account the client’s lifestyle, needs and vision, we presented a contemporary design with an industrial converted-warehouse feel inspired by a photo the clients love. The showpiece is the functioning garage door which separates a 3-season room and open deck. While, officially a 3-season room, additional features were implemented to extend the usability of the space in both hot and cold months. Examples include removable glass and screen panels, power screen at garage door, ceiling fans, a heated tile floor, gas fire pit and a covered grilling station complete with an exterior-grade range hood, gas line and access to both the 3-season room and new mudroom. The color changing lights illuminate the pool blue, the pocketing glass doors in teak create a seamless transition between the indoors and outdoors. The expansive lanai floor is gray porcelain tile and the outdoor teak furniture is covered in brightly colored fabrics in orange and blues. The orange and brown glazed pots are clustered around one of the ebony columns to create a tropical container garden. An antique daybed was converted into a swinging bed and hangs outside the master bedroom suite. The exterior walls are white board and batten, the eaves and chunky rafters are an ebony stain. the roofing material is rough sawn shake.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Garden shed - small contemporary detached garden shed idea in Raleigh

We converted an underused back yard into a modern outdoor living space. A cedar soaking tub provides year round soaking. The decking is ipe hardwood, the fence is stained cedar, and cast concrete with gravel adds texture at the fire pit. Photos copyright Laurie Black Photography.

The existing kitchen was in a word, "stuck" between the family room, mudroom and the rest of the house. The client has renovated most of the home but did not know what to do with the kitchen. The space was visually cut off from the family room, had underwhelming storage capabilities, and could not accommodate family gatherings at the table. Access to the recently redesigned backyard was down a step and through the mud room. We began by relocating the access to the yard into the kitchen with a French door. The remaining space was converted into a walk-in pantry accessible from the kitchen. Next, we opened a window to the family room, so the children were visible from the kitchen side. The old peninsula plan was replaced with a beautiful blue painted island with seating for 4. The outdated appliances received a major upgrade with Sub Zero Wolf cooking and food preservation products. The visual beauty of the vaulted ceiling is enhanced by long pendants and oversized crown molding. A hard-working wood tile floor grounds the blue and white colorway. The colors are repeated in a lovely blue and white screened marble tile. White porcelain subway tiles frame the feature. The biggest and possibly the most appreciated change to the space was when we opened the wall from the kitchen into the dining room to connect the disjointed spaces. Now the family has experienced a new appreciation for their home. Rooms which were previously storage areas and now integrated into the family lifestyle. The open space is so conducive to entertaining visitors frequently just "drop in”. In the dining area, we designed custom cabinets complete with a window seat, the perfect spot for additional diners or a perch for the family cat. The tall cabinets store all the china and crystal once stored in a back closet. Now it is always ready to be used. The last repurposed space is now home to a refreshment center. Cocktails and coffee are easily stored and served convenient to the kitchen but out of the main cooking area. How do they feel about their new space? It has changed the way they live and use their home. The remodel has created a new environment to live, work and play at home. They could not be happier.

This project began in 2015 with a major renovation of the landscape on the side and backyard of this property. First we constructed a gravel driveway with edgestones around its perimeter and a naturalized planting. The driveway led into a gravel walkway that extended around to the back of the house where it became a gravel patio. We also installed a set of natural basalt columns and carried the same naturalized planting and boulder theme around to the backyard. This year we built upon the original project by converting the gravel patio into a paver patio and installed flagstone steppers along the gravel walkway. More recently, we just finished up adding to the planting to create a shorter privacy screening using Black Dragon Cryptomeria.
