The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns. First home, savvy art owners, decided to hire RBD to design their recently purchased two story, four bedroom, midcentury Diamond Heights home to merge their new parenthood and love for entertaining lifestyles. Hired two months prior to the arrival of their baby boy, RBD was successful in installing the nursery just in time. The home required little architectural spatial reconfiguration given the previous owner was an architect, allowing RBD to focus mainly on furniture, fixtures and accessories while updating only a few finishes. New paint grade paneling added a needed midcentury texture to the entry, while an existing site for sore eyes radiator, received a new walnut cover creating a built-in mid-century custom headboard for the guest room, perfect for large art and plant decoration. RBD successfully paired furniture and art selections to connect the existing material finishes by keeping fabrics neutral and complimentary to the existing finishes. The backyard, an SF rare oasis, showcases a hanging chair and custom outdoor floor cushions for easy lounging, while a stylish midcentury heated bench allows easy outdoor entertaining in the SF climate. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

Our design studio gave the main floor of this home a minimalist, Scandinavian-style refresh while actively focusing on creating an inviting and welcoming family space. We achieved this by upgrading all of the flooring for a cohesive flow and adding cozy, custom furnishings and beautiful rugs, art, and accent pieces to complement a bright, lively color palette. In the living room, we placed the TV unit above the fireplace and added stylish furniture and artwork that holds the space together. The powder room got fresh paint and minimalist wallpaper to match stunning black fixtures, lighting, and mirror.
