One of the first hurdles in developing this design was creating a contemporary Scandinavian feel without upper wall cabinets, so special attention needed to be placed on storage needs. This was addressed through the use of multiple sets of wide, large drawer banks, tray divider cabinets, and storage on the back side of the island's counter top overhang. This created the necessary space to ensure every pot and pan had a home, and in the correct place for its intended purpose. Entertainment needs were addressed by creating a separate space dedicated to wine columns, a coffee station, and associated glassware. The homeowners came into the project with a desire for black painted shaker style cabinetry with large gold hardware; this was an appealing challenge for the design team at Haggard Home Cabinetry & Design, who loved the unique opportunity to "color outside of the lines" and stretch their creative talents. A combination of sky lights and large windows flood the space with natural light and enhance the dark painted choice in cabinetry. In the end, the homeowners brought their tasteful vision of a great design to this project which became beautiful reality in a space they will love for years to come. This is the lakeside of a home that combines modern lake house design with a number of sustainable best practices to create a stunning and amazingly comfortable low carbon home. To maximize the view out to the lake, a very large segemented window wall was designed that integrated the structure directly into the window mulls to minimize visual obstructions. Skylights on remotes are set above the great room to encourage natural ventilation. Except for the bedrooms and bathrooms, the rooms are all open to one another, again for natural ventilation. The energy concept for the home was to be all electric to reduce fracked natural gas usage. Natural gas is only used as a starter for the high efficiency, sealed combustion, outside combustion air fireplace and for a back up generator. The 9.8 kW PV 35 Panel array provides 32% of the homes energy usage, with the remaining electricity coming from 100% renewable energy credits from the grid. The mechanical system is provided by a series of all electric, ultra high efficiency mini-splits, controlled by an integrated smart home system. An induction cooktop, hybrid electric water heater and hybrid electric dryer complete the items that typically use natural gas. Lighting is all high efficiency correctly colored LED’s. A home office is included on the second floor complete with a balcony, facing towards the lake. Their zero carbon work commute consists of walking across the 2nd floor hallway.

For this project, the entire kitchen was designed around the “must-have” Lacanche range in the stunning French Blue with brass trim. That was the client’s dream and everything had to be built to complement it. Bilotta senior designer, Randy O’Kane, CKD worked with Paul Benowitz and Dipti Shah of Benowitz Shah Architects to contemporize the kitchen while staying true to the original house which was designed in 1928 by regionally noted architect Franklin P. Hammond. The clients purchased the home over two years ago from the original owner. While the house has a magnificent architectural presence from the street, the basic systems, appointments, and most importantly, the layout and flow were inappropriately suited to contemporary living. The new plan removed an outdated screened porch at the rear which was replaced with the new family room and moved the kitchen from a dark corner in the front of the house to the center. The visual connection from the kitchen through the family room is dramatic and gives direct access to the rear yard and patio. It was important that the island separating the kitchen from the family room have ample space to the left and right to facilitate traffic patterns, and interaction among family members. Hence vertical kitchen elements were placed primarily on existing interior walls. The cabinetry used was Bilotta’s private label, the Bilotta Collection – they selected beautiful, dramatic, yet subdued finishes for the meticulously handcrafted cabinetry. The double islands allow for the busy family to have a space for everything – the island closer to the range has seating and makes a perfect space for doing homework or crafts, or having breakfast or snacks. The second island has ample space for storage and books and acts as a staging area from the kitchen to the dinner table. The kitchen perimeter and both islands are painted in Benjamin Moore’s Paper White. The wall cabinets flanking the sink have wire mesh fronts in a statuary bronze – the insides of these cabinets are painted blue to match the range. The breakfast room cabinetry is Benjamin Moore’s Lampblack with the interiors of the glass cabinets painted in Paper White to match the kitchen. All countertops are Vermont White Quartzite from Eastern Stone. The backsplash is Artistic Tile’s Kyoto White and Kyoto Steel. The fireclay apron-front main sink is from Rohl while the smaller prep sink is from Linkasink. All faucets are from Waterstone in their antique pewter finish. The brass hardware is from Armac Martin and the pendants above the center island are from Circa Lighting. The appliances, aside from the range, are a mix of Sub-Zero, Thermador and Bosch with panels on everything.

A light - filled home in the memorial area was updated with today's neutral palette. With glamour accents, such as polished nickel, and texture in floors and fabrics, such as velvets, the home exudes organic warmth.

It is always such a delight when we roll out a rug we haven’t seen the end result of and we are so pleased with the way this one turned out. I chose a lovely patterned fabric for the backs of the dining chairs and had the end table chairs made in a double size so that two people can sit at the head if need be. The table is made of solid Oak which is sandblasted to show off the grain and has a light grey wash. The wall paper on the fireplace is very textured and adds depth to the room. The wall paper on the ceiling inside the bulkhead is iridescent and gives the ceiling a lovely glow. Our curtains are beautifully made and adds luxury and warmth. Never skimp on curtaining as badly made curtains can instantly cheapen a room. The light fitting is discreet when switched off so as not to detract from the stunning ocean views when the curtains are open.

Buju Architects was instructed to design 6 new holiday homes in the coastal village of Rhosneigr. Now four years later, construction nears completion. Consisting of a combination of 3 townhouses and 3 detached houses, each home is designed carefully to maximise sea views and sit comfortably in context. With just a short walk to the beachfront, it was quickly established early on that we wanted to take full advantage of these stunning coastal views. To achieve this, we decided to flip the floor layouts around and created an “upside-down home”. By positioning all of the bedrooms at ground level and the living spaces to the top floor meant that the amazing views could be fully appreciated from the high vaulted living spaces throughout the day. These views are also maximised by utilising large feature glazed gables each with their own spacious balconies. The feature gable on the detached houses were also carefully designed and specifically orientated at a 45-degree angle towards these views for maximum effect. A similar palette of materials was used as those of surrounding buildings and a strong design theme was created across the site. Local stone, cedar cladding and white render clad these fantastic properties. The density of development was carefully considered to allow enough space for access and amenity, whilst respecting local residents. Services: Buju Architects were appointed for RIBA Stages 1-6 as Architect and Principal Designer. From developing the concept design, through planning, tender and construction. Buju Architects coordinated the design process and managed correspondence with the local Council. “..Buju Architects produced three alternative schemes and once the preferred scheme had been chosen they very quickly produced several visualisation models which proved extremely helpful in view of the gradient and context of this development. Modelling at this early stage is often not provided and with a difficult site such as this can be vital in obtaining the correct interaction between buildings.” – Rockview Developments
