Inspiration for a contemporary porch remodel in Cleveland

To create a colonial outdoor living space, we gut renovated this patio, incorporating heated bluestones, a custom traditional fireplace and bespoke furniture. The space was divided into three distinct zones for cooking, dining, and lounging. Firing up the built-in gas grill or a relaxing by the fireplace, this space brings the inside out.

Rough cedar post and beams were used to construct this 16' x 16' screened in porch. Azek Acacia decking was installed along with Screeneze screen system. Car siding was pre-stained and installed on top of the ceiling joists.

Celebrity Chef Sam Zien was tired of being confined to his small barbecue when filming grilling episodes for his new show. So, he came to us with a plan and we made it happen. We provided Sam with an extended L shaped pergola and L shape lounging area to match. In addition, we installed a giant built in barbecue and surrounding counter with plenty of seating for guests on or off camera. Zen vibes are important to Sam, so we were sure to keep that top of mind when finalizing even the smallest of details.

This Mercer Island patio project completely transformed the backyard into a luxury, year-round outdoor living space designed for entertaining, relaxation, and recreation. We began by demolishing the existing deck and performing extensive excavation to prepare for new foundation walls, retaining walls, drainage, and a sunken swim spa area. A custom structural foundation created the framework for the expanded living space. The lower level was finished with stamped concrete flooring, insulated walls, new windows, drywall, and premium exterior siding to seamlessly match the home. Mechanical systems included radiant floor heating, a high-efficiency boiler and water heater, plumbing, gas, ventilation, dehumidification, and a complete electrical installation for lighting, outlets, Bromic heaters, and outdoor amenities. Large NanaWall-style glass doors connect the indoor and outdoor spaces, creating a flexible environment that can be enjoyed throughout every season. The result is a sophisticated backyard retreat featuring a covered entertaining area, climate-controlled recreation space, and seamless indoor-outdoor living—all thoughtfully designed and expertly built by People Come First Construction Group.

Garden 25 in Valley Glen

Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site. Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months. Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges. Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.
