Our client purchased what had been a custom home built in 1973 on a high bank waterfront lot. They did their due diligence with respect to the septic system, well and the existing underground fuel tank but little did they know, they had purchased a house that would fit into the Three Little Pigs Story book. The original idea was to do a thorough cosmetic remodel to bring the home up to date using all high durability/low maintenance materials and provide the homeowners with a flexible floor plan that would allow them to live in the home for as long as they chose to, not how long the home would allow them to stay safely. However, there was one structure element that had to change, the staircase. The staircase blocked the beautiful water/mountain few from the kitchen and part of the dining room. It also bisected the second-floor master suite creating a maze of small dysfunctional rooms with a very narrow (and unsafe) top stair landing. In the process of redesigning the stairs and reviewing replacement options for the 1972 custom milled one inch thick cupped and cracked cedar siding, it was discovered that the house had no seismic support and that the dining/family room/hot tub room and been a poorly constructed addition and required significant structural reinforcement. It should be noted that it is not uncommon for this home to be subjected to 60-100 mile an hour winds and that the geographic area is in a known earthquake zone. Once the structural engineering was complete, the redesign of the home became an open pallet. The homeowners top requests included: no additional square footage, accessibility, high durability/low maintenance materials, high performance mechanicals and appliances, water and energy efficient fixtures and equipment and improved lighting incorporated into: two master suites (one upstairs and one downstairs), a healthy kitchen (appliances that preserve fresh food nutrients and materials that minimize bacterial growth), accessible bathing and toileting, functionally designed closets and storage, a multi-purpose laundry room, an exercise room, a functionally designed home office, a catio (second floor balcony on the front of the home), with an exterior that was not just code compliant but beautiful and easy to maintain. All of this was achieved and more. The finished project speaks for itself.

As with many residents of the Armitage neighborhood in South Minneapolis, the owners of this 1940-built Tudor home love where they live. So much so, they were willing to commit to a large, whole-house remodel in order to stay put. Castle worked diligently with these homeowners to help them realize their ultimate goals for their home. By redesigning the first-floor layout, Castle was able to create a much more open space. Walls previously separating the kitchen and dining room were removed and replaced with more countertop space in the form of a seated peninsula. The kitchen was also updated with new granite countertops, more backsplash tile to match the existing, and partial new cabinetry by The Woodshop of Avon to match existing. New hardwood flooring was installed in the kitchen to match the existing dining room. The size of the dining room was then almost doubled by removing an adjacent first-floor bedroom. A new sunroom was added in the back which opened the space even further. Dixie Caress carpet in the color “Wisteria” was chosen for the sunroom and throughout the 2nd floor. The 2nd floor was given a total makeover with a large dormer addition and a master bedroom suite above the new sunroom. Corbels decorate the exterior while giving support to the overhanging floor of the master bedroom. Now with three bedrooms and two bathrooms upstairs, there’s room for everyone, and a wonderful great room on the main floor to go with it. Angel Bouchelle of Reico Kitchen and Bath in Annapolis, MD designed a transitional-inspired kitchen featuring Merillat Classic Cabinetry. The base cabinets are the Ralston full overlay door style in Maple with a Boardwalk finish. The wall and pantry cabinets, also Ralston, have a Chiffon finish. The kitchen also features Cambria Everleigh countertops. The client expressed their satisfaction, saying, "I love the design that Angel and Reico implemented! We now have so much light and better use of space. The additional storage makes it much more functional and organized than our old kitchen. I particularly love my special vinegar cabinet which is home to my collection!” Angel noted, "The hardest part of this project was taking standard cabinetry and customizing it to meet the client's needs. We wanted to ensure that the additional storage space maintained an uninterrupted flow throughout the kitchen. After a decade of being bi-coastal, my clients decided to retire from the east coast to the west. But the task of packing up a whole lifetime in a home was quite daunting so they hired me to comb through their furniture and accessories to see what could fit, what should be left behind, and what should make the move. The job proved difficult since my clients have a wealth of absolutely gorgeous objects and furnishings collected from trips to exotic, far-flung locales like Nepal, or inherited from relatives in England. It was tough to pare down, but after hours of diligent measuring, I mapped out what would migrate west and where it would be placed once here, and I filled in some blank spaces with new pieces. They bought their recent Craftsman-style home from the contractor who had designed and built it for his family. The only architectural work we did was to transform the den at the rear of the house into a television/garden room. My clients did not want the television to be on display, and sticking a TV in an armoire just doesn’t cut it anymore. I recommended installing a hidden, mirror TV with accompanying invisible in-wall speakers. To do this, we removed an unnecessary small door in the corner of the room to free up the entire wall. Now, at the touch of a remote, what looks like a beautiful wall mirror mounted over a Japanese tansu console comes to life, and sound magically floats out from the wall around it! We also replaced a bank of windows with French doors to allow easy access to the garden. While the house is extremely well made, the interiors were bland. The warm woodwork was lost in a sea of beige, so I chose a deep aqua color palette for the front rooms of the house which makes the woodwork sing. And we discovered a wonderful art niche over the fireplace that the previous owners had covered with a framed print. The renovation project at Hollywood Avenue in North York took a total of five months from start to finish. Astaneh Construction was hired to undertake the project, which involved a complete transformation of the house. The scope of work included creating an open concept living area, renovating the kitchen and bathrooms, painting the entire house, upgrading the flooring and trim work. The project began with a thorough assessment of the existing space and a detailed plan was developed to ensure that the final outcome would meet the client's expectations. This project was such an amazing transformation and was exquisitely executed by our Bennett Team. Our dynamic father and son team worked diligently to customize the mullion detail on the cabinets allowing their craftsmanship to shine and elevate the kitchen’s appearance. The renovations didn’t stop there! Our clients also wanted to give their main bathroom a small facelift. Our crew stepped in and replaced the cabinet and top, mirror and light fixture. The client's original wooden deck, along with its aging patio cover, had deteriorated and was in need of replacement. The client's objective was to have a low-maintenance deck without a cover while retaining the existing railing. To begin, we carefully dismantled the old deck and patio cover, clearing the way for the upcoming construction. Following this, we proceeded to install sturdy cement footings to establish a reliable base for the new deck. The framework for the deck was meticulously crafted using robust 4x6 pressure-treated lumber, ensuring durability and stability. Subsequently, we laid down 2x6 joists on top of this framework, providing essential support for the upcoming decking material. To safeguard against moisture and enhance the longevity of the deck, we meticulously applied rubber flashing atop the joists. This protective layer serves to prevent water damage and reinforce the structural integrity of the deck. For the decking itself, we selected and expertly installed Trex, a top-quality composite decking material known for its low maintenance and long-lasting performance. Additionally, the existing railing was carefully refurbished and reinstalled, seamlessly integrating it with the new deck. Finally, we completed the project by installing the fascia, which not only enhances the aesthetic appeal of the deck but also conceals the ends of the deck boards and joists, contributing to a polished and finished look. Throughout the entire process, we diligently adhered to local building codes and regulations, ensuring that the final result met the client's desires while delivering a high standard of construction and craftsmanship.
