Photos © Anice HoachlanderOur client was drawn to the property in Wesley Heights as it was in an established neighborhood of stately homes, on a quiet street with views of park. They wanted a traditional home for their young family with great entertaining spaces that took full advantage of the site. The site was the challenge. The natural grade of the site was far from traditional. The natural grade at the rear of the property was about thirty feet above the street level. Large mature trees provided shade and needed to be preserved. The solution was sectional. The first floor level was elevated from the street by 12 feet, with French doors facing the park. We created a courtyard at the first floor level that provide an outdoor entertaining space, with French doors that open the home to the courtyard.. By elevating the first floor level, we were able to allow on-grade parking and a private direct entrance to the lower level pub "Mulligans". An arched passage affords access to the courtyard from a shared driveway with the neighboring homes, while the stone fountain provides a focus. A sweeping stone stair anchors one of the existing mature trees that was preserved and leads to the elevated rear garden. The second floor master suite opens to a sitting porch at the level of the upper garden, providing the third level of outdoor space that can be used for the children to play. The home's traditional language is in context with its neighbors, while the design allows each of the three primary levels of the home to relate directly to the outside. This unique city-home is designed with a center entry, flanked by formal living and dining rooms on either side. An expansive gourmet kitchen / great room spans the rear of the main floor, opening onto a terraced outdoor space comprised of more than 700SF. The home also boasts an open, four-story staircase flooded with natural, southern light, as well as a lower level family room, four bedrooms (including two en-suite) on the second floor, and an additional two bedrooms and study on the third floor. A spacious, 500SF roof deck is accessible from the top of the staircase, providing additional outdoor space for play and entertainment. Due to the location and shape of the site, there is a 2-car, heated garage under the house, providing direct entry from the garage into the lower level mudroom. Two additional off-street parking spots are also provided in the covered driveway leading to the garage. Designed with family living in mind, the home has also been designed for entertaining and to embrace life's creature comforts. Pre-wired with HD Video, Audio and comprehensive low-voltage services, the home is able to accommodate and distribute any low voltage services requested by the homeowner. Photos by Francis and Francis Photography The Anderson Residence is ‘practically’ a new home in one of Las Vegas midcentury modern neighborhoods McNeil. The house is the current home of Ian Anderson the local Herman Miller dealer and Shanna Anderson of Leeland furniture family. When Ian first introduced CSPA studio to the project it was burned down house. Turns out that the house is a 1960 midcentury modern sister of two homes that was destroyed by arson in a dispute between landlord and tenant. Once inside the burned walls it was quite clear what a wonderful house it once was. Great care was taken to try and restore the house to a similar splendor. The reality is the remodel didn’t involve much of the original house, by the time the fire damage was remediated there wasn’t much left. The renovation includes an additional 1000 SF of office, guest bedroom, laundry, mudroom, guest toilet outdoor shower and a garage. The roof line was raised in order to accommodate a forced air mechanical system, but care was taken to keep the lines long and low (appearing) to match the midcentury modern style. The House is an H-shape. Typically houses of this time period would have small rooms with long narrow hallways. However in this case with the walls burned out one can see from one side of the house to other creating a huge feeling space. It was decided to totally open the East side of the house and make the kitchen which gently spills into the living room and wood burning fireplace the public side. New windows and a huge 16’ sliding door were added all the way around the courtyard so that one can see out and across into the private side. On the west side of the house the long thin hallway is opened up by the windows to the courtyard and the long wall offers an opportunity for a gallery style art display. The long hallway opens to two bedrooms, shared bathroom and master bedroom. The end of the hallway opens to a casual living room and the swimming pool area. The house has no formal dining room but a 15’ custom crafted table by Ian’s sculptor father that is an extension of the kitchen island. The H-shape creates two covered areas, one is the front entry courtyard, fenced in by a Brazilian walnut enclosure and crowned by a steel art installation by Ian’s father. The rear covered courtyard is a breezy spot for chilling out on a hot desert day. The pool was re-finished and a shallow soaking deck added. A new barbeque and covered patio added. Some of the large plant material was salvaged and nursed back to health and a complete new desert landscape was re-installed to bring the exterior to life.

When we drove out to Mukilteo for our initial consultation, we immediately fell in love with this house. With its tall ceilings, eclectic mix of wood, glass and steel, and gorgeous view of the Puget Sound, we quickly nicknamed this project "The Mukilteo Gem". Our client, a cook and baker, did not like her existing kitchen. The main points of issue were short runs of available counter tops, lack of storage and shortage of light. So, we were called in to implement some big, bold ideas into a small footprint kitchen with big potential. We completely changed the layout of the room by creating a tall, built-in storage wall and a continuous u-shape counter top. Early in the project, we took inventory of every item our clients wanted to store in the kitchen and ensured that every spoon, gadget, or bowl would have a dedicated "home" in their new kitchen. The finishes were meticulously selected to ensure continuity throughout the house. We also played with the color scheme to achieve a bold yet natural feel.This kitchen is a prime example of how color can be used to both make a statement and project peace and balance simultaneously. While busy at work on our client's kitchen improvement, we also updated the entry and gave the homeowner a modern laundry room with triple the storage space they originally had. End result: ecstatic clients and a very happy design team. That's what we call a big success! John Granen.
