THE SETUP Located in a luxury high rise in Chicago’s Gold Coast Neighborhood, the condo’s existing primary bath was “fine,” but a bit underwhelming. It was a sea of beige, with very little personality or drama. The client is very well traveled, and wanted the space to feel luxe and glamorous, like a bath in a fine European hotel. Design objectives: - Add loads of beautiful high end finishes - Create drama and contrast - Create luxe showering and bathing experiences - Improve storage for toiletries and essentials THE REMODEL Design challenges: - Unable to reconfigure layout due to location in the high rise - Seek out unique, dramatic tile materials - Introduce “BLING” - Find glamorous lighting Design solutions: - Keep existing layout, with change from built in to free-standing tub - Gorgeous Calacatta gold marble was our inspiration - Ornate Art deco marble mosaic to be the focal point, with satin gold accents to create shimmer - Glass and crystal light fixtures add the needed sparkle THE RENEWED SPACE After the remodel began, our client’s vision for her bath took a turn that was inspired by a trip to Paris. Initially, the plan was a modest design to allocate resources for her kitchen’s marble slabs… but then she had a vision while admiring the marble bathroom of her Parisian hotel. She was determined to infuse her bathroom with the same sense of luxury. They went back to the drawing board and started over with all-marble. Her new stunning bath space radiates glamour and sophistication. The “bling” flows to her bedroom where we matched the gorgeous custom wall treatment that mimics grasscloth on an accent wall. With its marble landscape, shimmering tile and walls, the primary bath’s ambiance creates a swanky hotel feel that our client adores and considers her sanctuary.

Picking up on the natural blonde tones of oak, but adding in a light wire brush. Santal can either dress up a space or just create a comfortable canvas. The range of color allows a lot of versatility with furniture and complimenting elements. REDEFINING DURABILITY The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a "super" commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors' 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6" or 7" widths, and 36" or 48" lengths. For Modin, we designed our planks to be 9" wide, and 60" long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin. DESIGNS THAT INSPIRE We spent nearly a year just focusing on our designs, to ensure they provide the right mix of color and depth. Focusing on timeless wire-brush and European Oak styles, as well as more contemporary modern washes, our collection offers truly beautiful design that is both functional and inspiring.

Originally a nearly three-story tall 1920’s European-styled home was turned into a modern villa for work and home. A series of low concrete retaining wall planters and steps gradually takes you up to the second level entry, grounding or anchoring the house into the site, as does a new wrap around veranda and trellis. Large eave overhangs on the upper roof were designed to give the home presence and were accented with a Mid-century orange color. The new master bedroom addition white box creates a better sense of entry and opens to the wrap around veranda at the opposite side. Inside the owners live on the lower floor and work on the upper floor with the garage basement for storage, archives and a ceramics studio. New windows and open spaces were created for the graphic designer owners; displaying their mid-century modern furnishings collection. A lot of effort went into attempting to lower the house visually by bringing the ground plane higher with the concrete retaining wall planters, steps, wrap around veranda and trellis, and the prominent roof with exaggerated overhangs. That the eaves were painted orange is a cool reflection of the owner’s Dutch heritage. Budget was a driver for the project and it was determined that the footprint of the home should have minimal extensions and that the new windows remain in the same relative locations as the old ones. [Michael Moran - Photographer] This home was designed from start to finish by Stephanie James with Allen and James Interiors at Furnitureland South. While Stephanie’s long-time clients were in the process of determining finishes and textures, from cabinetry to flooring to counter tops, they visited Furnitureland South. He had contemporary tastes that gravitated toward leather and angles; she was drawn toward softer fabrics and curves that occasionally bordered on traditional. They both agreed that Stephanie should help them select furnishings, fabrics and textures that would result in a contemporary home with warm elements that were beautiful, comfortable and welcoming, while reflecting both their aesthetics. The slideshow above visualizes the story of their search for beauty and art in each piece of furniture, in each room and within the house as a whole.

A new custom residence in the Harrison Views neighborhood of Issaquah Highlands. The home incorporates high-performance envelope elements (a few of the strategies so far include alum-clad windows, rock wall house wrap insulation, green-roofs and provision for photovoltaic panels). The building site has a unique upper bench and lower bench with a steep slope between them. The siting of the house takes advantage of this topography, creating a linear datum line that not only serves as a retaining wall but also as an organizing element for the home’s circulation. The massing of the home is designed to maximize views, natural daylight and compliment the scale of the surrounding community. The living spaces are oriented to capture the panoramic views to the southwest and northwest, including Lake Washington and the Olympic mountain range as well as Seattle and Bellevue skylines. A series of green roofs and protected outdoor spaces will allow the homeowners to extend their living spaces year-round. With an emphasis on durability, the material palette will consist of a gray stained cedar siding, corten steel panels, cement board siding, T&G fir soffits, exposed wood beams, black fiberglass windows, board-formed concrete, glass railings and a standing seam metal roof. A careful site analysis was done early on to suss out the best views and determine how unbuilt adjacent lots might be developed. The total area is 3,425 SF of living space plus 575 SF for the garage. When full-time Massachusetts residents contemplate building a second home in Telluride, Colorado the question immediately arises; does it make most sense to hire a regionally based Rocky Mountain architect or a sea level architect conveniently located for all of the rigorous collaboration required for successful bespoke home design. Determined to prove the latter true, Siemasko + Verbridge accompanied the potential client as they scoured the undulating Telluride landscape in search of the perfect house site. The selected site’s harmonious balance of untouched meadow rising up to meet the edge of an aspen grove and the opposing 180 degree view of Wilson’s Range spoke to everyone. A plateau just beyond a fork in the meadow provided a natural flatland, requiring little excavation and yet the right amount of upland slope to capture the views. The intrinsic character of the site was only enriched by an elk trail and snake-rail fence. Establishing the expanse of Wilson’s range would be best served by rejecting the notion of selected views, the central sweeping curve of the roof inverts a small saddle in the range with which it is perfectly aligned. The soaring wave of custom windows and the open floor plan make the relatively modest house feel sizable despite its footprint of just under 2,000 square feet. Officially a two bedroom home, the bunk room and loft allow the home to comfortably sleep ten, encouraging large gatherings of family and friends. The home is completely off the grid in response to the unique and fragile qualities of the landscape. The Contemporary Custom Wine Room was fitted into an existing fireplace space, turning the visually unappealing sore thumb of the room into a magnificent show stopping centerpiece. This modern luxury condo on the 31st floor in a downtown San Diego high-rise acted as a very interesting project for the custom wine cellar design team at Vintage Cellars. The modern wine room space has dual paned, insulated glass but because of the nature of glass itself, the cooling unit was recommended to be oversized. The custom wine room space itself didn't have great options for venting the cooling unit due to the location on the 31st floor. The best option to vent was determined to treat the wine room as a wine cabinet, per se. The Cooling Unit, a CellarPro 1800 XTS, was placed in the ceiling, venting down cool air and circulating vented air back upward. The result works perfectly for a uniquely modern and contemporary space such as this. This fully enclosed, glass front custom wine cellar boasts a 300 bottle capacity with a sleek, modern, label forward feel that ULTRA Wine Peg racking is known for. The center section is a double stacked full reveal display row, showcasing some of the homeowner's finer wines. Though no particular space was made within the wine racking area, the design of this modern custom wine cellar was pushed back a couple of feet so that wine case storage could be an option between the glass front and the custom racking. Additionally, the clean feel goes even further upon looking for the entrance into this wine cellar. The flat panel on the furthest left side opens slowly and almost magically when pushed in slightly. Inspiration for a mid-sized scandinavian formal and open concept light wood floor and beige floor living room remodel in Miami with white walls, no fireplace and no tv

Location: Cohasset, MA, USA When my clients purchased this historic house, they saw that this garden held great potential, even though the property had been somewhat neglected. They wanted the new landscape to evoke the feeling of an Olde Maine house that time had forgotten. Sitting on the front veranda in the shade of the treasured Horse Chestnut and Maple trees that flank each side of the house, we explored the possibilities together. The front yard sloped a bit too much for comfort, so we determined that building a stone wall in the middle would create a terrace, making both parts of the lawn more usable. Visions of parties and children's weddings came to mind. We put a set of elegant arching steps in the middle, leading down to the sunken garden. Large, mature Rhododendrons were planted at the base of the Horse Chestnut and Maple trees just off the front veranda. Boxwoods undulate beneath the trees with Vinca as a ground cover. Ticonderoga stone was used for the walls and steps, which was the closest match to the existing stone foundation. The exquisite masonry by Doug Brooks Masonry makes this staircase as elegant as a tiered wedding cake.

A massive expanse of folding nana-wall doors creates open-concept flow to the covered and heated patio, for year-round enjoyment.
